Hello NL Landlords, In the face of the prevalence of defaults by tenants on rent payment and the loopholes in the Lagos State tenancy laws, which inadvertently has put the Landlord at the receiving end of recalcitrant tenants, it becomes instructive to hand over property management to the experts, who are better placed to deal with tenants. You will agree with me that because of the trust issues arising from our 'culture', it is also instructive that Landlord deals with reliable Property Management companies. Otherwise, it could amount to jumping from frying pan to fire (if you understand what I mean). So, I just want to ask Landlords who have used Management companies to comment and share their experiences. I am aware that there are few renown companies like Diya Fatiemilehim and Co, Jide Taiwo and Co, etc. I just want to have the views of Landlords, so that we can share our thoughts. For me, I have not used any of them. In fact I have been my own manager, but reading about the experiences of one Landlord sometime last week, (https://www.nairaland.com/5620441/how-eject-these-stubborn-tenants), I have made up my mind to let a reputable firm takeover management. Reason, some of the tenants we have now are not only wicked, but can hide under the loopholes in our laws to commit frauds and not pay their rents. Please, if you mention any mgt company, let us know their strengths and weaknesses. I have heard that some will collect rent from temnants and take ages to remit to Landlord. What are the controls to avoid such? @ Lalasticala, kindly help push this for good debate to help a brother. |
KunleyY19:Go to court ... right now, the issue at hand is the arabic inscriptions on the Naira, Nigeria Army etc. They are alien to Nigerian constitution. |
Area4Area:Abiooo! If every household owes N142km how will the corporation give you electricity? Nigerians like to kill their own institutions, but when they travel abroad, they want to be like responsible people while calling their country "shithole"! |
Iran foolishness has led to death of 232 innocent people. 56 died as a result of irresponsible chanting and subsequent stampede while 176 were killed by senselessness! Funny enough, most of the deaths are Iranians, even the Canadians listed are mostly those with dual citizenship, most of them professionals, Phd students, etc. returning to Canada after spending holidays in Iran. It was reported that 138 of the passengers were connecting to Canada from Kyiv. Yet, NOT one American was hurt!!! |
VivaDeAngelo:Your head dey there. With the way Wike and Jonathan and former first lady backed him, I suspect fowl play. |
The first republic crashed because of political frauds, thuggery and quest to win at all cost. As history have it, "As premier of the West, Akintola presided over the most chaotic era in Western Region—one which earned it the nickname "the Wild-Wild West". However, as late as Thursday, January 13, 1966, Balewa had announced that the federal government was not going to intervene in the West. However, the very next day, Akintola, premier of the West met with his ally Ahmadu Bello, the Sardauna of Sokoto, premier of the North and party boss of NPC party to which Balewa belonged. At the same time a top-level security conference in Lagos was taking place which was attended by most of the country's senior army officers. All of this activity created rumors that the Balewa government would be forced to crack down on lawlessness in the West using military might ... The political unrest during the mid-1960s culminated into Nigeria's first military coup d'état. On 15 January 1966, Major Chukwuma Kaduna Nzeogwu and his fellow rebel soldiers (most of who were of southern extraction) and were led by Major Emmanuel Ifeajuna of the Nigerian Army, executed a bloody takeover of all institutions of government" There goes the brief story that ended the First republic. Political violence and fraudulent elections orchestrated by electoral umpire, sanctioned by the judiciary and supported by the central government at the time against the wishes of the populace created the foundation for military intervention. The second republic was not different. "In the widely monitored 1979 election, Alhaji Shehu Shagari was elected on the NPN platform. On October 1, 1979, Shehu Shagari was sworn in as the first President and Commander-in-Chief of the Federal Republic of Nigeria. The military carefully planned the return to civil rule putting in place measures to ensure that political parties have broader support than witnessed during the first republic. But there was also uncertainties, like the first republic, political leaders may be unable to govern properly bringing another batch of new military rulers". The 1983 elections under the then Federal Electoral Commission (FEDECO) mid-wifed an election where the ruling party, NPN was won on a "moon-slide" victory, even when the economic and popular views do not support the results. NPN became so powerful that even the judiciary was a puppet to the government. The "cabal" led by Mallam Umaru Dikko was so powerful that they could do and undo and nothing can happen. In the Parliamentary elections held in Nigeria in August 1983, the result was a victory for the ruling National Party of Nigeria, which won 60 of the 96 Senate seats and 306 of the 450 House seats. This meant the ruling NPN has overshadowed the rest parties. Infact, the opposition got just 36 seats in the Senate. unfortunately, this did not reflect the feeling of the populace. Thus, on December 31, 1983 when the military led by Major General Buhari (now President) took power, there was widespread jubilation at the demise of the corrupt and fascist government led by Shehu Shagari. Though, not a supporter of military incursion into politics, but a situation where rigging of elections leaves noone with other options, with the judiciary being gagged, what would you expect? Fastforward to 2019. The third republic appears to have improved on the failures of the First and Second republics. If for nothing, we have witnessed about 20 years of democracy. However, recent events tilts towards our leaning on the same walls that the First and Second republics leaned. the wall that collapsed and ended those two attempts. Is history going to repeat