My estimate is a single house will cost $20,000 dollars or 8 million naira to build .

here's a website where you can calculate the number of concrete blocks, sand, steel rods and bags of cement needed for a project. https://www.inchcalculator.com/concrete-block-calculator/

I also calculated cost of material such as toilet and bath, shower heads ,tiles ,lighting ,doors and windows . the entire house can be built for $20,000 dollars or 8 million naira . to build 500 of such houses would be around 10 Million dollars or 3 billion dollars. who is willing to invest 10 million dollars to build a small town

Nice thoughts,

You actually dont have to 'remember' to do the On/Off stuff.
All you need is to incorporate an automatic Timer switch (programmed to switch it off/On at predetermined times of the day).

I dont want to get involed in this Eletric fence arguement because l am sure almost all of us here remember we have discussed its merit and demerits, in detail, a few pages back.

The level of "defense" you install, should be proportional to the level of threat (and response) that you face.

If anyone jumps your fence in the US, you dial 911 and Police is there within five minutes or less...why then do you need an electric fence?
If same happens in Nigeria, l am sure we all know they are not coming to pick their 'ball' that fell into your compound at 2am in the dark of the night. undecided and the Police will rather be 'raiding' than attend to your distress call ......so if such people they get jolted and thrown-off (not killed instantly), they deserve it.

That my take

Nice analogy and summation, my only interest is the safety portion of the installation which should incorporate defence for kids though

seems there is a misconception about these electric fences, their principle of operation is similar to a taser..ultra high voltage..but low current..miliamps, unless u r unconcious or wedged inbetween..or installed wrongly, its pretty hard for the domestic electric fence to kill a human.

as per switching it on and off, a simpleprogrammable timer socket/switch takes care of that, bought a timer socket for less than 5k naira in the uk..and it helps with turn on my sec light by 6.30pm and turn them off by 6.00am, same for the refrigrator for my folks in the villa

Very true my friend, but I would disagree slightly with you , how many of us when we build incorporate and intergrate technology into our builds , I believe only a minute fractions, some of these gadgets are out there in developed countries to make life easy but we refuse to incorporate in our buildings due to the following

1.Expert judgement
2.cost of installation
3.Technical know how

But how many of these already built homes in these estates have collapsed? Some privately built homes have been reported to collapse as well! And with some of these already built homes, you can pay in stages or buy it with a mortgage, and insure the building. Don't get me wrong, if you are around 24/7 to project manage your building, then that's better, but if you are not around, then it is a time-consuming, tedious, expensive (as you will definitely be cheated) process!

@ bolded refers,

You might not see someone their buildings collapsing after construction(1-2 years) but overtime you will observe cracks on the walls, soil displacement and some other minor structural defects.

Only a handful of these estates consider quality matrix in all stages of the building process and you find out these houses don't come cheap ,if you are in Lagos find time to visit some of these estates and have firsthand data of the state and level of dilapidation of the houses.

Just an aside. How learned is the person? Maybe he doesn't know better.

I try to assist and educate people that come to my site when I can. Some are receptive but some are stuck in their ways of doing things.

Sometimes our gut feeling is all that we're left to go with.

True talk, I hope these artisans would realise soon that the old ways of doing things is fast fading away, they need to be compliant with with trends eg: excel quote for clients

There is a need for them to upgrade in service delivery to complement their skill set

an average living room easily exceeds 23m in perimeter

Just pissed off with our ways of doing things here, not that I am jumping into conclusion, the thing is the unit of measurement should have been uniformed and clearly spell out with the appropriate dimension (LxBxH) for easy comprehension for the client ,this to me is a red flag.

Wait a minute.

You guys are mean. You mean you just don’t pay what the artisan quotes.

How do artisans on your site survive. Are you poor or just a stingy lot?

grin

We are not Stingy and at the same time shouldnt be foolish to throw away hard earned money in a bid to build a house , the artisans are expected to be paid for their expert judgement input (professional fees) .Professiinally and by standard procedure artisans are. Suppose to give you the list of required items for your build escorting you to the market so as to use his expert judgement to guide in buying original items and he charges you for the his service ,which may be a lump sum payment or a percentage of cost of total materials which ever is preferable.

