ground floor
My Observations.
1. The building setback isn't enough. You need space for site utilities like septic tank/soak away, parking, Tank stand.
2. The store attached to the kitchen isn't functional, do away with it.
3. Reduce the width of the kitchen from 3m to 2.4m, add the remainder to the dining so you can have a bigger dining of 2.4m width.
4. The master toilet on the first floor is a waste of space, it is too big.
5. The Lounge on the first floor isn't functional, the flow is poor. I wish you redesign the entire first floor since every other space there revolves around the lounge. Ventilation, furniture arrangement will be a challenge in the lounge.

Rough render for kitchen and toilet walls.
Soffit of suspended slab for kitchen, toilets and rooms on the ground floor to be rendered.
No soffit render for lobby, Anteroom, porch,dining etc. As Pop ceiling will be used there
#450- 500k will be enough for the labour.
Concrete Fascia inclusive.

Your building has a perimeter of 69metres, that's an average of 17.25metres on each side which isn't a small one.
Even if the build is a bungalow, 25k can't render your fascia.

The borderline bounding the ground floorplan, is that the property line (Site)?
Please tell your Architect to relate the ground floor plan to the actual survey plan, I mean coming up with a site plan.
Then he should clearly show the staircase with the arrow showing the direction of movement.

When that is done, repost the site plan and the floor plans, then you will get a better review of that design than what you actually have now.

You have written a lot but I think something is still missing and that is "how does a prospective building owner recognise a qualified or licensed Architect".
I feel you have not actually done justice to the question posed.
Most clients do not even know who a qualified or a licensed Architect is.
If one parades himself or herself to be qualified, how do I verify?
If one claims to be a chartered Architect, how do I verify.
NB being qualified and licensed or Chartered are two different thing entirely.

Please I find the sitting of the 1bedroom apartment too big, I intend to run a new wall as depicted by the red line to expand the sitting room of the 2bedroom.

This extension is 600mm My question is, is this safe as per long term basis to run this new wall on the German Floor(3inches thick)?

My foundation was done based on the drawing. Pls note, this is a bungalow with no parapet, just flat roof

The issue with the lounge of the 2bedroom flat is not of space allocation but function.
The one for the 1bedroom is more functional than the other.
Even if you shift the wall further it has no impact on the function I suggest you mirror the visitors toilet and the entrance door to the right side so you can have a better function as regards to circulation and furniture arrangement within that space.

So sorry about this failure.
I think the issue here is:
1.Since there are no vertical support for the concrete fascia, Beams should have been introduced in the internal walls to anchor the fascia.
2. Since the builder opted for 6inches blocks he would have used the 6inches solid blocks even thou this isn't the cause.
3. Chained lintel is important for bungalows without columns.

The bungalow here is a 6bedroom, done without columns except for the fancy ones at the approach.

I made a quote for a slab spanning 12.5m*25.05m for a 3deck building, arrived at approximately #4.8m for material and labour.

I have a little questions for you about the design. At what point are you going to drop the ceiling hangers and noggins?

Am looking at the psychological impact of the volume on users especially in smaller spaces like lobbies, convenience and maybe bedrooms. One may feel like a prisoner in those spaces.
Am just thinking maybe you and the client have some other ideas.

To be candid, the variation in level isn't so much an issue, it easily can be corrected.
The vibration of the slab is the major problem which ordinarily could have been tackled by intersecting 2 drop down beams at areas with large spans. Unfortunately it may not have been indicated in the design.
The staircase in question doesn't look good too, I don't think the stair waist is sufficient enough to support it. If possible support with a column at the midpoint.

Hello House,

Please I'm having issues with one side of my fence, it has collapsed thrice in four years.
Before I engage another bricklayer, I need ideas on what could be wrong.
What could be the root cause?

Meanwhile, on all the times the collapse occurred, it was during heavy downpour.
My suspicions are:-
1) Quality of blocks used
2) Method of reinforcement (pillar)
3) Foundation not deep enough or casting not well grounded
4) Topography and soil type

What's the best method of installing iron rods for pillar, is it best to nail the rods till they touch hard ground or bend the ends of the rods so they stand on hard ground or on cast?

Please I want to learn, help me save money and avoid continued wastage.

Note: The fence is on the 120 length of the plot and its about 11 coaches from ground level.
Do a retaining wall for the foundation, then complete the fencing with block work.
Oga N3xt did something like that in one of his recent job.

Thanks for always helping out. I need your help again. My tiler gave me an estimate and suggested that I should use 60×60 Spain, Italian or CDK for the ante room, sitting room, and dining room. Then use Good wlll for other places in the house.

After making my findings I got to know that spain, Italian, and CDK are between 9k and 10k. This is expensive for me. Please, can you suggest the best Nigerian product with almost the same quality as those imported tiles that I can use and get at an affordable price?

Goodwill has good 60*60 tiles that you can use. You can as well ask for Royal tiles.

You haven't been overcharged. Currently the ARCON standard scale of fees puts the charges for the design & production of working drawings at 7.5% of the estimated building cost (this doesn't include supervision).
Which Arcon? Which scale of fees are you talking about? It has never been effective in this country even for public projects.

I really can’t say as this depends largely on many factors but I’d set aside 800k - N1m as labour charge for it.

I pay my guys something within that range.

i agree my brother, architecture has indeed been thrown to the dogs because it wasn't no sane person will even dare post that an architect agreed to do a design, structure and MEP drawings for 25k online, such a person will consider such job a help and will keep quiet about it, thats the reason i changed my mind, that one he already got is his money worth, if he wants the structural et all he should pay for it or look somewhere else.

I have the drawings yes but I worked it out so he must pay before he gets it just like how he did for the architectural.
Competency isn't enough in getting commission, lack of soft skills will tend to scare potential clients away from you.

See as una just dey bargain the cost of Architectural design like say na pepper and maggi dem de sell.

Some individuals actually love big volumes, once you enter into a space with big volumes it gives a calming effect. However the implication you will have with it is in your staircase, if you do not have a stair hall that can accommodate the required number of risers(150mm), you may end up having higher risers like 175mm which isn't good at all.
So check your stair hall before you decide on adding more volume.

Roll of binding wire 20kg N12,000

Nigeria is getting better grin
Exorbitant prices with significant reduction in sizes of rebar and probably quality.
12mm now almost 10mm, same applies to all.