itself Though question but not impossible. I tell you why I think that we are walking on a precipice as far as democratic experiments are concerned. In recent elections, the essence of true democracy have been utterly defeated. From Osun election where electorates were coerced into submission and inconclusiveness to thuggery and court decisions, to Kano, where political exercise was turn to war through the presidential elections and most recently, Bayelsa and Kogi exercise, one is no longer in doubt that our democratic experiment is fast racing to a crash. I am no prophet and I am not a stakeholder ... not a political office holder, not in anyway a beneficiary of government, not related to anyone holding or having held political office ... so my concern is just for our image as a nation I call mine. Our politicians do not learn. I look around other smaller nations like Ghana, Ethiopia, Malawi, South Africa, Tanzania, One hardly read that people were killed by political thugs in elections. Except the Kenya incidents of about 10 years ago and the Rwanda experience, but in state elections in Nigeria, 16 people lost their lives. This same thing happened during the presidential elections. In Rivers State, the place was a war zone. Same was Bayelsa and Kogi. Now the perpetrators of these evils are NEVER brought to book. No arrests are made, where there are arrests, the cases are settled behind the door or amnesty are procured for the killers and sentences are changed and such killers are back into the society to be used for next elections while families of the deceased families suffer. I hear the INEC is paying the family of a Corp member killed in last election N1.9m, what a shame of a nation? In other clime, his family will sue INEC for millions of dollars and will be paid. What is the way forward? The NASS need to rise to the occasion. If not, they might join the labour market soon. I am not a prophet. I never heard from God, but the handwriting is clearly on the wall. This democratic charade is not sustainable. It is a ship headed for the rocks and it appears noone is out to steer it off this course. The judiciary is now gagged, so is the Senate. However, if these people want to keep their jobs, it is time to act. My simple suggestion is that NASS should dust the Electoral Reform Bill which President refused to sign and pass it back to him. We need better and more transparent elections in Nigeria. An election where the ballot box in just an evidence of votes cast while electronic transmission of results from polling units becomes the norm rather exception. We need a process that would make an under-performing incumbent to not coerce the electoral umpire to announce results that are fake. We need a system that is self-controlled and regulated. Not a system of results padding and voter intimidation. We need a system that does not give room for voter inducement. A system that will make moneybags and godfathers irrelevant in our politics. People may argue that we are not ripe for such. How? We see the latest cars in the world on our very bad roads, we get the next generation gadgets in our homes with poor and terrible electricity; any new developments in electronic and telephony is in our backyards, but things that make for better elections are the things we are not 'ripe for'. This is pure hypocrisy!! |

Hylggg:... Or are you the scammer ![]() Every ten years, people are swindled into parting with their hard earned money in form of one fantastic investment or the other. Just when everything seem great, one recession, bubble or whatever sets in and boooom ... every penny is lost. Let me chronicle them here for the benefit of would be "investors" ready to lose their money: 1. The great Depression started in 1929 and lasted until the late 1930s The Great Depression started in the United States after a major fall in stock prices that began around September 4, 1929. The people who were hoodwinked into a thriving stockmarket had their fingers burnt. 2. The Recession of 1949 was a downturn in the United States lasting for 11 months. According to the National Bureau of Economic Research, the recession began in November 1948 and lasted until October 1949. 3. The Eisenhower Recession: (August 1957 - April 1958) Reasons and Causes: The government tightened monetary policy to years prior to the recession to curb inflation, but prices continued to rise in the U.S. through 1959. The sharp world-wide recession and the strong U.S. dollar contributed to a foreign trade deficit. 4. The Nixon Recession: (December 1969 - November 1970) Reasons and Causes: Increasing inflation caused the government to employ a very restrictive monetary policy 5. The Asian financial crisis was a period of financial crisis that gripped much of East Asia and Southeast Asia beginning in July 1997 and raised fears of a worldwide economic meltdown due to financial contagion. The cause of the debacle are many and disputed. Thailand's economy developed into an economic bubble fueled by hot money. This affected the Asian Tiger, Japan, US and of course the whole world. 6. The Great Recession stemmed from the collapse of the United States real estate market in relation to the financial crisis of 2007–2008 and the subprime mortgage crisis. many are still in debt in US and housing market have not recovered. 7. Global recession a serious danger in 2019-2020, says UN. ... In a flagship report, the UN's trade and development body, Unctad, said 2019 will endure the weakest expansion in a decade and there was a risk of the slowdown turning into outright contraction next year. In my opinion, the first culprit will be cryptos. Sir, on your Bitcoin, an estimated $400 billion has been wiped off the value of major cryptocurrencies. To me and going by the trend above (since 1930s every 10 years viz 19...8, 19...9, 20...8, 20...9 experience cyclical swing) investors on Bitcoins should be wary this time. When the smart guys start showing investment opportunities, know they are looking for the sucker. A word is enough ...! |
Usually tough for independent candidates. A platform still holds the ACES - Liberal or Conservative or NDP. Any independent in my riding is just not find it easy to win. |
Not too far from the RAM truck logo. Hope this will pass trademark test.

