Average Nigerians cannot afford property in Nigeria at the moment. Things may change later but the current situation is that an average Nigerian cannot afford the cost of properties. Although it is cheaper to buy land in places like Ikorodu in Lagos and Mowe/Ofada in Ogun state, the major problem is with land speculation. A number of people who cannot normally afford their property outright have purchased land which they intend to sell when prices appreciate. The consequence is that most purchased land remain unbuilt for many years and becomes a big bush. This has negative effects on people who really want to purchase their land for instant property development. Imagine purchasing a land where all your neighbours are land speculators.

Although some Nigerians do not have a chance of owning their own built properties now, they are still hoping that things will get better. That is the prayer of faith though.

The current high prices cannot be sustained over a long period, high brow properties or not.

Nigeria estate agents are not very good with marketing and advertisement on the web. The problems I have identified are:
- Most estate agent websites are not adequately functional and not updated
- Most agents have very limited information about their products online
- Prices are often omitted from advertisements
- Some published prices are often unrealistic
- Property photographs are either unclear and obscure or not present at all
- etc

Prospective property buyers need clear and unambiguous information to make their own decision without physical visitation at the initial stage. As you know, time is money. Good digital photographs should be the norm. Adequate and concise description will help.

The properties at PropertyNG.com are expensive. Many Nigerian property portal seem to overprice properties as a matter of routine. Majority of Nigerians at home cannot afford the properties and banks in Nigeria are not giving mortgage loans to average Nigerian.

Nigerians in diaspora are going through hell with the current economic chaos all over the world.

Who are these properties really made for?

I will not be surprise if these properties remain unsold after a year or more.

Mortgages in Nigeria is not very popular as you have in UK, Europe and USA. I know the in and out of UK, USA and Europe but Nigerian mortgages are for the selected few rich people. Banks are not very open about their mortgage deals.

I like your designs. I know you can do more when the opportunity presents itself in whatever locality. Your words and your design speak for themselves.

Please aim to be modest and reasonable in your pricing so that you do not alienate decent clients. BIG money bags in Nigeria can be very foolish and cunning in their approach.

Be professional at all times. Treat people with equal zeal and respect. Aim to meet the needs of your client at a reasonable profit.

I have read many contribution from many of you on this thread. I feel some contributors are trying to be angry because of past experience. Remember that people are different in character and behaviour. People are brought up in different ways. It is better to get married than live a life of cohabiting.

Every woman and man must recognise their role as God destined it. Any attempt to change it will be disaster.

The situation in UK and USA are not better than Nigeria. Man and woman exists everywhere. Bad and good behaviour also exist everywhere. Nigeria men are not worse than men in UK or USA. Nigeria men may be better in many ways depending on measurement criteria. For example, how many Nigerian men will like their beloved wife to work on construction site or do any hurrible job?

In a ship, somebody must be in-charge. Likewise, in a home, somebody must be in-charge. Love covers a multitude of sin. Husband and wife must live together in harmony.

When God gave man and woman their responsibilities, he was not joking. God knew that many people will try to be too big for their shoes.

I have lived in Nigeria, UK, USA and some countries in Europe. I can only say that life in Nigeria has no equal - no rush and calm. The only problem in Nigeria is the lack of electricity.

Cherish your wife or your husband. Married life is about two people - man and woman. Work together to make the relationship work. What is wrong with husband or wife doing the cooking? It is a matter of genuine love and understanding.
