@ Farm+ I consent to the fact that you know what you are saying about window. This client must have gotten the window made of the cheapest imported profile that would not stand the test of time. Even at 750K he wouldnt have gotten a any better profile for 28 windows and others. |
A couple of years ago (I think it was around 2010) when he was at the earlier stages of (what was allegedly) his house in Sagamu, he was on this very forum asking newbie questions. I still remember vividly because one particular Nairalander (with handle aasog or aasog1 or something like that) stood out amongst others on that thread in terms of the quality of advise he was giving Brabus and on this basis I had the aasog guy on my "monitor" list. I remember Brabus being openly thankful for the advice he was getting and throughout he did not give anyone the impression he was a professional builder, quite the opposite, he instead spoke as an average guy who just wanted to complete his personal project without getting ripped off by others - much like jaydacorsair here. And then, the next thing you will see, out of nowhere, is "NextHome Builders". Jesus Christ. Now he goes about parading himself as a consummate professional and you would be forgiven for thinking he has been building houses for ages. By cleverly associating himself with folks like Spider, Segcy, etc, he has created a perfect camouflage for his inexperience. By using superior presentation skills, he projects professionalism. This guy is practically making it up as he goes, with goof after goof and unfortunately it is clients who are paying the price. Brabus is a contractor and not a builder, not an engineer nor an Architect, His real field is computer science, i have read this in one of his post. Now being a computer scientist is not a problem as any one can be a contractor as long as you have the flair, time and capacity (financial and personnel)unfortunately this guy did not engage any professional in his contracting firm who can provide him some engineering backings and he would not have this kind of problems.For this kind of contractor client pays more as the contractor would like to make up to 25% profit in other to pay all the personnel in their team. @Brabus. It is unfortunate this is happening again. First of all in construction you need a whole lot of technical knowledge to survive, you need a bit knowledge of architecture, Quantity surveying, project/contract management and even structural engineering and not just ability to manage site workers. Pls upgrade by receiving some of this training. Well thank God this is not a technical blunder that could put life of the occupant in jeopardy, please be honest, do your spread sheet quickly come out and let the whole forum know the exact amount you are owing this clients and arrange a convenient pay back that you will follow judiciously. Even if you are dragged to court there is what we called contract frustration in contract management that could possibly bail you out of this mess if the frustration is found to be genuine, but worst case scenario you will be asked to refund. Doing this can help you find your feet back in the field. Lesson for Brabus; 1.Please upgrade 2. go at a pace that your capacity can take, have a technical assistant on site you do everything alone, i don't think you even have anyone on your payroll. 3. It is not every project you blogged, i wonder where you and some folks on here have so much time to blog this much, this suggest to me that you wont have time to review yourself, learn new techniques in the field. (of recent i slow down the pace, i went back to my Boss for more knowledge my Oga is an embodiment of knowledge with about 25 yrs post qualification experience, because of this i have disappointed so many NLders who needed my services recently). 4. Also try and go after corporate projects where some standard are being practiced you will have the urge to upgrade and you will love this field the more. Clients: 1. Look before you leap do not always be carried away with pictures, and fluent English as a matter of fact in engineering our language is drawing and not English. 2. Check profiles of your supposed contractors very well, most esppecially when the contract sum is huge and timing is of essence. |
1. Abuse of structures such as turning a building design to be residential building to church, school, shops etc. 2. Every structure has life expectancy, when a structure is getting to its expiration a good structure well designed and built to standard specs will not suddenly collapse but rather show distress signals, a quick intervention to fortify the building can still help elongate the life span. Quite unfortunate in 9ja we believe a structure should last forever. 3. Lack of proper and regular maintenance. 4.Poor planning, execution and management. 5. Greedy contractors shortchanging their client . 6. Naughty and ITK client who wants multi-storey building at a cost of bungalow 7. Government non nonchalant attitude |

lyvin: I did a soil test the guy said he encountered sharp sand at 15meters at the three point on a 120x60 plot.15 meters is pretty far, but you still have to wait for the final analysis and recommendation of the soil engineer. The report will inform you of the soil bearing capacity, soil formation at every meter, and suggested fdn type and depth. if the bearing capacity is up to abt 40 kn/m2, then raft with spread can be used. |

I wanna say big thanks to everyone. I will update the update spending on this project, we are on a new project at Lekki, A block containing 4 nrs of 3-bedroom flat = duplex for the owner, in this case as well the owner is going to enjoy an exclusive privacy despite all this units are in a single block, kudos to our great Nigeria Architects. I am going to open another tread for this project soon. This is what has been taking me away from my office. I will definitely put the spending so far together and get it across. Thanks for your patience. Though this bungalow project is awaiting fund for us to kick start the plastering, as soon as this comes up more pics will follow. Aventures: i updated the cost per phases in lump sum in one of the previous stages. I will try and work on further updating, though most of the finishing materials we are using were shipped in by my client but i will try to do some justice just for us to have some idea. @dannydolly thanks a lot. @ lovetosin the cost of the wardrobes are 90K for the ones with 3 doors and 2 drawers. 125k for the master bedroom 4 doors, 2 drawers and shoe rack. The material use is laminated MDF. (the MDF comes in different grade and quality, according to the manufactures of this the MDF is from Israel and is of high quality) |

