Shifting investment focus favours Nigeria’s oil-rich southern region

Away from Lagos, real estate investment focus is gradually shifting to the oil-rich southern part of Nigeria where investors say they see untapped opportunities with high investment yield.

Conventional real estate investors and new market players are in  places like Port Harcourt, Delta, and Owerri which have emerged new investment destinations for both residential and commercial developments.

A close look at the axis in recent time reveals intents by developers such as Taf Nigeria Homes Limited, developers of Golf Estate, GTRich Investment, promoters of Lekki Gardens among others to offer the Garden City of Port Harcourt uptown apartments at their respective estates.

At the commercial segment, Resilient Africa, a property development and investment company is set to deliver retail malls in Delta,  Owerri and Asaba, all aimed at offering the growing middle class new shopping experience. Simiarly, Anambra State government and African Capital Alliance will, by end of 2015, deliver the 15,000 square metre Onitsha Mall which is still under construction.

And Imo State setting the pace as Entrade (German waste to energy firm) moves to Imo

ENTRADE Energiesysteme AG has received a major order for the establishment of a state-wide energy and waste management system from Imo State, a statement said on Monday.

Under the agreement, which has been concluded with  Governor Rochas Okorocha, ENTRADE will initially set up 200 energy and recycling stations in the state capital, Owerri. This part of the planned project is to be completed by the end of 2015, followed by the optional construction of up to 2,300 further regional supply centres throughout the entire state. ENTRADE will operate these centres itself, both processing waste and then selling the electricity which is generated.

The aim is to build up a comprehensive power-supply network, based on the micro biomass generators developed by ENTRADE with an individual electrical output of 20 kW. These are to be fuelled mainly with bamboo pellets.

“This fast-growing raw material could for the most part solve our current power-supply problems”, Prof. Okee Okoro from the state’s Ministry of Energy and the Environment said.

“This pioneering project is therefore highly significant not only for our federal state but for the entire country of Nigeria.”

Hilton Worldwide, one of the leading brands in the global hospitality industry, has unveiled a new modular Hilton Garden Inn building solution for upcoming African Projects. Senior executives of the global brand announced this today where they have gathered to participate in the Africa Hotel Investment Forum (AHIF) 2014 to be officially opened tomorrow at the Sheraton Addis Ababa.

Constructed in China by CIMC Modular Building Systems, modular guest room and hallways are built entirely in manufacturing plant conditions - leading to benefits of faster development, streamlined design, efficiencies of cost as well as quality control assurance, according a statement from the Hilton Worldwide.

As an already established technology in the UK, the fast paced construction solution will further enhance the growth for the company's well established presence within the continent, according to Simon Vincent, President of Hilton Worldwide for Europe, Middle East and Africa.

According to Patrick Fitzgibbon, Hilton Worldwide senior vice president of development for Europe and Africa for, the new approach is expected to increase the company's portfolio in the continent. "We believe that by offering this fast paced solution the owners and investors will see returns more quickly whilst guests will continue the quality and services of Hilton Garden Inn," he says.

Hilton Worldwide, with 4200 brands of managed, franchised, owned and leased hotels and timeshare properties under eleven global brands, currently has 36 hotels operating across Africa, with 26 more hotels under development - nine of which are Hilton Garden Inn hotels. The company also announced the signing of agreements to open two more Hilton Garden Inn hotels in the continent: the Hilton Garden Inn Abuja Airport and the Hilton Garden Owerri, both in Nigeria.

Hilton Addis Abeba was first opened in 1969 as the first internationally branded hotel in the city. Currently fully owned by the government in Ethiopia and managed by Hilton Worldwide, Hilton Addis is one of the longest serving hotels in the continent.

I think stretch of Ikwerre/Owerri road from Mile3 to Rukpokwu is the lone exception. Mile 1 to 3 has been covered with underground drainage but from AGIP to Rukpokwu is open.

If you are talking about major roads then I can tell you that 100% of major roads in Port-Harcourt have closed underground drainage. Most States in Nigeria are constructing their new major roads with closed drainages but they don't do so in the inner streets. Only Rivers is doing it in inner streets. 90% of Port-Harcourt has open drainage BTW. Same with others.

You know I don't like open drainage but you tried to give a wrong impression that all the roads constructed in Uyo, Calabar and Asaba have closed drainages. The only Governor that constructed 100% closed drainages even in slums is Amaechi. The rest just did it along major roads and some like Akpabio and Orji constructed without drainages at all in some instances.

i think by landmass Enugwu is the biggest followed by Aba.

Onitsha is populated but the layouts and environs are very close to one another, then Asaba, Nnewi and Ekwulobia are there taking away its population, Onitsha has many towns to contend with but its populated.

