The other day, there was discussions about how much Nigerians pay for land and spend on building structures and how outrageous it is. Add premium wood to it and what do we have.

Let's start from you, are you willing to pay 7,000 for a length of wood when there's another that goes for less than 1,000.

There are things we spend money on, things like cars
Not really sir..i get what you are trying to say but..people are using stone coated roofing....people are paying high price for wichtech while there are so many cheaper ones.....some are using best/tower aluminum....people are using unknown company in Mushin. people are using dulux while people here will buy from oga gbadexy ...this is my point...

What stops the person from going for steel trusts instead. Bearing in mind that for a business to survive, you need patronage
Do you mean same way people are patronizing you ?? Do you think there are no cheaper or more expensive options?? People are are going to like what they like.They are going to get it and pay for it regardless...building a target market and your sales acumen coupled with quality products.

Well this is a good question...like i wrote initially the 2nd generation tried to recover some of lands..stating that some of lands was only a lien for loan and not sold..that are ready to pay back...well almost a year front and back to court...the Magistrate didn't agree with their argument...we were also secured because of witness statements ..again loans do have payback and duration none of those had it but they used certain words like....

"That I give you this land in exchange for this amount"...


At the end of the day...one particular one was sold back to them because that one is where their obi or sanctuary was supposed to be located they begged..offcourse 90's value...fast-forward 2019 they resold it a falling Station is standing right there..lolloloL

I still remember our road trips from ikot ekpene through Aba we would stop over at intersoft drinks to buy some cool drinks. That spot had the best bread and roasted chicken ever. Then we would drive pass NTA towards the railway and head to Aba Owerri road.
That was when curtix just started producing electric cables. You would see their bill boards along the highway then.

Then whether you were resident in Aba or on transit, their tax collector were very mean. They would waylay any young man and bundle him to their office if he couldn’t provide his “Rate paper “

Exactly. There is a piece of land (around 2 acres). that is in dispute among the same family members in my community. The land originally belonged to a man (their late grandfather ). It happened that around 1980 this man (lets assume he was about 60 years old then) used the land as collateral to obtain loan of about #1500. But he could not pay back the loan. Note that this man had 4 grown up sons of 3 different mothers (polygamic family). The sons were age 25 -40 years as at 1980 . The youngest son, lets call him MR Peter who was 25 years as at 1980 then decided on his own to settle their father's debt so that the land would remain and not be confisicated. This settlement happened in 1982. The other sons had said they did not have such money then. But everyone knew the oldest one had but did not want to bring out.
Fast forward to today, years after the old man died, they have been having issues on who now owns the land. These 4 sons now have children who are equally capable and willing to go all out to defend their father's interest. Land is worth over #100M now. It has never been developed, with thick bamboo plants covering most of it. The bamboo alone on the land as at today's value could worth over #1M.

The other 3 sons position is that MR Peter should sell all the bamboos on the land and reclaim his money as full compensation although they all know that the bamboo is worth over the #1500 he paid to settle their father debt.
Mr Peter has insisted that the land and everything in it now belongs to him alone and has gone to court. All he has is receipt for the #1500 he paid to settle their father's debt. His position is that if he did not settle the debt, the land would have been taken by credit collectors .
This is a very funny story about land
I inherited two plots of land at ogborhill Aba...it is funny to read hand-written receipts and two witness statements...lol... first plot sold for N500 nairaland 1976... landowner borrowed another N400 for another plot...infact my father bought atleast 10 plots through money borrowing or trade by bata...he ensured atleast two witness statements with each purchase....

I asked why he didn't buy more if he could...he was worried they will come back to reclaim ...well their children did in the late 90s.... grin grin grin

Please where do you get a house of $60k in the US? Even condos are over $150k in most cities.
Lets for the seek of discussion even assume it is possible and you get $1k rent monthly from it which is $12k a year

This is what happens to the 12k
You pay about 3% city tax on the value of the. Your example of $60k house that $1800
You pay about 22% income tax on the $12k rental income that is $2640 a year
Property maintenance (Lawn and misc ) $1000
Property manager 10% of the 12k ----------------------------------------------$1200
Home owners association --------------------------------------------------------$500
Total --------------------------------------------------------------------------------------$7140
Therefor $12k minus $7140 = $4860
$4860 is the maximum amount you would have left from that $12k.

Addendum
I forgot to add that you need and must have Property insurance of about $100 monthly.
I dont know where in the US...but this guy on YouTube buys some cheap old houses and does renovation and rents them out for between 900 to 1000 a month

The QS valued the material met on site at the contract price

Blocks - 200
Cement - 3,000

The QS now presented a bill of 3,800 to me per bag of cement to rebuy the same cement he met on site that I provided at 3,000

Th same applied to the blocks. The report claimed my client bought blocks at 280 after selling the ones that I produced on site at 200 to only God knows person.

I smiled and smiled.

