The tiles on the staircase are very georgeous, but was thinking if the chosen color was right for a staircase meant for multi dwellers. Stains would easily be visible?

I don't know if it is about budget but I do know with the beautiful structures you erect from Enugu, to Ebonyi, and Port Harcourt - the interior finishing of this house is not befitting of this beautiful structure.

Thanks a lot for the feedback, please note that this is an ongoing work, not anywhere near the finish. The budget could be increased but what about returns on investment as this is a rental property. If we buy tiles, wardrobes and kitchen accessories of upper class renters and don't get the type of tenants that can take the house for as high as that, where does it leave us?

We are using tiles of N950-N1200 but you know that there are tiles of N4500 and above, if it's a private property, well yes we can emply good finishers, a lot are in contact with me in this forum. Emmadejust etc comes to mind.
Anyway, maybe I should leave the picture updates until the whole work is completed, tiles and skirting, walls with screeding, even painting and compound works before I update. grin grin

Hajj mufu was right. I believe op stated in the beginning that it's rental property. One should not expect fancy interior. We know what tenants are capable of.

I don't think @fastshipping was talking about the quality of the tiles. The problem i see with the wall tiles is the quality of the workmanship o. The tiles appear ok but the laying of the tile is not neat at all. What is that dent by the bathroom tap/shower area? Are these tiles slanting? why cant they be well alligned? i suggest you get other tilers cos the ones that did this are not doing justice to the house. We have seen other places you did and the tiling was super. angry angry

Never the less continue showing us progress of work...that is the only way we can learn and contribute where appropriate.

Never the less continue showing us progress of work...that is the only way we can learn and contribute where appropriate.

No dent whatsoever in the bathroom taps area, what we have there is unwashed cement due to ongoing work. I had to ask the tiler to come out so this picture could be taken. Anyway thanks for the comments, will work with them tomorrow.

“Luxury block of flats” is what Spyder calls it, and to which the owner is doling out tens of millions of Naira to realize. From my observation, these tiles were not well aligned, even the appearance. That being the case, the problem with Spyder is he’s averse to accepting his inadequacies. This is largely because of the praises that are overly poured on him. An act that is not even healthy for his continuous professional development. Regardless of the level of tenants, every class of job deserves to be done properly, let alone the finishing of a “luxury block of flats” for that matter. The business idea behind it notwithstanding.

There must not be any room for a group of Handy-Harrys. Whether he understands this is another matter.

Well, once a project is on the forum, it becomes a matter for public discuss regardless of the position of the owner of the project.
Mine and the other two posts were talking about poor workmanship that has got nothing to do with the various tiles and their prices- budget. Expensive tiles could equally look ugly if not properly laid.

What do you classify as "Luxury Block of Flats" in your definition? That phrase alone is subjective, what you classify as luxury may not be what I classify as luxury. You don't know the budget agreed between the Builder and the Client, it may have changed or still constant.

We are talking about tiles installation, why can't you explain to us what you see wrong with the tiles installation from the unfinished/uncompleted project pictures posted by Spyder880. And personally I don't see anything wrong with those tiles.. but may be I have low class taste. Tell us what is not done properly then I will say you have a point.

You are talking about overly praising Spyder? Why don't you open an educative thread like Spyder does, show us what you can do better than Spyder880 and let's see if we will not shower praises on you too... Do I detect a jealous tone, I hope not? Please point me to one of your thread, please, so I can shower some praises on you too . I have learnt many things as a layman from Spyder's thread than I did with your criticism.

No need for this rancor. If you have problem with people singing his praises, then you should avoid any thread opened by spyder. I didn't come here to criticize his work. I came here to see how my fellow Nigerians doing in real estate business in general. I love coming here and see what pictures spyder brings on a daily basis. It suits my soul to see things done the way he does things for peanuts. It seems ekoibile knows a lot about building but you would have been an hero here if you share little of what you know instead of showing endless bitterness. I saw the way you criticized the work the gentleman did where there were cracks in one of his buildings. You have to credit the guy for his genuineness and honesty for posting the pictures of the cracks. Who would have done that amongst us?

You need to tone it down.

I wouldn't want to see your message as that laced with cognitive bias. For the issue was about the poor workmanship on the tiles. To the extent that two other respondents have registered there displeasure before my own very observations. They're obvious.

Concerning the praise thing. I was only trying to highlight the dangers of exceptionalism. This is not to say that we shouldn’t acknowledge positive changes in people, but over-doing the praise can be dangerous. This is because if we imply that something is exceptional then that makes it the exception to what is actually normal. For example, constantly praising me for not mugging old ladies implies that mugging old ladies would be more ‘normal’ for me.

Let's not make healthy behaviour to be seen as exceptional. Good Night.

Reading his constructive solution to the water problem in the other thread is when I figured the guy to have a good experience in Building activities.. but tell us what you see wrong give us a concrete solution to fix the abnormalities.. So I do appreciate his contribution and that is what this forum is all about.. But I do not like personal bashing.

@ Oga Hajj, empiree, Fastshipping, Onuokwu, I love the way you people point out the flaws in my work. It makes me a better builder overall. The quality of work done is my responsibility, and I will look closer at their finished work later this morning.

The tiles has not been grouted, filled in or cracks closed, I was only showing the tiles combination and not praising the work quality in my earlier post in the morning. I think what makes building homes interesting is the fun of looking back at how it looked at the start and comparing with how it will look at the completion. The tiles worker had to continue after he excused me to take those pictures and left for the market, by the time I returned to site, it was around 6.55 pm and I had a lot of materials to offload, no time to look at the tiles work as night was approaching.

I came in this morning to inspect the work in this particular bathroom. The quality of work is not very good, but not totally comdemnable. As for the dent reported, there is no dent there. Cement smudges stay on freshly laid tiles till its washed out. See pictures of yesterday and a closer shot from same point this morning. No dents.

I came in this morning to inspect the work in this particular bathroom. The quality of work is not very good, but not totally comdemnable. As for the dent reported, there is no dent there. Cement smudges stay on freshly laid tiles till its washed out. See pictures of yesterday and a closer shot from same point this morning. No dents.

Oga mi, well done o. That some people like me can even comment on aspects of a building job is mostly because of the lessons i learnt here and in other construction threads in NL. Speaking for myself, the lessons have been most invaluable as can be seen from second paragraph from quote above. The additional pictures have given me, and i believe other people, especially the silent majority, fresh insights as to the process of tiling and cleaning.

Keep doing what you do best and ignore the stalkers that prefer personal attacks.

A beg make you no stop pictures of the work-in-process itself o. E dey help us learn plenty tinz and to follow the transformation! grin grin grin
