I’m a big fan of building houses. That’s my straight advice. I also started building my first house 1 year after my NYSC. I shared that on NL https://www.nairaland.com/784501/jarus-countryhome-journalYou seem to be very good with savings though (unlike me - can’t remember ever having 11m cash in savings) so you may consider other investment options. But never invest in what you don’t understand. But to me, house is very important. |

damidele: Okay, good to know. If you would allow me to give a word of advice, kindly strive to refrain from similar in any of your future projects. for a variety of reasons amongst which are-
1. It infringes against town planning and Government regulated setbacks for properties from fence and party walls. The current govt may not be up and doing to its enforcement at the moment but you can never tell what will happen in 5-10-20 years down the line and this may be required to conform to the planning norms. Asides, if it is not in an enclosed private estate chances may exist for need by the govt to encroach on fence lines for construction or expansion of road infrastructure and the partial removal of this building may be inevitable while govt would not be ready to pay for it because it contravenes standing planning and land usage laws.
2. The cantilever (extension) of the first floor slab outside the perimeter is not good as with that you have not only eaten up the required setback the building is meant to have with the fence, you have also extended outside of your property perimeter with this extension (technically that extension is in public space) and maybe prone to catch the eye of govt agents.
Even if the govt doesnt have intent to take any action against the buildings but should you have an adversary, he may want to use this to draw some blood form you by hurting you through the above methods by calling the attention of the govt agents to it.
3. The foundation of the columns along the fence line is interacting with the fence, the foundation may be threatened in the future by the following- (i) gradual loss/washing away of soil from the front of the fence as is common place esp in places without tarred roads and complementing drainages. (ii) where adequate allowance has not been given for location of drain, the foundation (if pad footing) may obstruct the construction of the drain or if the foundation is raft foundation, may end up serving as the inside face of the drain which is not a good practice as it will affect the service life of the foundation.
4. Security implications- as it is a living unit, anyone with intrusion intent can confidently break through the wall from the outside with a sledge hammer being confident that he will rewarded with instant access to an apartment without any additional obstacle. Also on this security implication is that the windows of the upper floor facing outside will be tempting for privacy intrusion and theft through the use of a ladder to either quickly pick small things within proximity of the window or depending on the strength of the burglary in-place (if any), give direct access to the apartment again without any additional obstacle.

Security-wise, not sure it’s much of a big risk. No window downstairs directly leads to outside of the fence. All lower floor windows face inside the compound. Two windows upstairs lead straight outside but they are upstairs - you can’t really call that direct access. In any case, all windows have burglary-proof. I have never built a house without burglary proof. Do people still build houses without burglary proof apart from face-me-I-face-you houses? Can’t remember ever seeing one. It’s a basic requirement in Nigeria since at least 20 years ago. Secondly, I’m wondering how houses that don’t have fences at all will be assessed on this scale of window not leading into the fenced area. There is no privacy intrusion. This house wont use a see-through window. You can’t see anything from outside. If the risk of privacy intrusion exists, then it wont be peculiar to this house because from my balcony I can see the windows of all storey-buildings beside it. Thirdly, the risk of government expansion of road is almost inexistent - at least in the next 25 years. This is far from being a major road. It’s at the end of an estate. The area is just opening. Could have gotten the street in my name sef. One neighbour just chanced me. Thanks in any case and all points noted for future projects. |

I own the orange coloured bungalow partly showing in the first pic up here (completed in 2015) and decided to do this small duplex in the remaining part of the plot. I needed to have it sit by the fence to get enough space. |

Seasonal flu does not over run the morgues but when you make every death to appear as COVID related, you are bound to see figures that will surely frighten you.
At the beginning of the pandemic in america, Dr. Fauci, the US top immunologist, using only-God-knows-what-mathematical-model predicted that there will be up to 2 million deaths...
But as time goes on, the reality on ground has shown that the real number of deaths is not even anywhere close to that figure they initially used to scare the masses into willingly giving up their freedom to accept the house arrest.
Now Fauci and co, are trying to ramp up the numbers just to cover up the fraud.
Now do know what most of doctors who are now beginning to speak up concerning this COVID hoax are now saying?
They are saying that since the COVID broke out and the number of people who are said to have died as a result of the COVID19 has continued to go up, the number of people dying of seasonal flu has dramatically gone down!!!
What does that tell you?!
Please, take your time and listen to informed people like Dr. Shiva. Search for him on youtube and listen to what he has to say concerning this coronavirus of a thing.
Don't be trapped to only one source of information.
Try and have a more balanced view of ongoing affairs.

It is simply a matter of ratio - with slight differences in country’s peculiar situation. We all agree this virus did not start in Nigeria abi? It is imported. Then locally transmitted from the “importers” How many Nigerians travel abroad compared to how many Americans? You know how many people arrive America from other countries on daily basis? Compare with people that arrive Nigeria from abroad on daily basis. America is one of the biggest destinations in the world. Now, that’s the base, which shows that America has a higher “imported” case base. The number of Americans that have it will then be higher than the number of Nigerians that have it - simply because more people enter American from all parts of the world than Nigeria. Now, let’s look at ease of transmission from importers to locals. Most people that travel in Nigeria hardly mix other people - the driver is waiting at the airport, or Uber is used. No train, no buses and other mass transit. People that arrive America jump into train, public buses etc. That means more people will get it from them. You can also see the ease of transmission from importers to locals as higher than that of Nigeria. This means the incidence will be higher in America. And higher incidence means higher death. Simple arithmetic. |

Please calculate how much naira Abacha stole and compare it with the billions and billions of dollars in "aid" money coming. A handful of people in power are listing billions and billions used to "fight" the virus just within these few weeks and the only results we see are 7,000 tests for the whole nation and a satchet of noodles, few cups of rice and 1/4th a tuber of yam which hasn't reached 1% of the populace. Finally, why aren't we seeing corpses all over TV like it was when HIV was gaining ground? Why is the North which just started lockdown receiving palliatives (even before lockdown sef) while people have been starving for a month down south?

Orubebe01: Were you having symptoms cos they alwsal insist that the person must show symptoms before going for the test. Also I want to know how long it took for the test to come out. Returned from the UK March 14. Fell ill shortly after. They said the result will come out in 24 hours but I officially got mine the 3rd day. They probably prioritized those that tested positive in communicating (and acting on) result. |

I did the test but came out negative.
My former colleague lost his sister to the virus.
A friend tested positive but has now recovered.
By the way, anyone that believed the government needed to shut down the whole country just to be able to get money from one international organization is a fool.
Where did Abacha shut down before stealing those billions?
Why would a government that controls CBN need to shut down the country for an imaginary threat just to make money?
Why would a government that can borrow money from IMF, WB etc and steal it need to shut down the whole country just to make money?
Why would government have to go through this stress just to get money to steal when there are easier options?
