Which law?

Nigerians and unnecessary argument are like cheese and burger.
Here you are again flaunting your single figure IQ.

Don't you know there are laws governing tenancy?

Laws protecting landlords as well as laws protecting tenants.

People don't wake up one morning and "decide" to do whatever they feel like. Laws are in the book for a reason.

The poster wrote that they bought the property from another person. The question you should ask yourself is "why did the former landlord not evict him after the original tenant left the country?". Probably, the guy has been paying his rents.
That was a legal question tho, that a squatter was paying his rent still does not make his tenancy " legitimate" as required by law.

The USD is a local currency for the USA and fortunately for them it is a global currency, America does not balance her trade with currency variations but trade volume, in other words, once a Nigerian buys a made in China toothpick, the CBN will worry next about balance of trade, in the US, when Americans buy made in China toothpick, they worry about loss of jobs accrued to the manufacturing process.
America wants more containers of finished goods shipped out of the US more than the containers of finished goods that arrive from China not because it affects their currency but because they want to maintain a production capacity that guarantees Government revenue through taxes and employment.
Nigeria isn't quintessential to the US in terms of forex dispositions. damn! you guys
For your mind you don blow grammar abi huh

Before diving in to a topic to flaunt your single figure IQ make sure you understand the original post in relation to someone's opinion.

My primary argument was that in my opinion the major issue why This currency fluctuations affect Nigerians was "primarily because USD is used heavily as a legal tender in Nigeria.".

You can never use any other currency except the USD in the U.S.

Do you understand what a balance of trade is? Look up the meaning then go through your post again.

The case is the same in Nigeria. It should treated as ILLEGAL/CRIMINAL OCCUPATION. As for using the Police to evict him, it could backfire if the person take him to court.

100% support

This is another reason he should not go thr police route. You dont know who is advising or supporting the tenant. And if the tenant go to court, the court will uphold the decision of the Mediation Center cos it was established by law.
2ndly, the guy has been living there and paying his rents. He has receipts and co-tenants as witnesses.
Your last paragraph got me puzzled.

What legal standing does the squatter guy have to sue the landlord to court?
PropertiesRe: Sublet/squatting Tenants Is Refusing To Move. by Badgers14: 5:39pm On Mar 27, 2017
Turbocharged:
That police option can backfire. In justice, there is what is called LAW vs EQUITY.
In law, you have the case. But in equity, the chances are 50-50. It depends on his plea and theJudge on seat.
The best route is the court. Dont use tge police option it can put u in trouble.
Well. I have never practised in Nigeria and not familiar with how the law work and all but I am very certain in most U.S states, A judge is likely to throw out the case, in fact as an attorney you will embarrass yourself in court. Why you might ask? Giving the guy notice to quit on what basis? As a legitimate tenant ? Which he is not.

The best bet in the U.S i should say, is calling the police.

Even in Nigeria I would think this is a criminal case and not a civil case.

This is why i also advice in all my posts for people to make sure there name is in the agreement if they are sharing a flat or shop.

Legally speaking, dude that went to get that piece of paper at the mediation center that's a rubbish move on his part. This is the kind of thing that makes someone to get a strong heart.

The guy should be trying to work out a deal with the landlord and not the other way round.

Has he not been renewing his rent before the property was sold off? Oya go drag him out of his apartment and see if you won't rot in jail. I don't have much to say to you but one thing I know is the fact that you aren't sensitive to the sufferings, plights and misfortunes of others.
You are just applying double standard here Madam.

The tenant already rushed to mediation center to get a pieces of paper which is rubbish.

From a legal perspective, the so called tenants abiet the squatter doesn't even have any right whatsoever.

This is business madam and not charity. I still repeat, the tenant should be asking the landlord to give him time to move and not forming strong head as if he was right. If the original tenant was doing these...uhmmmm.. That's slightly different but the regular tenants have moved except a squatter shocked

When you want to reason someone's plight, do you know how much the landlord is losing per month because of all those vacant flatshuh

Lets be reasonable, don't apply double standard here.. angry

So you could actually advice someone to get a police and drag your fellow human out of the house? That really says a lot about. How pathetic.
Op stated they tried to reason with the guy and he blatantly refused to move.

Recall OP just bought the property and want to renovate it.. To make the abode better!!!

Now, Mrs. Holier than thou if op did not renovate the house, the same you would be chastising the landlord/landlady for not fixing up their property.

Finally Mrs holier than thou, religious person more pious than Virgin Mary. Why would you support another man to be an obstacle to someone's progresshuh

To be honest, op is following this scenario sofri sofri and i am beginning to think he/she doesn't live in Nigeria or have lived abroad before.

This guy clearly is not even a tenant. He should be the one beginning op and to temper justice with mercy, give him so so time to get his self together. Rather he is being stubborn.

I wish i could directly take up this case, this is clearly criminal possession of one's property.. It is a criminal case that if the guy don't be careful he would go to jail.

Lesson to be learned here.. If you are sharing a flat please make sure your name is on the lease/ Tenancy agreement.

If it were to be Islam you would compel everyone that wants to comment to first deny his/her faith and accept Islam. Listen and listen carefully, the church of the most high God is matching on and no evil of nairaland can prevail against it
I have been wondering why Seun did that.

@ Seun that's not fair. In my opinion I think you are biased in that decision. Why would people have to swear an affidavit before commenting on Islam section, denouncing his/her faith.