The Supreme Court MUST follow the tradition of appointing ONLY senior justices to adjudicate on the Presidential Election appeal. Failure to that means there is an ulterior motive and miscarriage of justice. On that CUPP is absolutely right. Nothing can justify selective approach to this case. As it has been the tradition, let it be followed. Again justices of Supreme Court have a moral duty to either write their names in the golden plaques or rubbish their hard earned career on the mud of the moment. Like the saying goes... a good name is better than riches. To the esteemed justices of the Supreme Court, these sayings by William Shakespeare should resonate: "Art thou afeard To be the same in thine own act and valour As thou art in desire? Wouldst thou have that which thou esteem'st the ornament of life, And live a coward in thine own esteem, Letting 'I dare not' wait upon 'I would,' Like the poor cat i' the adage? |

I support Okorocha on this. Just scrap HOR. Each state is represented by 3 senators and that should be enough. Just ask yourself why do we not have community representative at State level? That is same thing as having over 1000 (360 members and about twice number of aides, personal assistants, etc) idle minds just arguing nonsense and sharing money in the name of Representatives. Alternatively, lets revert to Parliamentary System. It would funny to see Buhari arguing a bill at Parliament. LegendHero:On my own submission, we do not need the HOR. They are not representing any LG. How many times have your HOR member mentioned your LGA at the floor of the house? In any case, they represent average of 2 LGs and the cost associated with this "white elephant" is HUGE. Just imaging, you eliminate HOR, you will also eliminate the cost of their political aides, personal assistants, housing allowances, vehicle cost, running expenses, etc. Then you release 1000 or so workforce into the labour market. they should go and work and not wait for 4 years to come and be shooting innocent people. "The published documents show Nigerian senators will earn $55,000 a year in salary, while house of representatives members will earn $42,000—but that’s not the real story. For lawmakers, the big bucks come in form of the generous allowances. Put together, each lawmaker will cost taxpayers $540,000 to maintain in 2017." https://qz.com/africa/983331/a-dogged-transparency-campaign-reveals-why-it-pays-to-be-a-lawmaker-in-nigeria/ Impliedly, it costs Nigeria N70Billion a year to keep the HOR. We cannot continue to afford this monumental WASTE. This excludes the cost of property maintenance, personnel, etc. |

Hmann:Focus on your job ... you were satisfied with the N300K. If you go and ask for increase while still under probation, you are sure rolling into the book of "unreliable" new hires. Post probation, you can discuss this with your immediate boss to see if it can be harmonised. |
Obaseki should look my side as Economic adviser. We need to make Edo state lively again. The time to up developmental stride is now, not serving some god-fathers and political prostitutes. |
McAausim:So he will be working 312 hours a month for N35000. No holiday, just 4 Sundays off in a month? What day will he have to attend interview for another job ... on Sundays ? Abeg bro, go help people building at any site, you will earn more than 35k in less than 3 weeks, have time for other things like attending other interview for better jobs. Our problem is that people always look for white collar jobs. Go soil your hands and make money. |
Xisnin:You have created more confusion with your explanation. The informal businesses may actially be overtaxed. Go on and check the rate of businees failures of these informal businesses. Most of them rent shop and pay 2 years advanced rent. Pay levies etc. By 3rd year are unable to sustain the business because while they are loss making government still tax them. The formal businesses on the other hand that produce accounts report losses and are not made to pay tsxes as you pay taxes on profits only. Your analogy is therefore faulty. Simply, the governor guffed if he sees only PAYE or personal income tax as the only and true basis for Taxes that Lagos receives. |
PassingShot:Fear effects ... PDP will definitely field a Northernerr in 2023. How APC will respond will determine whether it will outlive their presidential primaries. I predict that APC will die after presidential primaries. If they field a Northerner, the Southwest will "secede" from the party. If they field a Southerner, APC will lose and go into extinction like ANPP and APGA. Only hope for APC to outlive 2023 is for Buhari to go for 3rd term, which is not possible. |
Xisnin:What is difference? Are businesses the owner of themselves or you want a businessman to pay tax on business income and pay tax on income from his "salary"? Do businessmen earn other income than from businesses? |
This is a big lie. Except the governor does not know the meaning of taxes which is very pathetic. On PAYE, is the governor saying that all Federal, state government, private sector employees are less than 700,000? If that is true, then there is a problem. Secondly, taxes are not just PAYE. We pay excise duty when we buy alcohol as the brewers charge the cost to the finsl consumers. VAT is paid in almost all major malls, purchases from registered businesses, etc. Fuel is taxed, contractors pay Withholding Taxes, etc. What about multiple levies on shops, transport operators like advert taxes, tenement rates or land use charges, building permits, vehicle licences, road tolls, etc. Are they not taxes in different names? What then is the base for your huge IGR if not taxes snd levies? A governor that does not know the tax base of his state is worse than a seller who does not know his wares. Sincerely speaking , the best Lagos governor has ever had would be the worst in other poor states. With the huge IGR there is no reason to have untarred streets in Lagos, but what do you see ... "potwells" and dirty untarred streets everywhere. |
So this Awara also dey tribunal...hahahahahahahahaha!! Abeg receive sense
