BuildingProject:
Hello all,

I need your advise on this. There is this building I just secured. I paid the lady 90% of the money and she said she won't release the documents if payments are not completed, so I rallied round and I completed all the payment. And she signed the deed of agreement and every other documents needed.

Now here is the problem. I just discovered there is a tenant in the building and I was told the rent is due in June /July this year. How do I go about evacuating the tenant since am not the one that collected the rent from him and the building is sold already.
I think you should talk to a lawyer to seek a legal advice

Here is my own piece: Was the Tenant given a Prior Notice ? (That the house his currently staying would be sold & the New Landlord might not want him there Anymore?)

If you don't intend to keep him as your Tenant, for one Reason or the other, Just Thread the issue cautiously in the best approach ever. Be Considerate & give the Tenant Enough time to move out/find a new apartment when his rent expires.

I would rather pay higher to get a nice wood board TV console than to go for the pop version.
I think the Pop version will soon go out of fashion.
Yeah, For Tv console a lot of people are now settling for Wood board,

Why People are settling for Wooden Tv Console over POP console : POP Tv console is Permanent. & it's not advisable if you are living in a rented apartment. Wooden Tv console is movable & changeable. "Every one with their own choice sha"

Wood Quality Varies tho.

We have MBF , HDF, MBF gloss & HDF high Gloss.

Let Me tell y'all an open secret Today. grin
HDF is better & Stronger than MBF.

Am currently building a Tv console for a Client with a minimum budget.
Perhaps i will share the picture. Once it's delivered.

Please could someone help me understand the major difference between TV console made of POP cement and that made of plasterboard.

Which of this is ideally cheaper and more durable? I know one can hardly tell the difference once the two are screeded and painted.
Cost effective. = POP Cement is cheaper
Not just Cheaper, but also better & Stronger.

I would not advice my clients to choose Plaster board over PoP cement, whether for Building a Tv console or making a false ceiling.

Plaster Board : comes in Ready made form. Usually fits with screws.

The Biggest advantage of Plaster Board/Gypsum Board: it's a quick installation process & a cleaner Method.

Disadvantages: Crack occurs with the slightest movement, For example : cutting of space for search Lights.
Incase of Repair, you will need to Pull down a bigger portion for repair.
If moisture seeps into the gypsum ceiling through leaking roofs or air conditioning drain pipes, it may result in fungal growth.

POP: like i said, POP is stronger, we build Pop boards using Filas (Which serves as the skeletal system) ,water & PoP cement.

We can always determine the quality of a POP board. (This is where hiring a Professional comes in Place)

Once POP Board is made, it gets stronger as it dries up. After a month of installation it's get even stronger.
it's Cost effective than plaster Board.
Repairs can be easily Done, Mistakes can be easily corrected as well.

Disadvantages : using POP cement for Tv console or false ceiling. Pop making process can be Very Messy.

Preparation & installation Process is Tedious unlike the latter very easy Process & clean method

Time Consuming.

Nota bene= Depending on who you hire. Your POP works can either be of Standard quality or Fail out.

Hope this will help.

I can relate.

A man sold his house for N150m in 2014. Gave about N24m to his wife. Bought exotic cars. Bought 800sqm land to build 2 detached duplex with a plan to live in one and to sell the other.

The wife secretly engaged me to build a 3 unit terrace building at the same time.

Within 5 months, the man ran out of funds and we completed the wife’s terrace flats. Within 7 years, the wife has made over 60 million naira from her investment while the husband’s project is still in abandoned state.

He cannot finish it neither can he sell because that means he won’t have a house to his name again.

While living in a rented house in Chevron, Lagos the wife was making money from her investment a few kilometer away while the husband is hoping to compete a superfluous house he can move into maybe one day.

While inflation hit hard, the wife is making more profit while the husband is being weighed down by the increasing cost-to-own a house.

If both of them decide to sell tomorrow, the wife will be making more money than the husband.

A house is not an investment if you’re not planning to sell or rent out.

_______

Lest I forget, please note building terraces is cheaper than detached houses but its ROI is higher and the occupancy rate is cool

somehow:
A car is an asset irrespective of what you're using it for. The car (asset) now becomes an investment if you start using it to make money directly either by putting it on a lease, rental, HP or as a taxi. (This is rather very easy to understand)

Sir, I think at this point, alot of us are just trying to win an argument by making a simple issue complex.

Note : A car you bought on credit is neither an asset nor investment, it's straight down debt.
I completely Agree with the Bolded "Statement"

Guess we can say the same about a House.

You want to know why? No builder has x-ray vision.

The scope of work must be well defined and agreed by both party (client and contractor) involved. You don’t want to inherit another man’s wahala.
. grin... cheesy at first, I was wondering why.

My thoughts were (n3xt don pass that level)

True Talk sha, i understand

But Regardless, I believe there's nothing you can't handle when it comes to building. (If you are interested) .

PAPAFEELERS:
Good morning my Ogas,

I just had a arguement with my engineer. he was inisting i buy Bua cement rather than Dangote for tiling BUT i told him what is important to me is the avaialability and cost of the cement and not the brand. i also told him i have used dangote cement for tiling purposes in the past.

The engineer aruguement was that Tilers prefer Bua and i told him how can you an engineer be swallowing hook, line and sinker what people say without a valid reason why?

Please am i wrong by saying i will be using dangote cement for my tiling work? please correct me if am i wrong
You've said it all.

There should be a Convincing Reason. & That's just the Truth.

Good you said your own school of thought. When it comes to building things can change and every contractor should highlight the possible change in their contract, sadly most artisans have not gotten this level of education and it's rightly so, we don't have that environment.

I am doing a project, and the contractors mentioned that expected completion date will be April, however situations may change, and rightfully in January came the snows, then the cold weather were brick works cannot be done. work was delayed significantly. Then prices varied but I was shown proof, and reasonably made adjustments based on the slight change.

Contractors should be sincere, and clients should also have a human face when making demands from artisans, because things are mighty tough at the minute for both parties, especially in Nigeria.

In London I can tell you I will make it in 2hrs and keep to that time, but in Nigeria that may not be possible, even if your intention was to keep to time. If it's not the police, it may be armed robbers on the road, or some crazy traffic.
You speak the Truth .

One thing have learnt about “Time-Frame | Duration” is to prepare ahead & give adjustment to clients.... What I mean is : Be truthful with your client & let em know the Truth about when you can deliver a project, it's better to *give a date/duration & deliver before the expected date* than to *give a date/duration & be 2/3weeks late before you deliver*

A particular project that I did , I knew the Project would take a month due to low funds to bring in more hands, The client said it should not be more than 3weeks. Instantly I plainly told him the project would take a month & two weeks, & I convinced him. We delivered the project in 3weeks & 4 days. ..he was happy that I delivered before the expected date. ...

||||
Telling your client' :: that a job that requires a week would take you 2days to deliver Just because you want to win the Project by all costs.. is a Very wrong Move. ... We need to be Realistic with Clients too.. we're Not Machines...
