I lied to the guy doing my soakaway that I’ll be parking a car on it so it was designed that way.

I can sleep comfortably knowing it will not collapse from ordinary foot traffic.

I also lied that the top of my safe room will have a water tank on top, it won’t.

So it was engineered strongly grin

I now have better understanding of why houses sometimes collapse in Nigeria.

Unless one makes his own blocks and properly, sorry is the name of the homeowner that trusts average Nigerian blocks to carry more than the weight of 10 to 12 coaches.
I followed that your project sir, it was done perfectly. I hope other prospective home owners can also learn from that

From delta where i come from it is not done, maybe in lagos because of the nature of their soil.

But how many persons can come out and say i built my 3bedroom flat with baskets as base for the columns?

If this is the norm i would like to see pics of this, as we have many building projects here on nairaland which i have been following and i have not seen anything of such.

You can pls post link to such bungalow foundation to clear my doubts.

The arguement up there was about the exclusion of baskets from the septic tank, if you can build bungalows without baskets you can definitely build septic tanks without it also.

I have not seen foundation of bungalows on a solid ground employ baskets for columns unless you have pics to prove otherwise.
You can't build a column without footing. For you to have a column it means you want to transfer load from maybe roof, beams or slab and when this load is transfered to column you need to spread this load to the supporting soil. The footing ( pad footing, raft, reinforced strip or pile ) will help you spread this load to the supporting soil. Without proper and uniform spreading load to supporting soil you experience punching (it is like pressing a sharp nail against wet mould, it will continue to sink into the ground).

People normally placed columns at edges of bungalow to carry the roof load and avoid over stressing of the partition loads, in this case the load carried by the column are the roof load, self weight of the beams and column and you will need a footing/pad/basket to carry it.

For septic tank or soak away, it is not compulsory to have column when it is being built on hard soil, when your block is strong, when the dimensions are not that large and when you can filled the holes with weak concrete but when the aforementioned conditions are not present and you decide to put a column you surely need to provide a basket/footing as the case may be.
Some soak away septic tank may end up exerting more loads on the column than the roof of a bungalow

We have been able to restructure the house, do the plumbing piping and the electrical piping work, do a new window (casement) and also the plastering. The icing on the cake is our customary line design on the walls.

What we need to renovate.

1. Removal of roofing and remaking of the roof to suit our intended design but due to cash constraint we may have to leave the roof and just repair the wood fascia that is in a very terrible shape

2. Removal of all the windows and remodeling of windows

3. Restructuring of the house to have all the room ensuite, to have a bigger kitchen, a work in-closet for the master's bedroom and a bigger master's bedroom toilet.

4. To solve the problem of moisture rising through the foundation due to poor plastering, lack of dpm in the foundation and other causes

Here is a small three bedroom bungalow renovation work for a friend.

Location of project: Talba estate, along Minna-Bida road Minna, Niger state
Type of house: A three bedroom
House background: This house was built in the year 2009 by Niger state government to provide affordable housing to low and medium income earners but unfortunately the house was poorly built due to lack of supervision and the use of quality materials.

Niger state is geographically situated in the Northern part of Nigeria, it is also culturally Northern.

River Niger and Benue are the dividing line, any area situated north of these rivers is North and area situated south of these rivers is south. Logically, Benue and part of taraba should be in the south east, kwara and kogi should be south west while Niger, plateaus, nasarawa are Northern states

Yes, it is. You will need to build with very solid blocks and if you are using hollow blocks you will need to place rebar at a certain spacing within the hollows and also filled up with weak concrete to give the block the strength required to a carry a suspended slab. This method is only limited to one-story building ( building with only one suspended floors) but for safety and due to lack of proper information about building materials strength it is always advisable to build any suspended floor as a frame

Are you actually building a bungalow or a storey building (building with a suspended floor/slab)?
If it is a bungalow, you can get away with this type of construction without pad footings/basket reinforcement as the case may be but for sorey building that is a Framed structure you will need to make provision for the basket/pad footings reinforcement with a foundation columns/starter bar bend into the basket and tied accordingly.

For best practice, You will also need an engineer to specify the number of these footings, its dimension, the depth at which the pad should be founded below the ground level, the thickness of the footings, the diameter of reinforcements, number and spacing of these reinforcements. But if you are planning to build a storey building with load-bearing walls you may not need to have the basket/pad footings or columns but the foundation has to be designed as a strip footings that will carry the wall load and the block have the minimum strength required to carry th slab and upper floor load.

we are doing the ironworks for a foundation, its about 2m in height, being that its a waterlogged area of magboro, lagos ibadan road.

now the panel supplier is charging 1k/sqm, calculation for sqm for the framing is about 355sqm.

is this a fair price?

where else can I get a panel for use, so i can do a comparison of the prices.
Are you building a raft foundation? if yes, such price represent a better value for money than other alternative available

I'm not sure that I've ever seen you guys build a 2 story house without building the lower floor partitions first. Is there a reason why you do not build the pillars and then deck before building out the partitions?

Even bungalows can be built using system of frame structure.
The standard way to build any building with suspended floor is through reinforced concrete framing where the columns, beams and the slab are built before the partition walls are added to the construction later. This method of construction enable the structural members to be properly cured, have adequate dimension ( especially beams) and enable the end conditions ( joint between beams and columns to be achieved but it has the advantage of lack of proper bonding between the columns and the adjoining walls but such shortcomings can corrected using a binder

I had a serious fight with my bricklayer over several cracks (tiny funny lines all over the place like spider web).
My initial thought is that he did not use enough cement; he tried to prove he did and then i blamed the sand and him that with his years of experience should have known the sand is not suitable (which was the sand he advised we get anyway).
Now I am thinking I might have been a bit unfair because i know we used the R (although he still should know the nexus between R & cracking anyway)
Now his position is that this can be corrected if i screed the walls; i really do not want to screed anything (cost factor)
my questions are:
1-can screeding help?
2-what other options are available aside from screeding?

I think that type of cracks is called mapped cracking, this occurs a lot on plastered wall which may be due to the grade of the plaster sand ( very smooth plaster ) that is why we normally add stone dust to our plaster sand to minimize such cracks or due to the the temperature ( during harmattan season the plaster dry quickly due to loss of moisture ).

Such cracks can easily be corrected by screeding the wall after the wall had dried completely.
You don't have to worry about such
