ion know much about building as this is my first time and my budget is around 12m for building. ion wanna spend much on building that’s why I’m tryna stay low.

My candid opinion: 1) To reduce cost for you in general, since there are so many good architects here, auction out the design. i.e tell us the plot size (length and breath of the land). Then interested parties can submit their preliminary designs in like a week. This way you can choose a good and cost friendly design.
2) I read you want your mom to supervise the project. This is only a good idea if she's in the construction industry. If not, handing out a construction project to someone not knowledgeable enough in the industry might be a problem. Because they will most times good for materials with cheap price without taking into consideration the quality of the said material. Trade secret: it doesn't matter whether you're supervising the project with a Hawkeye, if the contractor wants to cheat you, he will. It's advisable to give the project to someone that knows his trade.
3) Prices of materials always hike during this period and beginning of each new year, don't know why. So you might want to wait for the price to come down before embarking on the project

It will finish the building with a good interior. What I meant was that the term "good interior" is relative. if you want to start importing high quality Italian marbles as floor and wall finishes, high end electronic gadgets for the house and so on then, the money might not been enough to finish it.
But if it just a normal finishing like good tiles and paint job, moderate electronics and kitchen elements etc then it's more than enough

The money is more than enough for the building project. But when it comes to finishes and interior design... then your taste might make the amount that's leftover from the building to not be enough!

yeah clients but it's majorly budget , yes most people buy everything ,when i collect cooperative whereas educated people already have a concept in mind , it also involves concrete

Building standard certification stopped in 1802 , anybody can build anything, even local town planning offices and officers won't bother to inspect what you are doing as long you you sort it

people are poorly informed about this type ( i seen people who mocked aregbe's skeleton because of the buildings looked just like the picture above, steel all through) of building, they've never seen , heard or thought about it


talk about scarcity of materials if you have to import then it's not worth it to some people

you're right but why I refused to mention budget is that even Government projects still use concretes.Very few use other types of building materials

Usage of timbers for sole purpose of building and construction is not a sustainable practice. no matter how you try to defend it.

when you talk about zero carbon emission building, you think in terms of green buildings, improving the energy performance of buildings, reducing the energy consumption of building system e.g Hvacs system.

and most importantly making use of better building materials. e. g improving the u and h values of walls, windows e.t.c, better insulation materials.

also you can think about improving the construction techniques for building e.g 3d printing which leads to low energy consumption.

clearing up of forest to create environment for building is in fact one of the problems of urbanization, but complicating the problem more by relying on timbers for building purposes is not logical and also not sustainable.
My thesis was on the "Comparative Analysis of Sustainability Practices between Civil and Building Engineering Projects".
so yeah I'm vastly I know what sustainable Construction is.
Going green in terms of energy efficiency and reduction is just one part of having a zero carbon emissing building. To complete the cycle, you need materials that trap carbon from the atmosphere and timber is one of those.
A simple check on the Internet, you'll see that buildings that have net zero or negative carbon emissions are mostly constructed using Timber and you're saying Timber is not sustainable.
Sustainability is not just about reducing energy consumption, there are so many aspects to it.

It's clear you don't understand. Steel will only rust when exposed to atmospheric conditions. Most steel come precoated from the factory. Besides using steel doesn't mean the interior and exterior of the building will be steel. It can be cover with whatever material you wish. so how will the steel need maintenance. When we talk about steel it's not the 10, 12, 16mm reinforcement bars. We are talking about I-section high grade steel bars.
Same goes for timber, not your normal timber they sell to you at the timer market that is not properly cured. Have you heard of CLT (Crossed Laminated Timber). There are so many types of timber used in construction. FYI a properly seasoned and cured timber can stand for decades with much damage.
You're comfortable with what you know and that's okay. But saying steel and timber needs regular maintenance is just laughable

what are the recycled materials you are speaking of??
What properties of this materials will trap carbon atoms within themselves?
Whether we cut trees to use for timber or not, those trees will still be cut and then land used for something due to the exponential growth of urbanization. This way using timber for construction helps to reduce the damage.
All the roads being constructed, the trees that were cut to make way for that, how have we replaced them?