But in this part of the divide artisans want you to give them money to buy the required materials at inflated prices and still charge you for the services that is triple profits, the sad part is after giving them the money they procure substandard materials for your build which at the long term will warrant you doing rework at your expense.so you see the reason why as a man you need to read, interact, research on some important discourse so you can have an idea or input when faced with such discourse at any point in time, so bros in summary "OUR MUMU DON DO !"

You funny ooo, what of if the height of the building is 2.4meters and he measured the length of the whole sitting room as 23.3meters ...

Guy,

That quote is faulty ab initio, the non - uniformity of the unit of measurement is questionable ,that is why excel quote is ideal to point out all these traps .

To me the vendor would have listed all the di ensigns in an explicit manner for openness of his quote, how can he determine the "height" when it's not clearly spelt out in the quote.

Hope I have not offended you by this small exposure of the crooked ways artisan use in exploiting potential home builders

I received this quotation yesterday and I want to seek people opinion about it. Thanking whoever take his/her time to review this.

The quote is very suspicious, note the following

1. What is 23.2 x2.4 =55.68sq -which unit of measurement is he using metres or feets ,what the guy just did was multiply the length of your sitting room which is 23.2 feet by 2.4metres which does not show uniformity, unless you want to tell us your sitting room is actually 23.2 metres by 2.4 metres, the implication of what he has done is to inflate the work area

2. The quantity of the materials are suspicious ,you can go to the market and sample prices of these items

Dear Nairalanders,

A very good morning to you all. Please I'd like your expert on an issue that is affecting my business. I have a big cosmetic shop which by God's grace fetch me money. But the problem is that my sales boy/girl steal heavily from me.

I have tried to checkmate them but all to no avail. Whenever I'm in the shop, I do checkmate them. But most times, I'm always out of the country doing business. Someone suggested getting a machine which can be used to issue receipt on any sales made but the problem is that I don't know it's functionality. Also, another friend suggested the use of CCTV to me.

Dear Nairalanders, kindly enlighten me on what to do as the issue is affecting my business. Thanks in anticipation.

From a friend.

Mods, kindly help give a wider coverage.

Your best solution to your problem are as follows

1.Deploy an inventory management system in your shop and Lear how to use it

2.Get an accounting graduate to manage your sales and stock on daily basis and if possible give you a weekly update report ( Ensure he is well compensated and must be of proven character
3.Digitalize your operations

Let's create a new orderly thread. I will supply the pictorial illustrations and writings . before creating the thread , i would like you to provide me with information. All you have to do is tell me the prices of each item and other details , so that i'll create a good illustration. we will start with the dimension of land plot ,whether 100 ft by 50 ft or 120 ft 60 ft and where in Nigeria these dimensions apply. For example a plot of land could be 60ft by 120 ft in Ogun state, it could be 50 ft by 100 ft in Akwa ibom or Enugu state . A plot of land could be 300,000 naira in Nsukka Enugu while it could be 150,00 to 200,000 naira in Tureta Sokoto .
the first two pages of the thread will cover everything regarding construction ,including prices of items . for example , price range of street lamp post ,window designs, sizes and prices range.

Good initiative, this proposed thread would be very detailed in terms of requirements for building different house type (bungalow,Dulles, blocks of flats etc)
This will give a potential house owner the leverage of cost and quality In terms of builds and also tailor his funds to what his expected house type outcome will be like at the end of the project.

My advise is to let readers be aware of the contributions and importance of using professionals at every stage of the build so as not to adopt a "DIY" techniques at some stages of the build as an avenue to save cost.

Good luck in anticipation of thread creation and will be willing to follow this thread for knowledge impartation

If I may ask sir, how do your builder knows that the soil is very strong and doesn't require a mat/pad footing or the foundation footing generally?
Did the building pass through the developmental units of your city or state because if it does it will surely have a structural design which will specify the size, depth and the number of footings to be used to carry the columns?