Lastly the report claimed an outrageous number of blocks were used to complete a portion of the project that were ongoing as at 25th September.

I presented the time stamped picture of the building as at 24th and 25th September to the QS and asked him to show me where the blocks were used on the building

Energy prices are high lately...infact it's going up even more....projection says it's going to be more expensive in months ahead...tough and expensive winter...

This thread on dennis3d. his client spent 2.4m for borehole at enugu....enugu is Very tough place to get water....same for some places in Anambra like my town..

My village house anambra spent almost 1,6m to get water.....very tough terrain ...aba 210, anambra 1,6....if you don't trust people on ground or have an idea...one would think something is off..lol

I have been reading some of our submissions about the possibility of paying for materials with the intention of picking it up later, and the fear that the sellers may refuse to release your complete quantities, or insist on refunding your money and I am getting increasingly shocked here. When has Nigeria become that bad?

I give someone a large deposit running into several millions and he is making some transactions with my money, with the understanding that they will give me my supplies at our agreed price, and I walk in 3 to 6 months later and the dealer refuses to supply me because prices has changed, why did I pay you in the first place? I paid you to hedge on inflation.

In my experience, the dealers are happy that I pay early, they immediately deploy the funds and order heavier quantities and stock them. Most of my dealers are heavy stockists, offloading trailers and in a day. I have a dealer who offload up to 5 long trucks of cement in a day, pay him and he pays BUA, Dangote or Lafarge immediately and your supply is assured. He will be turning the money over till you come for your goods, in my case I just call, give me 50 bags, he will check and say, now remaining 150 bags? I will say, yes. And my goods will be loaded. I pay only transportation and loading charges.

Business is all about integrity, and I cannot be doing business with those I cannot trust, these guys I pay for goods hasn't disappointed me even once in the last 23 years, their children grew up to continue transacting with me, and maybe my children will grow up and continue with the business arrangement, I dont think they will start now to disappoint. These guys know me too, and we have mutual respect for each other. I will give examples.

The time Y16 iron rods jumped from N5,900 to N6,400, I had over 200 rods paid for. The time POP cement jumped from 3,600 to 7,500, I had 140 bags paid for, and I later collected it, even as it took time due to non availability. There are times I pay for 1,000 bags of cement at the same time, and we monitor how I take them, no matter how long ago it is. I just maintain a file to document all such transactions.
Oga spyder880 do you remember the electrical supply incident you narrated a while ago ?where the dealer refused to supply with slightly price increase...are they not same type of scenario? You even did pay compensation....scenarios slightly similar...same day...

went to buy electrical cables in a popular market last month, on a Friday. I had heard rumours about planned increases of electrical wires and cables across many companies and products but I wanted to move fast.

I found out costs of many other cables before i went to see one of my customers who deals directly from the company i wanted to buy their products. As soon as they saw me, the asked how i knew that prices were about to change, hence my coming, i laughed and told them that I wanted to beat the deadline of price increases. They were the people that told me that prices were set to be increased officially by next week Monday.

I gave them my shopping list and told them to prepare an invoice for me, using the old company prices I knew. They were doing that when I left, got other materials I wanted from 4 other shops, got their invoices and headed to this electrical cables shop, they were still writing the invoice and bringing out my ordered goods, healthy looking coils of cables, not tampered with. I collected the invoice and their account details and left. I went to the bank and sent them money, then returned to the line to arrange transportation.

As soon as I arrived the shop, I noticed that the mood was changed, there were about 3 other men, standing around and arguing with the dealer. They all hushed up when I approached, the dealer was shouting and shaking his head, almost at the point of tears, I thought something serious happened, and it had.

The dealer explained to me, with a note in his hand, that the company decided to increase the prices that Friday instead of the planned Monday, and they had sent them memos to increase the prices. I told them that the price increase doesn't concern my transaction, and that was when some of them lost their temper and started raising their voices, more men gathered, they accused me of knowing about the price increase and coming to play a fast one on the dealer.

They were defending their member and telling me that I must pay the balance to reflect the increase, I refused, and they told me to give them my account number so they could transfer the exact sum I paid and the transaction will be cancelled. I told them that I had already collected my invoice and has paid, we have entered the sale contract and I must collect my goods complete and without delay.

I submitted this quotation to the owner of the house using the old prices, he paid me same day, how can I now return to tell my client that the money he paid yesterday is no longer enough, it will look suspicious.

How much was the additional added money for the cables I am about to buy? N241,500 (or so, cant remember the exact sum)

I went to my vehicle and hid the invoice since I was afraid they will snatch and tear it. Came back and demanded for my goods. Well, the dealer knows that I have been buying a lot of things from them for years, so he took them to a corner of the shop and spoke to them to calm them down, they later returned and asked me to compensate the dealer with at least N50,000, the dealer told me to take the goods and go, and anything I give him, he will appreciate, in the end, I paid an additional N10,000 to him.