Land mass is actually Aba today. Used to be Enugu in the past though. Onitsha has the highest population. Used to be Enugu in the past. Owerri used to be of same size and population with Umuahia but is today larger and more populous. However Umuahia urban LGA is more populous than Owerri municipal but not Owerri urban.

Unemadu: Enugu got it wrong with this open drains nonsense. I mean i can forgive the old constructions but not the new ones. Open drains are so old school. This is one edge Asaba, Calabar, Uyo has over Enugu
Beyond the gimmicks all those places you mentioned are 90% open drainages except Calabar North. If you visit Calabar South, your views will change. In Nigeria, critics see only the good they want to see and talk about the bad.

Radoillo: The Isu factor is (to me) one of the biggest enigmas in Igbo history.

It appears to me that Isu could have been an ethnonym for a large, ancient Igbo-speaking group that formerly occupied much of the northern section of what geographers call the Awka-Orlu uplands. A number of communities in this northern section of the uplands still bear 'Isu' in their names... Isu-Aniocha, Isuofia. I think there is also an Isulo (Isu-Ulo?) somewhere in Orumba area. Perhaps these represent surviving enclaves of a culture group that was formerly widespread in that area before the immigration of a different Igbo-speaking stock from the Anambra Basin colonized the area and pushed the Isu farther south. My hypothetical immigrants from the Anambra River Basin probably introduced the dialect strain which is now considered the 'stereotypical Anambra tongue' (with Ani/Ana for Ali/Ala and Ife for Ihe). The dialects spoken by the ancient Isu (going by evidence from the southern section of the Awka-Orlu uplands, i.e., Northern Imo State and Southern Anambra State) would have approximated what we would now consider as 'stereotypically Imo'.

In some Nnewi traditons there seems to be some remembrance of the conflict between the (hypothetical) 'Anambra-speaking' incoming groups and the Isu who seem to have preceded them in that area, and whose leaders were referred to in Nnewi traditions as Eze Isu. Even today the dialects spoken in that general area seem to be a cross between the stereotypical 'Anambra' and the stereotypical 'Imo'. According to some oral accounts, it was some of the Isu expelled from the Nnewi area that went west and established Igbuzo.

Perhaps it was the Isu who moved south that congregated in the Orlu section of the uplands and became the Isu-Ama. And I think Afigbo was right when he translated 'Ama' in this instance, not as 'centre/square/town', but as 'outside'. Thus Isu-Ama (according to Afigbo) means 'The Isu who have gone abroad'. Isu-Ama (in more historical times) would become a source of population pressure on the Southern Igbo groups.

This is all just a hypothesis pieced together from scant traditions and an imperfect understanding of dialects. But perhaps you guys from the Southern Igbo area who have been in more contact with the Isu in recent times than we in the north have been may have an enlightening perspective on this. This could be educating.

Afigbo is not completely right. To understand the meaning of Isoma, it is best to ask people from neighbouring area its meaning. To the best of my knowledge from Ohaji and Uratta definition, Isoma were a group of very highly populated people that lacked arable land. They were moving from their original enclave to other people's area to either farm or work in farms to survive.

If you look at this definition it suits the characteristics of some area of Igboland till this day. Some parts of Igboland have people that believe in staying in their village while others believe in adventure as they lack arable land and there is high level of competition in their enclave.

You can read chapter 10 of this book and know a bit more about old Igboland as recorded by "Baikie" who happens to be the origin of the use of "Bekee" by Igbo in reference to White men.

Mbaise is not Isuama but some parts of Mbaise is. Mbaise is not a homogeneous entity. It is more or less a recent amalgam and coinage with a combination of people that were originally Uratta, Isu and Ohuhu or Ezinihite.

Isuama starts North and West of Owerri.

Going physical against a judge in the court of law is rather barbaric and puts the judiciary to ridicule. If the judiciary is rendered powerless, what then is the hope of the common man like me?

I'm not from Ekiti and know nothing about the underlying issues but I feel the court premises deserves some respect and the safety of the Judges is important if we don't want to descend to anarchy.

Its high time the cement and building materials industry be scrutinised. Most of those buildings at Upper Iweka were constructed in the 70s and 80s and none has collapsed 40 years later and it was done by less experienced workers and less access to modern technology. Why has building collapse suddenly become a household thing in the past 5 years? I think Dangote and other cement manufacturers need to be probed.

Absolute lies. Only major roads have covered drainage like Rochas did for Orlu and Wetheral roads. Only Amaechi has gone as far as doing covered drainages for some slums like Diobu and Orazi/Eligbam. In a bid to discredit Rochas, lies fly here and there. Only the truth shall set you free.

We must be real here, Owerri is way more developed than all your State. You can go and die for all I care. Obiano looks set to liberate your State from the hands of Obi and Umeh. At least the signs are there. My prayer is that in the future one can visit Awka for a cool weekend the way we do visit Owerri, Calabar and Enugu.