Why don't people swear a similar Oath before commenting on Christian sectionhuh

The US produces 9 million barrels of SHALE OIL per day. Of recent the US is now a net exporter of oil, like I said you are correct on some point BUT what of chemicals, phones, agricultural products agro allied products, machineries, steel.
Their import can never outweigh what they produce
My brother my Sister. We are on the same page sort of.

Recall, my argument was that U.S imports lots of things just like Nigeria does. I don't have any official report per se about Import Vs Export in the U.S.

But the striking difference between the two countries is, You can never use any other currency as a legal tender in the U.S. even at international airport.. Dew outlets "might" accept "some" foreign currency at the airport.

In comparison to Nigeria, some law firms charge their client in USD. Some schools etc accept only USD as a form of payment. Lots of govt officials and contractors are paid in USD.

To me this is the big issue in Nigeria. Recall those businesses that uses dollar turns around and pay their employees, NEPA bill, buy fuel for Gen all in Naira.

Typically Nigerian in your response. I won't match you in the insult space because I reserve that area of expertise to you. I live in the United States. Go and do you research before you spout your untruths. In my home state of New Jersey there are over 100 large manufacturers and thousands of smaller one. Mercedes Benz and BMW have manufacturing plants in the US as do Honda Toyota and Nissan. The big three GM Ford and Chrysler have manufacturing facilities spread all over. There are still mills, oil refineries Boeing has manufacturing in Washington state. United Technologies manufactures in Connecticut.
Stick to what you know. The CBN outlawed billing in dollars but you would not know that because you prefer to peddle fake news.
Stick to what you know economics or the United States is not it.
Check the tag on the banana or plantains at your local grocery store and tell which country it came from. This was the specific examples on my inital quote, LG and Samsung "mostly" are manufactured in SK.

Those companies you listed, where does their parts come from?

My argument was that U.S is very dependent on importation as well as Nigeria but if you live in the U.S like you claim, you can agree with me that it is very rare to see a company transacting business in any currency other than the USD.

But anyways..

Most electronics , cars, sold in the U.S are built in Mexico.. And assembled in the U.S. Some are built outright over seas amd imported example some Samsung and LG electronics are built in South Korea.. Also Kia and Hyundai are mostly manufactured in SK

Russia and Venezuela had currency issues. So did Egypt.

Most of those U.S industry you mention, manufacture over seas and assembly them in the U.S.

Don't be shy in what people might tell you, somw holier than thou girla that have aborted their babies. And holier than thou guys that sponsored those abortions.

Be positive my dear, you will definitely find through love.

Back in my rock star days, I had a gf that was a single mom, I never knew even after going to the promised land many times. But the day i found out about the child, she told me it was her uncles brothers sisters nephew that came on holidays..

I tried tried to have her admit that, but she went on and on. Until as luck would have it, she mistakenly lwft her bag in my place and called me from work to check something for her in her file.. The first document there was the child's Burth certificate shocked

I really loved her, if she had admitted the child, i would just try to understand what happened, like the baby's father and all. Then see if i could handle it.

I don't know if my story is really necessary but I just want to applaud your decision to keep your child and the undying love you have for him/her.

Cheers my dear.
BusinessRe: FOREX : Dealers Unable To Pick $100m Offered By CBN by Badgers14:
It is a shame that with all the brains we have in this country this is where we found our selves today.

In my opinion, CBN pumping dollars in the economy is a rubbish idea, voodoo economics.. Whose idea was it anywayshuh It is a shame.

Before you start quoting me, let's reason this,

1. People talk about Forex this and that, Is Nigeria the only country that its citizens operate FOREX?

Why aren't all other countries currency down the toilet as well?

2. People say because we import more and export less. Yes that might be one of the reasons but let me tell you sth. Do you know almost everything sold in the U.S is imported? Yes I kid you not, Iphone is designed in California but produced in China.

The U.S import Bananas, Plantains, Pineapple, coconut shocked Yes.. People living in the U.S, check the label on the bananas at Walmart, Kroeger or which ever grocery store you go.. The label would read most times, From Honduras, Guatemala, Costa Rica or some other south American country.

Also, the U.S import tooth picks, I kid you not, I was surprised when i purchased one and the label reads made in China.

You could disagree with me if you like but the main issue we have is over dependency on foreign currency.

There are some law offices that charge their clients in dollars, some government officials/ contractors are paid in USD.

Even some business, schools etc. Accept only USD as a form of payment.

Why would USD be accepted as a legal tender in Nigeriahuh You couldn't use GBP in the U.S.

Likewise, you can't use USD in GB.

The implication of some business using USD as a legal tender is that, those businesses that accept Dollars from their clients, they pay their employees in Naira and make their office purchases in Naira.

They are indirectly running a BDC. Recall, when clients and the government go and source dollars from banks to pay those busineses , contractors and personnels. Then those business pay their employees in Naira and make their purchase in Naira. At a point banks will run out of dollars and what happens?

Economics 101, scarcity of dollars.. Then those dollar businesses will start selling their stash at a higher rate.

Does anyone recall the NNPC guy that they found $10m cash in his house? How much was recovered from those judgeshuh Diezanihuh Plus lots of others we don't know about.

Have we ever asked ourselves, CBN have pumped almost $1bn into the market since this year and still pumping where is the money goinghuh

His name is not even in the book. This is actually a none case.

Do you know if you want to be rugged, you could talk to the police and they will drag him out of there. Because he is not your tenant, he doesn't have tenancy agreement.

I wouldn't even reason legal option here because the case is likely to be thrown out it you are going for notice to quit ( at least in a civilized world). The better route would be criminal possession of your property.

For people reading this, if you are planning on sharing flat, make sure your name is included in the tenancy agreement.
