Sure u are entitled to your own opinion..many may come here to say it is possible, but when faced with such challenge will not be able to meet up.

I think its possible, we have done a 5 bedroom duplex from foundation till painting level in 3 months flat. DubemCapital was in charge of that project also.

We just started a house in Warri with one of my young engineers, a bungalow with flats attached, fence, floor and finish in just 60 days. Yes we can multi task if the cash is all available.

Have u completed a bungalow within a month in the past sir? What u have here is comparison...

I will like to disagree with you Sir.

I completed a 4 bedroom bungalow all ensuite from foundation to turn key (with ties, doors, windows) in 30 days.

The project started Nov 1 and ended Nov 30.

(But before Nov 1, I already purchased all the materials in the BOQ.)

@bold thank u for being honest sir...u already took care of some key logistics...meaning u made some preparations...that was why sir..

If it can't in today's Nigeria then we need to look at the process.

Even if the project money is on hand, one can only complete the building carcass & roofing in a month. Extra one to two weeks would be required to complete the finishes.

I don't think its proper. Your column has to terminate inside your roof beam .
Its duty is to collect load being carried by the beam and transfer it to the foundation then to the surrounding ground

Differential settling is natural. I can say its almost unavoidable . In simple terms it means the ground on which the foundation rests is sinking 'randomly' . When a part of the ground sinks, the foundation that rests on that part will sink too ." so the sinking occurs differentially"

Its worse in marshy grounds because the soil is soft during rainy season .
Settling occurs on stable grounds too that's one of the reasons why we usually use ground beams

But this idea of using columns on d edges of bungalow...is it proper to terminate the columns at the chained lintel level or it is compulsory to do a roof beam to terminate the columns? because the columns are terminated at the lintel level in most of the uncompleted buildings i see around. Thanks.

Bearing capacity is one of the reasons, foundation type is another... but most times having a knowledge of the bearing capacity can help you in putting a suitable foundation type in place...


The essence of doing Geotechnical tests in some sites(especially for big projects, such as high rise buildings) is to ascertain the properties of the soil to design appropriate foundations for it...

When you erect a building, naturally, after a while it "settles" or sink... depending on the weight bearing capacity of the soil beneath your foundation...


Differential or uneven settlement occurs when the soil beneath a structure can not bear the weights imposed. The settlement of a structure is the amount that the structure will “sink” during and after construction. Differential settlements become a big problem when the foundation settles unevenly.

I am not saying this is the ACTUAL problem you have but the MOST PROBABLE cause of cracking... The soil type in your site can give more clues...

Which means d bearing capacity of d soil is responsible for differential settlement?

It's a foundation(al) problem as rightly pointed out by other posters

It is not compulsory....but it is essential

Labour should be around 3k - 5k per trip. The number of trip will determine d labour cost.

The amount i quoted above also include labour cost.

Anyways budget 200k - 280k depending on the height of d dpc & cost of laterite sand in your area. it can be be less or more.

@skimanshi and other builders in ph - rivers state. would you advice someone to commence a build now or next month?...considering the rains and all that.... also about moulding or buying ready made blocks, which has more merits, i know both have pros and cons.am more concerned with cost and block quality.

Commence your building if the funds are available. the rain won't stop next month or anytime soon. There should be a polythene on site to cover the block work should incase it rains.

People buy blocks most times due to lack of time & inadequate space to mould blocks. If your land is spacious & u are not in a hurry, i will advise u to mould the blocks yourself. u will be more certain of the quality. Also often times it is cheaper.

The quantity of concrete work to be carried out determines if u will be needing concrete mixer
If your building is large, u will definitely need concrete mixer for the slab. because of the quantity of concrete required.
