I live in America, let me tell you, American retailers would rather die than sell 'About to expire' groceries at a discount. 'About to Expire' items are discarded in large numbers instead of being sold at a discount. I follow an account on instagram that documents food and retail waste at American stores. It is a sad story. And yet, a good number of Americans are starving.

My brother has a lawyer and he kept going back and forth to court with his three tenants that chose to stress him. I won't get his type of stress if I don't get any tenant at all. I'm cool with that because I'm not even relying on the rent money for anything.

Im currently not in Nigeria and don't want the house to be empty, that's the reason I thought renting the flats out to some people might make it occupied, but when I started reading about tenants stressing their landlords, it's scary as hell.

I have a few friends that were landlords in Nigeria and relocated abroad. Suddenly, their tenants stopped paying their rents, saying they're ok, that's why they're abroad - without thinking if these people had other plans for these funds before relocating. Some of them ended up selling their houses cos it wasn't worth it keeping them for non-paying tenants.

Rather than paying their current rents to these landlords, the tenants are buying their lands, building their own and forget to pay their current landlords because they know theye not around and won't have time for prolonged court cases in Nigeria.

I actually think this can be described as being selfish on the parts of the tenants.

You have just described my predicament. I currently live abroad. My tenant told me to my face that he doesn’t know when he would pay me rent. I’m currently in the process of evicting the tenant. The lesson has taught me never to invest in Nigerian real estate. I’d rather buy properties abroad where I’m fully protected by the law than waste my money in Nigeria. And yet, our people wonder why the economy is stagnant. No single trust and integrity. Diaspora Nigerians would rather keep money in the bank than invest in Nigeria. What a shame.

Yup. That's what happens these days. Tenants tend to go overboard cos of the weak legal system in Nigeria. My brother ended up taking 3 of his tenants to court to evict them and they refused paying him rent for over a year.

I have two empty flats in my house in Lagos and refused to rent them to any tenant cos I don't want any tenant problem. How much do they even pay for the rent a year when I spent way more than that on just the tiles for their flats alone, let alone the doors, electricals and everything that comes with a house.

So I prefer to occupy the entire place alone with my family and probably place maids, drivers etc in flats I originally intended to rent out. At least those wont stress me when I think they should leave.

You can still rent in peace. Get a solid lawyer to draft a good lease. Avoid interacting with the tenants. Let them interact with your Lawyer. That way you have peace of mind.

While Nigerians may be lawless. Nigeria is not as lawless as we think. The Landlord in this case is following due process. It doesn't even need to get to court. After the 6months, if the ee-diot doesn't move, she would file a motion to reclaim her property. And within 2months at most, the tenant would be evicted by the police.

According to the law, a landlord does not need a reason to evict a tenant. It's his/her property. They can evict the whenever they like. However, it must be done in accordance with the law. A tenant like the OP with yearly lease gets a 6months notice. The landlord in this case is actually follow due process.

Typical Over entitled tenant. The landlady does not need a reason to serve an eviction notice. It's her property and she can do as she wishes with respect to the law. I know tenants like you. You feel because you pay rent you have some ownership stake in the property. You mentioned your rent expired last month. A responsible tenant would reach out to inquire about rent renewal options. But your type will never do that. Also you mentioned that the landlady made a rent increase last year. Yes, she can increase rent. Do you know how much it cost to buy land and build a property?
