I am a big fan of so many experts here especially egunmogaji etc. However, I will need an expert advice of how much it will cost to build from the scratch the following; 5 Bedroom + BQ Detached Duplex on an expansive land of 2 and a half plot with a big garden for exotic plants and crops cited in a gated space, space for 4 automobiles, plastered fence of 11 coches in Akure and Lagos.

I will appreciate a reasonable and fair estimation from honest experts. Thanks my fellas

These are what you'll need before getting a fair estimate on your proposed project;
(1) survey plan
(2) complete design house plan.

Without the above listed it will appear there's no seriousness.
Though I have a design plan of such i'm not privilege to share because it's very private to my client based on its modifications.

His total rebar quantities are:

2.5 tonnes of 16mm @ 160k par tonne = 400k
4 tonnes of 12mm @ same price = 640k
2 tonnes of 10 mm @ same price = 320k
3/4 tonnes of 8mm @ same price = 120k
Labour 150k
Total ==== N1,630,000 for Rebars alone oooo

well, I just collected the quotation yesterday and too vex to even call him for any negotiation.

You certainly can't be getting different sizes of reinforcement at the same price per ton. That is mistakenly not possible.

Like Mr EgunMogaji I would add a vent to the gable and roof eaves. And yes my concern is reducing heat build up in the attic which is usually transferred to the living area.

I am certain your build cannot take more than 4 vents by its design and in most cases only 2. The standard build is 13 blocks from the german floor. Your nogging and POP/PVC approximately takes out one complete block leaving you with just 12 blocks at finishing. So my previous advice stands correctly.
In the instance where your build comes with a concrete facial your concrete facial is counted as a block and all internal walls go a block higher and every other thing after nogging and POP takes out one block at that finishing level.

Heat transfer in a build is by way of conduction and it is very important to note that a build whose windows(size matters too) are not positioned properly to enable cross ventilation will not give you your desired results even if you create the vents on the roof and at some times when your AC is in use.
When putting up a house plan you consider first the direction of the morning sun(most important) and the point where air/wind current originates from. In the instance where you intend to create such roof vents when they don't point in the right direction, your build will only get what is referred to as free air.

Except you want to use your roof space for some somewhat sort you don't need it.
I'm guessing you're concerned about free air flow within the living areas in your apartment.
If your windows are positioned rightly for proper cross ventilation you can also increase the height of your headroom. That is, if you're doing 3 blocks after lintel add an extra block on it.
You can add the air vents on your roof to compliment air flow too.

If you have the house plan it can be of help other than that you'll have to get a professional to be on site to check it and most especially to ensure that the existing foundation was done appropriately so that it can sustain an extra load on it.

Now, a lot of ppl are blaming me of trying to help people, well this is not my first time of helping ppl, only this year alone, I have done charity work worth more than 8million and I am still doing little I can till now, all these money comes from my blogging business and betting stuff... I don't take betting that serious even though it's for fun purpose and I am making not less than 100k every week playing my small odd.

I didn't commit any crime in coming here to donate or help ppl even though the money still comes from betting profits and not my own personal money. The 100k staking is also my profit and I still have more than enough in my other bank accounts which I can easily fund from my betting earnings.

I need advice on which brand of building electrical wire to buy. Basically, 1.5mm, 2.5mm and 4mm.

My understanding is that Nocaco is the best but not so affordable. Others i see quite often are Dante, Coleman, Kablemetal, Purechem and Nigerchin. I want to use one in this group though Dante seem to be cheapest, from experience cheap may not be so bad. So i need advise based on experience.

Though they are just brand names endeavour to buy them from their offices and not a road side distributor.

Certain things appears to be bundled up on the Bill. I will let that fly if you get to revise the supervision fee against that.

From your description your trips of sand/gravel is from single axle tippers.
You did not indicate which type of back filling material you intend to use. I want to assume for that your trucks will be double axle(10tyres) fully loaded like that which I am conversant with in Owerri- Imo State.
If your Engineer is intending to do the standard excavation depth for your type of structure it would take you about 7-8 trips.

I think sir you should be the one to tell us cost of fresh sea fish you are referring to. Yes farmed fish would have different production cost from cultured fish however, we are talking of close substitutes of catfish here which majorly are croaker fish, Titus fish and Mackerel fish that is at least 1000naira per kg whereas cattish is pegged at 600naira. How do do they arrived at such ridiculous price considering the high cost of feed and feed ingredients?

Ridiculous price, maybe, maybe not. But you should be aware that those close substitutes are imported too and are sold based on foreign exchange rate.
I am sure some of us here are into exporting of our farmed fish and we know how much we peg our prices when it comes to export too.
Every business man knows that his/her produce price is dependent on the processes involved to getting that produce to maturity/finished stage. If you allow your produce to be at the mercy of middle men then.................... certain farmers have found a way to take middle men away from the picture and do direct sales with end users.

You made a valid point and I would say it is insulting to recommend such ridiculous price when catfish substitutes such as Croaker., Titus, Mackerel fish is above 1000naira per kg. Why then would they now bring a live catfish with better value below iced fish that is not live.
The only reason for this is an attempt to create a monopoly where only the big boys would be player. They have cornered incentives in form of subsidy, grants and loan meant for majority farmers.
Why is it easy for them to arrive at a selling price for farmers and they have nothing to do concerning inflated price of imported feeds. Are they in the business of importation of feed as well?

Are you implying that a Kg of catfish should be sold for above #1000? While you're at that kindly find out how much is a Kg of a fresh sea fish (salt water) gotten from Nigeria?

Bro I don't know anybody who even given you a quote based on what you posted here. Can you try post the structural plan having its dimensions (Lenght and with,etc,etc,etc).
Be kind to also put up the estimate given to you as a check list.
