God indeed has been merciful and bountifully been blessing me.

The house is at 'finishing touches' stage but very livable now so I'm going to breathe a little before continuing.
*All doors are fixed.
*Sliding windows are installed (all windows at the back are sliding windows while those in front are casement windows) while the casement windows are waiting for burglary proofs.
*Burglary proofs are being fabricated in-situ
*The BQ is growing tall
*Some landscaping work done

6M and counting. Isn't God great??
Indeed
Is the greatest, I help you say Alhamdulilahi !!!

Nice thread. After being a Nairaland member for 9 years and a silent reader of the property section I have decided to embark on a building project with the support and advise of lots of members here.

Building a house from abroad can be a very challenging project to accomplish. Hence, I will be opening a thread to diarise my building project at Tinapa - Calabar, a 3 Bedroom Bungalow with a 2 bedroom Penthouse later today.
Bro long time congratulations Oooooo, nice to hear from you. This brother is one of the first 20 or so member on this Nairaland. Why did you go solo for this long, I hope everything is well.

Here is the cost from dpc to roofing level

iron work/workmanship ₦ 164,000.00
cement ₦ 266,000.00
block work( including workmanship) ₦ 643,000.00
gravel ₦ 80,000.00
sand ₦ 84,000.00
formwork ₦ 129,000.00
precast concrete fascia ₦ 180,000.00

sum ₦ 1,546,000.00
This budget is very impressive so far, you really impress me with precast facial cost. Question, what will be the cost different between this facial once that seat flat to the wall and parapet those that shoot out like angel. I hope you understand my question or in simple terms; like those that we always see on oga Sypder sites.

Of course there are. I have a favourite one sef. But because of the size of this project, I took d decision to go to Lagos. I saved about 20,000 naira which I told the Client to remove from the contract sum.
20,000 can at least buy 10 bags of cement.
Wa Oooo, for real. Going this far to save projuct owner money. Very kind, how many contractors will do that this days.

Funny enough, asbestos is still being produced in large quantities in Nigerite @Ikeja. I don't know why it hasn't been shut town especially as its located in Lagos capital.

Aventures:
Work progress update:
1. Formwork taken to 70%, so iron fixers can do their work non stop.
2. reinforcement work up to 50%
3. We took delivery of reinforcement for ground floor slab and grd floor columns today (see above pics) so that as soon as we are done with grd beam casting, the iron prep commences while filling and surface prep is in progress.
4. Block making machine already onsite but we hold on production as every where is tight they could not get material into the side due to heap of sand, so as soon as we are done with grd beam and back fill the production will commence in earnest.
@Aventures how many block can that machine make at a time? It looks like it's does not have any mechanized system attached to it. I hope it can make five blocks at one time.

His breakdown may not work for u sir kos there r may be some factors u need to consider like d plan, german floor and location.

Location: it may influence d costs of materials and also labour.

my thinking oooooo.
Hello this brother is right, when I started my that was my thinking too.
Along the line it cost me extral 450k. The extra cost came from filling sand with labour.

@palserltd I'm sure my Oga can see your advert.

@kopell I use a combination of both lightweight n heavyweight hardwood. I like my wallplate to be heavyweight because the whole roof rests on it before being transmitted to the building walls.

Now for houses such as this one with No columns, after the wallplate, I prefer to use light hardwood because it reduces the deadload the building has to carry. And with the strength of our sandcrete blocks in Nigeria, its better not to overlaid your house with heavyweight wood.
Thank a lot very interesting.

@kopell , Thanks for your advice. You are totally on point here.
It was not incorporated in the original design but the structural Engineer and Architect have checked the design and existing work and have given the go-ahead for it to be able to hold a complete second floor.
Thanks again for your advice. Safety should always come first. I totally agree.
My brother make sure the structural Egineer and the Architect make it legal backing on their assurance of what the give you go ahead to do. You never know 10 to 20 years from now, anything may happen, God forbid. You can be free of any lability.

@Aventures. Thanks for your detailed response. You always hit the nail on the head at all times.
I have another question which may be digressing from the thread so apologies in advance.
Please I need some advice from you.
I am building quite close to near LASU first gate and was thinking of adding a Pent house to my project.
The Ground floor and first floor have been completed (3 * 2 bedroom on each floor)
The pent house will be a 3 bedroom flat but someone has advised me to consider using the Pent for 3 self-contained rooms to generate more rental income.
What do you think? will the 3 bedroom flat be more profitable than 3 self-contained rooms?

Appreciate any advice you can offer and also from other fellow NLs.
Man be careful is this idea was incorporated in the drawing at the begging? if not please stay clear of those people advising you of doing it now at this stange, on the house. Safety first before money, remember the church story in Idimu recently? This is just my two cent opinion take care.

@peaceland, God will help you complete the project. You took the right step by starting it, but let me quickly correct your impression about this thread. It as never being of wine, women or girls from the begining. It's about serous minded people with interest in building and builders share ideas and knowledge on how to do this right.

@Egunmogaji, sometimes is better not to try and prove a point that things can be done in what we called engineering control, faster and cheaper. Many people don't understand that in west, they don't pay for what you can do, but pay one more for how safe you can do the job. Because liability cost more then the wages. Nigeria as enough young people to work. I rest my case !!!!!
