While Some of these apprentice , their place of training (handiwork/skills) is not far from their home (Trekkable) , Yet they're just unserious & don't want to make sacrifices.

Some Oga's don't even feed three times daily, so you can't expect them to be feed three times daily. An apprentice who came from a family of very little means, should not expect a *Çømfortble ¶rocess* The road to success is never Smooth. ✓

Last part got me laughing and at the same time pondering on a whole lot of things... Most of them don't know the stress and pains people go through to have what they see as privileges with them(the touts) contented with just begging. Lagos na wa, for now I have taken [b]a break from Lagos till God knows when. I can't deal with all the stress that state has in offer [/b]and not getting much value for my state of mind...

What they need is the copper . Copper is very expensive now and one thing that baffles me most is the amount they are are selling those cables .. The last one that happened on my site, the river all cables worth of 975k and sold it as scrap for just 25k .. imagine that. Unemployment is the main issues in this country.

So Yesterday: A thief was caught in a street, closer to a site (that we're transforming~ interior). He broke through the fence of another compound just to gain access to a site, to steal Wires. Similar Situation at one of our site, broke through the Pop just to gain access to the building & stole the wires .
Last year , thief/thieves bypassed an heavily guarded Estate Securities just to steal Wires
Of course other things might get stolen. (Many Similar Stories also, here on this thread)

Ɓut what's this desperation with Wires.

The way to go: is for you to get a quote (quotation) to each of the stage listed.

Chai , if the leaking continues , it will weaken & affect your Pop & that could pose a serious problem (I hope the leaking is not much!).

If it's just one sided, then it can be blocked.

Pls, what documents make up "House Documents"? If I purchase a land and build a house on it, the documents of the land automatically becomes the house documents or I need to process some other documents? What if the land is an inherited one with no documents? What really makes up the complete papers of a house?

Certificate OF Occupancy ( C of O ) : Certifies the legal & ownership claim of any land in Nigeria, regardless of it's usage.

Right OF Occupancy (R of O) : The right to use & occupy a land, in accordance with the Provisions of the land use act.

Deed of Assignment : This is like a receipt, given to a Buyer after purchasing a land/property.

ADVICE NEEDED, I wish I can run this on a separate thread but it is what it is.

I started building this house on the first land I got, a gated estate in a serene environment but electricity is bad (once in a month kinda light) and the road leading to the estate too is not quite good though the neighborhood is the most populous area in the state capital.

The Goal deep down was to build the biggest in the area so it was a duplex with around 10rooms (2 living rooms, office, library, gym, and laundry room inclusive) 8 toilet/bathrooms, kitchen, and store. And by God's grace, we were able to do everything including plastering, wiring, plumbing, burglary, and window with the main doors fixed, and we were left with normal interior and exterior finishing. That was when my eyes cleared!!! I became wiser and I already have like 2 other lands in better estates with better electricity.

The house became too big and my taste changed to something smaller and simpler, my mind already moved out of the environment due to the electricity ish and how populous the area is (the house is noticeable from all angles and it stands out while I am just a single young guy).

That was how I abandoned the project in 2020 till I make up my mind.

I went there today and my mind broke, the property and the works we've done are wasting away, and my money is wasting away.

I need your advice, should I complete the house (which will gulp 20M + in this tough economy, money I can use to do better business) and rely on Generator and Solar for the rest of my life.

Or I should sell it and use the money to build something smaller and simpler.

I'd advise, you convert to rentable apartments. Not sure how long it will take you to recover your money spent on the project (Depending on the area). But one thing is for sure : it's an investment that increases in value, so you will definitely recoup your Money. ✓

The wall needs to be measured, to get the total Sqm. Once the total Sqm is known, it's easy to know the amount of materials you'd need.

I think the first thing, you'd do since your land is ready! is Decide on the kind of house you want for yourself , then proceed to get a building plan, designed , then estimate & budget.

Thank you brother. I'm new to this thread and have little or no experience about building. I have some plots of land in different parts in enugu but own no building of my own it sucks. Hopefully before the year runs out I'd use the one at phase 6 Trans ekulu and build even if it's two or 3 beds. Rent in enugu is getting crazy, landlords there are currently seeing everyone as yahoo boys. Imagine without a million naira plus you can't get a good two bed in a good location.
I really need build house by God's grace. Landlords are carelessly ripping people off here.

When it get to areas i could assist, you on' would try my best. *Am an interior Designer/Specialist*