Am asking these questions to be sure of my replies. From your explanation above, there is no way the builder will be able to ascertain the strength of the land without carrying out a detailed soil test. If the soil test is carried out and the soil is deemed to be of good properties in relation to what you are planning to build on it (if the bearing capacity is good enough and if the settlement is minimal) then you will still have to do a mat/footing for your columns.

From your picture and explanation above I can deduce that you didn't carry out a structural design and that the builder is only working with the architectural working drawings. It is wrong to build hollow block without frames because the ground blocks will carry the weight of the slab, upper floor blocks, and the roof load, this blocks may not have the properties (strength) to withstand these loads coming in from above

Thanks for your methodological contribution to this discourse, people should know that building a house is a process which entails stages/phases with great dependence on each other, ascertaining the strength of the soil should be the first thing to do before Architectural and structural drawings (soil test) ,people shy away from this initial stage out of ignorance or because of the cost involve,it's better to spend some few thousands to do this task than to neglect it and spend millions to correct defects in the future

Nice question sir

1. There is no relationship between the quantity of reinforcement used in a cantilever and the that used on the adjoining slab (the decking). What we have is the percentage lapping length of the cantilever slab reinforcement ( mostly top bar extended into the adjoining slab). this lap length are taking to be 1.5L ( where L is the width of the cantilever).

There is no ideal length of a cantilever because in structural engineering you only provide a solution to the problem posed by the architect. The architect will make the design based on the need of the client, for example, some cantilever is to serve aesthetics function like long balconies while some serve functionality purpose, like extension out to add extra space to the living area. experience has shown that for a continuous slab construction with an overhanging slab (cantilever slab), optimal design moment is achieved at 0.2L ( where L is the length of the slab adjoining the cantilever. so, for a slab of 6m, the width of the cantilever adjoining it will be 0.2 x 6000 = 1200mm ( 1.2m)

Thanks

abdulwastecx:

I think the problem is most of these building don't have structural design and if they do, the designs are not properly done.
Before I can answer your question, I will like to define and differentiate some terms that are interchangeably used from a structuring engineering point
cantilever slab: when the slab of a building or other structural member shootout from a beam perpendicular to the length width of the adjacent beam (a layman definition)
Overhanging slab: when a part of the slab is hanging out from an inner slab, where the two slab share the same beam at a point
cantilever beam: look up to the cantilevered slab above
Overhanging beam: look up to the overhanging slab above.

the major reasons while most of the building cantilever or overhung have such load is the presence of loaded slab at the edge which exacts too much point load, thereby increasing the moment and share at such end. The better arrangement is to have the slab cantilevered out without a column on top, where the slab will carry only the wall load of one floor.
If there is a need to have a wider slab, The slab can be accompanied by a beam which can be concealed ( raft or waffle slab) or shoot out below.
From experience, the best approach is to have an overhanging beam that extended into the slab thereby neutralizing the effect bending moment on the beams and columns

Eku Laakai Sir,

Well dissected , my question on this cantilever discourse to you sir are.

1.what is the relationship between the quantity of iron rods used in cantilever and decking in terms of sizes of iron rod.

2.-What is the ideal length of a cantilever shoot out from the decking in terms of feels or metres

Thank you

We don't have it in Nigeria bc we learn one thing and stick with it with little room to think outside the box until oyibo folks come with new innovations. Our libraries and educational curricula are still based off of 1980's materials.
You can tell what era a house was built in Nigeria by mere looks. One person builds a particular style, every builder/designer follows and runs with it until it is played out. I am not a big fan of herd mentality--a contrarian and a dissenter to the core.
/

Thinking outside the box has being a philosophy/culture in our daily lives since the early 2000's, how far have we faired as a nation, people in "thinking beside the box"we stick to one pattern and once it wanes out we adopt the next available style,

We should be able to probe more on processes and see how we can improve on them
