What baffles me most on here is people look at a quotation and they conclude it's too much.... WITHOUT HAVING A VIEW OF THE AREA OR DETAILS associated with the estimate.

For note. A 2 bedroom can cost 1m to build while a 1 bedroom wld cost 2m.

Its not by number of rooms and it's not by area alone...

My advice is simple.
Get sm1 to do the estimate for you for comparism sake... The elevations you attached don't have enough details to know if the estimate is excessive or not.

For educational purposes ...I see you use few times the combo of srne inverters mppt trackers and other make of lithium batteries...is it for saving cost or because you trust that battery more than srne battery packs ?...

Truth is not always bitter...it can be flat and straight forward. It does not necessarily need to be condescending and out of touch....especially when someone is in need.

There is a mad rush of people and property companies to buy and invest further down the road from Emene Enugu, the toast seems to be Owo in Nkanu east local government area. I know its because of the development the Governor is attracting in that axis. There are a lot of we estate developers flocking towards that end of Enugu city.

But we must note one thing in all these, this very estate falls withington the axis of development of this new government. Its right in the centre of the New Enugu smart city development. Please reach out and start developing your plots today.

I am waiting for your phone calls, buildings should be going up here now.

Just as I mentioned in one of my earlier post, if you can please do a geophysical survey of your land before siting your building. Today's was at Montana Ibadan , ves point was found at the house main gate entrance, and it will lead to closure of the drainage around it.

We couldn't get the drill done, as there was no basement formation confirmation. Upto 40m(we could have switched to a contracted drill, but he mentioned that he wasn't comfortable with the ves positioning at first), we had to terminate and the client requested we find him a suitable position around his compound, we waited for the results to come out from manual plotting, and lucky for him we found a suitable spot in the building opposite his house, he has called the owner of the land to negotiate for the parcel of land, while at it, the police station which shared boundary with the said plot, appealed that they benefit from the water.
So by tomorrow we look forward to commencing the drill, in this case we would be going on an industrial drill. We will keep you posted.
Side note: Area boys cashed out on the client
They approached the drill rig on arrival. After they settled they made it know it was from the police station that they were tipped to come and tax us.
A serious reformation is needed in the entire force system.

Good afternoon everyone.

I would like to seek opinions from esteemed members and building experts here.

I am currently building a 2 storey(3 floor) house with about 40 pillars: The structural design stated 16mm rods for pillar reinforcement and we are adhering to it.

However, I have decided to change the roof design from an aluminum roof to a concrete slab(deck) roof for asthetics purposes and most importantly because I want to fill the entire roof with solar panels and we want to be able to move around it easily and clean them regularly.


Now my question is, do I need to add extra reinforcements for the structure to be able to take the roof slab? My structural engineer says a 4 inch roof slab will suffice and I do not need to add extra reinforcements. I am wondering if we should have just used 20mm rods for the pillars from the beginning.

Does anyone have an idea if the 16mm pillars will suffice to carry the additional load?

I appreciate and anticipate all responses.
Aforxzy ....any suggestions?

For me, I wouldn't personally invest in either of the business.

Why?

Filing station, many times we look that from the perspective of "oil money" .. but that doesn't really translate to profitability..

I was around a bar one time staying close to my bottle and overheard people's conversation, one has filling station.. he was regretting venturing in the business and that's was surprising to me..

Then I started talking to people, hmm.. the politics involved in the filing station business no be here..

They say some people make money by buying fuel from "local refineries " instead of sourcing from the official channel.

Some filling station make money also by adjusting the meter.. so when one buys 5 litter, they are actually pumping less than that..

Etc.etc

With filling station, they are typically a bit hard to resell or repurpose for a different use.

Not forgetting, the cost of construction is quite enormous.

Lastly, I just don't think it's a good business (personally speaking)

Hotel: profitable, maybe but I just don't like the business.. I haven't seriously looked at the analysis of it from the business angle but I think it's very saturated now ( your area might be different).

The management etc , I feel it's not just for me.

But between the 2, I would grudginly vote for hotel because it's less stress compared to filling station.
They are usually easier to sell than filling station.

You could repurpose your hotel and rent it out as tenant house if you want.

Recall, in every business, there outta be an exit strategy.

Well, googles estimate of the distance is 20km and expects the time taken to reach the town to be 20mins from the quarry to the site's location. Lets even say 25km. I think the cost of transport is high.

Overall, I think I saved money buying before their price increment and also getting the correct quantity. Previously, I give the driver money for 30 tons and he will probably buy either 20 tons or 22 tons.

Today, I purchased 25 Tons granite for my upper floor lintel and parapet cast.
Site is in Ebonyi State.

I sent my Engr. to the Quarry because of the belief that the drivers whom we entrust the entire purchase on often cheats. Fortunately, he went on Wednesday and was told that the price is ₦13,700/ton and the price will be reviewed starting from today to ₦15,700/ton. We luckily made payment yesterday and took delivery today. As at yesterday, the queue was much and they concentrated on Setraco Trucks.

We were also told that the 10 tyres tipper can not carry 30 tons and was advised to go for 28 tons. Due to the price at hand, I decided to buy 25 tons and its the best decision because I doubt the truck could have carried 28 tons.

Total cost:

Granite = ₦13,700/ton x 25 = ₦342,000
Government Toll = Flat Rate = ₦7,000
Transportation = N100,000
Total = ₦449,500

I think drivers are the biggest beneficiaries of this business. Because the distance is not too far yet they charged ₦100k.

I gave my Engr. N5k for Transport.
What was the destination from quarry to your site since is same Ebonyi for the transportation fee of 100k ?

Did you make any savings doing it this way than paying outright to a driver?
What's was your major motivation? Accurate stone quantity or savings or both...cheers

This is supposed to be temporary solution to place the tank so it can be moved later while permanent structures in that compound comes alive...so small movable solution is what it's needed.

I read you correctly the first time but assumed you meant the actual painting picture of the products because you can't really distinguish different types or grades of paints from looking at the bucket.
You can't notice any difference even with the opened wet bucket.
It's is only after application you can determine the type of paint due to the flatness, sheen etc hence why I post actual painted pictures and give description of the type of paint used.

Budget emulsion is the cheapest and lowest quality obviously due to low materials used. It can only be used for internal manageably and ceiling where nothing touches. Spread rate: 40 sqm for 2 coats 30 liters.
Premium emulsion is higher quality that is durable for both internal and external use due to better quality and volume of materials used. It can be used on screeded and unscreeded walls. Spread rate: 50 sqm for 2 coats per 20 liters
Matte emulsion has low sheen, is flat and cleanable. It's best suited for screeded walls or smooth plastered wall with emulsion primer first applied to smoothen it. Spread rate is 50 sqm for 2 coats 20 liters drum.
Satin has high sheen, is flat and cleanable. Best suited for screeded walls and best to use stabilizing solution after sandpaper application of the screeding to prevent easy peeling. Spread rate is 60 sqm > per 20 liters drum.
Silk is basically satin with higher quality, i.e more solid content or lower water content to give more tougher coat.
