Location matters, you just have to follow the trend in that location, the rental value of the location.
The calculation of the rent is not based on the amount of the building construction or land purchased.
But since it is a new building it will be costlier than the rent of a similar building with the same settings in that location.

I want to make an enquiry. How can someone set/ calculate the house rent to charge for a new building containing 4 flats. Each flat is 3bedroom. For example, if he bought the land for N10m and he spends N40m to build the house. How much should he charge as rent?

The truth of the matter is that she is loyal to her husband (your brother) and not to you. She has just used you to raise her loyalty profile with her husband. lol! Marriage and politics. It is when you are in it that you will see the politics in it.
Don’t take it so bad. Pray that your wife is also loyal like that.

If your brother is not talking to you, send him an sms or WhatsApp, explaining your own part then leave it at that. Time will heal the hurt.

I need advise.
My spouse has gotten Student Visa but could not travel because the school differed her admission date to first half of next year. She is about getting another admission with another school which will resume earlier than the former. I want to know if she can change Universities after getting the student visa or is the former school tied to her student visa?

Nigerian automated fabricated door is not a security door to compare with our locally made 1.5 x 1.5mm frame x double panel or even single panel steel door.

That is why for now I prefer locally made steel doors for entry and exit except for israeli security door

This is a slightly long read and I hope my narration is explanatory enough.

Permit me to be anonymous as I can. I will not quote specific dates. E get why.

We thank God for a successful visa application. He is showering my family with multiple blessings.
After my spouse got her CAS letter, three of us applied at the same time in September. Spouse (main applicant), myself and our toddler.
-We all did biometrics in september
-I received NSF in September.
--Spouse visa came out in October
-After her visa approval, I Waited for some weeks, no response. Sent a paid mail.
-Two days later received mail for visa collection in October.
Three of us now have visa. All praises to God.

Now the issue is that by the time my spouse visa came out, the school had resumed and told her she cannot commence the program. The school now deferred her admission till next year. She is hopeful of other admissions pulling through and getting another CAS letter.

I want to know if she can use this new CAS letter from a different school not used in the visa application and travel to the UK.

The eagle has landed!
Study permit approval and in possession announcement.
We thank God for giving us this visa. He gave us the knowledge to navigate through the maze of Canada study permit application. He will not share his glory with anybody. I say this because we tried using Immigration Lawyer from Canada but the conditions in their letter was not palatable to us. We also tried using a consultant in Nigeria, even paid consultancy fees. At the end we were discouraged and went in on our own. I also felt I could give the application a personal touch. I am my spouse put head together to draft the LOE. God used some nice people in this forum to answer our questions.

Main applicant is my spouse.
Applied for Visitor visa for our 18month child. Our child’s visa is not yet out but we are believing in God. I heard that all those that applied for Visitor visa before August are advised to reapply.

Timeline
Second time applicant. Was denied last year
Admission deferred to this year. A 2yr diploma course.
Medical done 12th May 2021 (not sure of the date though unless I check but it was upfront)
Application date 14th May 2021.
Correspondence letter 8th September 2021
Original passport request 8th September 2021
Sent passport through courier 15th October 2021
Correspondence letter 22nd October 2021
Passport received from courier 28th October 2021

Documents submitted
Letter of explanation
Sponsor letter( payslip, 4 month bank statement, employment letter, id card)
4 month Family Business Bank statement
Marriage certificate
Nursing registration
Referral letter from my spouse’s “pro bono” beneficiaries
SSCE result
Commercial invoice of goods in warehouse

Letter of acceptance

Travel history
USA and UK

My opinion,
It is God that will decide if it will turn out positive or not because He sees the future. The race is not to the swift or the smartest. The documents we submitted are basic but it was meant to be.
Just as our faces are different, the same way our application will be different. Copy and paste doesn’t work in this case.

If you're in Lagos or Abuja walk into the nearest DHL office to send to Vfs. Because of Covid, Inhouse submission to Vfs is no longer supported.

Congratulations. In-person submission at the VAC is not permitted. You can send your passport with other required documents via the courier service of your choice. I made use of DHL, paid for a 2-way courier service and sent to VFS Lagos . I received my stamped passport after 11 days.

Wow! Why so bitter? For me to ask about means of submission shows that I am still in the process. Situations differ.Hence my response.

Pls I won't advice you to apply for the visa with your hubby and kids at the same time, it's a wrong move. Basically, if you do that, your more like throwing away your life line that is suppose to back you up in securing the visa.
What I'm trying to say is, you've already have a social ties you can use to add strength to your home ties, so why throw it away by applying together with your family at the same time.
Tell your hubby and kids to stay back, you should apply first and use your hubby and kids as home ties bcus your husband and kids adds more strength to your home ties, so use them to equip your home ties arsenal.

Secondly, draft a good Sop and most importantly make sure you state your study plan in the Sop,this way VO will see that your Sop has a direction.
While writing your Sop you can also reveal to ircc that you own a business but it's registered in your hubby's name but for them to believe it, you need to add evidence to it that you truely own the buisness. The reason why I want you to bring this up is for you to be adding more juice to your home ties. Telling the VO you own the buisness but it's registered in your hubby's name is not enough, you need to show them evidence bcus you having a buisness of your own that is thriving and also using your family as home ties, they will make up a sufficient home ties to some extent.

Since your overwhelmed with the whole thing,I suggest you take it step by step so that you won't get confuse. You can start by surfing the internet and look for school that will suit your needs in terms of tuition and course.
Once you get admission, you can come back here and inform us so that we will tell you next step to take
