Maybe check Benitez last 20 results at Everton. If you check Lampard results at Everton, they are usually tight games that end 0-1 or 1-2, his problem was lack of striker. He thought he could save his career with Chelsea job but he walked into a team where players have given up for the season. The players interviews from Thiago Silva to Havertz yesterday should tell you they have zero respect for Boehly and are on cruise. This is a team with two dressing rooms. Well Lampard got paid well for it, it is what it is.

Anyone who thinks this is down to coaching rather than players downing tools is on a long ting.

Players fly for international football, land Friday night, play Saturday afternoon with one or two pidgin English from Eguavoen and don't look this inept.

If you put 11 motivated players on the pitch with no instruction, you can't get these sort of performances. Players are not fools, they all know their job. Just like they did with Avram Grant. Players have simply downed tools. This is similar to 2015/16 Mourinho season. The players no gree again. Boehly has killed their spirit repeatedly.

It has always been like that for long time. Yorubas usually share properties/inheritance using two main systems ; 1 . Idi-Igi system and 2. ori-ojori system.

The IDI-IGI SYSTEM is one in which the inheritance is shared according to the number of wives the man has . Obviously it’s used in polygamous settings where the man has multiple wives . Each of the wives will get their own proportion which they will keep in trust for their children’s upbringing .

The ORI-OJORI SYSTEM can be used in both polygamous and monogamous settings . Each of the children gets their own proportion of the inheritance . If the man has 3wives with wife A having 3 children, wife B having 2 children and wife C having 5 children…. The 8 children will have their equal share of the inheritance without any regard to other factors.

In Yoruba land, ask the elders when community land in the village was being shared, maybe in the 1970s or so, whether any woman received a piece? That's where this mentality stems from. When my village shared land in the early 80s, my father had to go and claim land in his name, though he had no intention of building in the village. Then his mother built on the land and lives there till this day.

Don't let anyone deceive you 39 G/A in roughly 58 matches is incredible output for any attacker.

Joao Felix is not even the kind of player that needs a G/A to have a good game. He does many things every game that doesn't end up in the score sheet

Be quiet. Joao Felix almost always has a bad game, that's why they take him off every 70 mins, allowing you to make up fake 90 mins stats. Joao Felix does not press, loses the ball foolishly, and has directly contributed to 2 goals against Chelsea for the 2 he has scored. There is nothing desirable about his weak play, easy dispossession, lack of pressing and poor hold up outside of GA.

39 GA in 58 games is not good output especially for a free role player, despite your attempt to make up 90 mins metric

1 goal every 2 games is a good output for a striker. If you add an assist every other game, your GA in a free role should be close to 1:1 at that price

He has 39 GA in 96 games, mostly as a starter and even his low GA is all against relegation teams. Not 39 in 58 or any fake metric you made

39 GA in 3.5 seasons as a starting forward player is horrendous especially when your GA are against the below

Yeah Griezmann was played less than 30 mins each game till January so as not to trigger a purchase clause in his loan agreement with Barca. After Barca and Atleti settled and Felix was sent out, he has shown in less than half a season with 11 goals what Felix was never able to do, with Felix career high league goals for Atleti at just 8.

lol. Those Spanish properties lose a lot and are pumped by British tourists and they almost always lose value. Bulgaria is also an undeveloped market. As of 25 years ago when I was in Bulgaria, they were almost as poor as Nigerians. I was buying a bottle of wine for £1 there. That means what the lower income Bulgarian can afford is like £20k. So if you buy £50k, you are far from the bottom.

By low yield l am talking buying like £110k flat in the middle of Birmingham or Manchester. The low income Birmingham guy can always afford that. Besides when your focus is on yield and your rental income is achieving the desired percentage you won't care about losing equity that natural YoY inflation will recover for you.

Typically if your aim is yield rather than capital appreciation, you should not lose your shirt in a property crash because the cheapest properties offer the best yield, and the cheapest properties don't really crash because they are what the common man can afford to buy and within range of even those earning slightly above minimum wage as a purchase option. The ones that crash significantly are all those highbrow areas. Those usually return negative yields anyway

12% yield looks like capitalism gone wild. Are you factoring in principal repayment in that?

Here anything above 6% is Gucci.

AirBnb is not something I would ever consider. Maybe look at your average AirBNb return over a full year to calculate the yield.

There was one guy in our area he played local leagues went to African country, then some Asian league

He built his house a mansion by the time we were just entering workforce. By the time we were mid 30s he is no longer playing that's the time guys of our age are now catching up with him

Right now he is on the downward trend while those 9 to 5pm are trending upwards.

The mansion now is looking neglected and no money to keep the beauty

Cashflow is important in life. Way more important than getting a one time windfall
Yield with repayment with an eye on retirement is the way to go. I am working toward 55 myself which is 15 years away, mostly in pension but when interest rates calm down in the next 3 to 4 years, I will do a property run to bolster it. What percentage yield are you guys seeing there?
