megacontrol: Hmmm...have you sighted the structural design of the suspended slab to come to this conclusion @ bolded? For all you know, the first floor slab design may have beams in place to support those new partitions. Afterall, there's nothing that says the layout of the floors has to be typical.
While the general layout may not be the most optimal, the changes desired are not a big deal at all and easily achievable with minor tweaks provided the original structural design was robust in the first place, if done at all.
@ Pompoms I only said it will pose a challenge if not well handled. Not contesting your statement. |

Pompoms: Thank you for your responses. The building is a duplex and I'd to post the plan here so I can be advised accordingly. The foundation and flooring has been done but now I want to modify it to:
* Include a gym with big windows , * Move the Maid's room "inside". * Eliminate the guest room downstairs. * Maintain 3 bedrooms upstairs. * Reposition the study and laundry room, if need be. * Master bedroom to access the balcony. * Modern staircase. With looooots of natural light. (I hope I'm not asking for too much). Please, see attached photos. Many thanks. . Madam, to the best of my knowledge, this design here is faulty and should be remedied. It lacks privacy and direction of flow of activities. The living room is more of a circulation lobby than a living room. Design of this nature doesn't require an emergency stairs, even if you insist on having one, it shouldn't be a spiral stairs. The position of the emergency stairs is entirely off. Laundry not well positioned. Main staircase not well positioned. On the first floor new walls were imposed on the suspended floor covering the living room, this will pose serious structural failure if not well handled. Let the Architect work on the Functional flow and relationship of this spaces please. Please involve an Architect and a structural engineer to resolve all these before you continue with this project. God bless you. |

DUNKA: Goodday all please what is the average percentage of the builder/ contractor supervision fees?
Also is the total cost obtained from the BOQ or what is the basis of the supervision fees?
Thanks for your enlightenment? Here in Nigeria, every fee is based on negotiations. Scale of fees for professionals don't even work here. |

bixton: It may or may not. I can see your view of what a PM is on your other comments..... If it has to do with construction engineering a PM is foremost one who is experienced, knowlegable, technically or otherwise and versatile in the fields of architecture,civil/structural engineering, mechanical engineering, electrical engineering, building technology, land surveying, quantity surveying, land scaping, interior designing,etc,etc...........and not just only limited to that aspect of the view you hold.
That is why he is made the consultant on the project. Some people use the word prime consultant.
So be it your project is #1M or #1B.........you can get the services of a PM as consultant without putting holes in your pocket. It all depends on how you go about it. . Here you have placed a PM to be a subject matter expert. It may interest you to know you can have a doctor as a PM in a building construction project. |

chemgee: These tiles at my uncle's place are almost 10 years old. The white lines in-between them ain't cool with us the younger Gens, but him & older Gens no send. He said we can do what we want tho.
So experienced gentle men, can anything be done to make those white lines become black? (Replacing the tiles ain't an option)
Thanks probably white cement was used for the tile grouting. Just get your Portland cement, mix with small quantity of water stirr until it forms a paste, then repeat the grouting, allow it to dry then clean the tiles. |

n3xt: Smiles.
Thanks bro for sharing.
There are five conflict management/resolution strategies
1. Avoiding (no winner/no loser) 2. Accommodating (lose/win) 3. Compromising (win some/lose some) 4. Competing (win/lose) 5. Collaborating (win/win)
I found out a lot of homeowners on nairaland are always playing to win all the time. Issues will arise, the best way forward is to collaborate to solve the problem.
_______
Case Study Price of materials went up during my ongoing build, we never went back for variation nor stopped the project. We worked together (collaborate) to find a common ground where everyone wins.
The process of working through differences will lead to creative solutions that will satisfy both parties' concerns.
But to some, na fight to finish You sound like a project manager, are you? |