If the timber is coated with fire resistance coating and you live with safety precautions which by nature we do anyways. What's the point of worrying.
We have fire incidents, how many times have the concrete and blocks stop the contents of the buildinga from going off in flames.
Each building materials have a certain range of heat they can withstand, once the heat is above that, they crumble. be it steel, concrete, timber, glass etc

bricks and blocks have different properties. Like I said earlier they also have advantages and disadvantages.
Timber absorbs carbon dioxide thereby reducing the carbon content in the atmosphere and there are different types of timbers used in construction. It's not only the ones that the local market sells that are used

This is one of the problem most construction works uses concrete and masonry blocks. The average Nigerian always imagine the worse case scenario.

steel is not "far superior" than concrete. All building materials have both advantages and disadvantages.
One of the reasons has to do with the client. Sometimes before the client even request for a design, he has already purchase masonry blocks and other materials.
But then again Nigerians don't like to challenge themselves. Concrete is the default "comfort zone".
In the case of a net zero carbon emission buildings, Timber is the best alternative

They know themselves, that's why they've changed over the years, they even reduced the price of their phone and also made a mini phone for more sales
Before, Apple don't even behave like they have competitors, they just release phone and make announcement, they don't even post on they social media page, I remember years back, they never had any post on their Twitter page, today, theyre now creating videos, mocking other phones to attract customer.
Apple knows they won't hold their position for a long period of time, all their trying to do now is to get everyone on their subscription based platforms like iTunes and the others, that's why they created bundled subscription, they also plan not to even sell phone in the future, people just have to pay monthly subscription to upgrade their phone.
If you use their iPhone 12, you'll see they've now allowed people to start customizing their phone, before, why? people are moving away from iPhone be use their os doesn't allow customization, these are few of the changes they've made over the years among many others

I was going to scroll pass your comment but then I assume a lot of people will start to believe your misconception about Apple.
1) Market Share: You have no idea about the stock market. What'll you say about Telsa or any other public traded company. You can't have gains all year long on the market, they have to be retraction at some point. Apple got pass the $2 trillion point so it was normal for their stock to drop.
2) Price: The first $1000 base price phone was an apple phone. With the pandemic and economic downturn it'll be irresponsible to ask people to part with more money for a commodity such as a phone. Why did Samsung release the S20FE or why is the Note20Ultra the supposed best of Android not making that much sales?
3) Phone size: The highest phone size for the iPhone was about 6.4" which was the iphone 11 pro Max, iPhone doesn't make large phones so you saying iPhone made a mini because of sales is laughable.
4) Subscription: Subscription? really? For a company that made media consumption on mobile devices mainstream, I don't even know what to say to your comment about that. The Ipod made the Walkman obsolete, iTunes was a subscription base platform long before even Google Music existed. ITunes is no more which goes to show how much you don't even know about Apple. The bundled subscription is a genius idea.
5) Customization: Again, you have no idea about IPhones. It's not the IPhone 12 that allows customization it's about the IOS 14. which can even be installed on iPhone 7. That's a 2016 phone. Name one android phone from 2016 that can install the Android 11?

If you didn't know about Apple, you should have just make research and educate yourself. Saying that people are leaving iPhone because of customization is just sad for me to read in 2020. If you were to ask 100 people at random to show you their phone, the only customization majority of them will do is to change the background of their phone. If customization was that important, why are all the Android OEMs trying to make their custom skin very similar to stock android?
Apple don't make midrange or entry level phones if they did, even Samsung wouldn't be #1 on marketshares.

They still charge stamp duty for amount 10,000 and above but no other charges plus you get 24 free transfers per month. They use push notifications instead of SMS. Good experience.