Please what materials and quantity do I need for two units of 3 bedroom bungalows joined at the middle( semi detached). Please help.yes this building is twin bungalow of 3 and 2 bedroom flats. The size of this structure is big enough to contain twin bungalow of 3 bedroom flat each. in this case we give the three bedroom a very large space to make the 3 brm executive flat. If you check previous pages u ll get some info on our material usag. If you have your drawing ready pros in da house can help you come up with a costing. |

Fadelex: are u telling me it's wrong for an architect to design structural drawings? that means a mechanical engineer should design mechanical drawings, a structural engineer to design a structural drawings, an electrical engineer to design d electrical drawings and an architect to design just d working drawings.... this is not just possible in dis case...we are talking of a storey building not industrial building or high rise building. Fadelex: sir if i may ask who is authourised by the govt to sign and seal structural drg at any level for building planning approval? |
blackky100: Bros no vex.i design this structure, segcy more did the Architecture and construct this structure. This area is sandy and waterlogged, not swampy despite that we know this for sure we still conducted a proper soil test that guided us in this design. This man is telling us about 2 contractors one is quoting for raft and another one quoting for pile, so this shows that there is fundamental problem, it is not of the contractor to choose the foundation type the responsibility lies between the geotecg, foundation/structural engineer and architect, all these would have worked together at the design stage and concluded on the foundation type base on best of judgment, it is just for the contractor to execute the design, instructions report.and specifications of the design team. To your question, Gbagada is more worst than most area of lekki, this kind of arrangement in segcymore project may or may not work. geotechnical report is the pointer. In segcymore project we found out that if we give the fondation what we called spread, then we can avoid pilling, we can do this because we were well informed by the soil test |
SIR BANYE: I am a civil engineer, in my years of practise, i ve never heard or seen anyone use pile foundation for a single storey building. No matter how bad the soil is, raft is best recommended. I always advice clients building in very swampy area that are not too sure of the soil bearing capacity to the soil replacement. Soil replacement is done by replacing the top soil of your land with solid sharp sand to a depth of about 2m, depending on how poor your soil is. Upon doing soil replacement, a proper compaction must be done. After which you can use a properly reinforced raft of about 1m for your foundation. Soil replacement is the guaranteed way to improve your soil irrespective of how poor it is. This way i can guarantee you of a stable structure free from sinking or foundation tear. I wish the Mooderator can send this to front page for those that are not in property section and guest to equally learn as well. Back to SIR BANYE with due respect you have spoken well, but what you just describe is what we called cellular raft, i can take you to a couple of place where this is being done and i know you also have places known to you where this has equally being done as well. I bet you it does not really mean that pile is the best solution to foundation. ( though it is generally considered the ultimate). If you can excavate an take your foundation to the strongest soil strata that can provide you adequate soil bearing capacity that can support your foundation very well, that is the best. I give an example here, as a pupil engineer in some years back i was involve in a Catholic church cathedral at Chi Avenue, just beside oke AFA canal, the structures was design by Engr. Jolomi Ometan, as massive as this structures is we did not use pile foundation at all, rather we excavated the entire site area up to about 4m deep at this point we have come across a white silty sand. The engineer insisted that we should get a point and excavate further to ensure the consistency of the sandy and stable layer we met at 4m. After establishing this continuity. we started the foundation bases, to be breif, we have about 4 major bases, and 16 others, at least each of this major bases consumes up to 300 bags of cement, not to talk of others, we have three tiers of beam of about 900 mm tieing all the columns together. what about the de-watering challenge we pump 24 hrs of 6 days in a week. Why this long story is because i agree with your point and i have 2 points to equally make. 1. The ambiguity of this process is high and cumbersome (like the one i just describe we spent 10 months with 2 stand by excavator and several trucks to cart away the excavated soil), also in some area it may not be practicable, due to logistic, availability of space and others while piling may not really be hindered by some tight logistic. 2. i can assure you this atimes in terms of cost it could be at per or even costlier than piling (many professionals use this pilling of a thing to cheat clients as they made you to believe a vague no of piles and tripple the actual depth all these are usually planned at design stage, but only to execute the actual thing). The bottom line is let this man get a professional that will give him a sound best of judgement and give verdict base on his experience and put his professional career online for it by certifying the job, that is why i said he should check the status of any professional is going to engage in oreer to ensure that is a person that can be held liable. |

seedgie: hey guys! Nice to see the house growing. But why think of pile foundation when you are planing to build just a storey building. Pls tell your friend to use raft foundation without delay. Pile foundation is for high rise building. OP, to be sincere and candid with you the more advice you seek the more confuse you ll become. I wish you take Mr Seedgie advice and regret it for live, but before you take this advice i want you to take a s drive through some Area like Arowojobe in Mende Area of Mary Land, Osborne foreshore Estate, Panti at Yaba (At Panti Multi storey building completed were pulled down for pile failure, and several house upstairs around that area have equally failed. In many of this area i just mention there are several buildings upstairs on raft that have failed woefully, i will find some of the pics i took in the course of my research on why structures faills in Lagos and post some here. Some house within the slum area of lagos state were supported by the so called wooden pile and yet they are small small houses. I am given you my vivid advice as an authority in this field by God's Grace. |
