Land in Nasarawa is not owned by government but communally. You simply approach the indigenes who own the land, buy it off them, change the ownership at the LG level and proceed to NAGIS for R of O. So why buy farmland in Abuja when you can do same in Nasarawa at less the cost and less stress?

You are correct only that Abuja is more secured after all. I was offered a 100 hectares at Keffi here for N15m, but that same size in Abuja is above N60m plus settlement. Well, it all depends on who is buying.

5. GARNET:
Garnet of different varieties has been found in different part of Nigeria. Rhodolite Garnet is minded extensively around Jos-Bauchi axis. A recent find of Sperssatite Garnet in the Komu area of Oyo State has produced very good gems with colors varying from deep red through orange-brown to orange colors. There has been a report of green tsavorite Garnet in the mix, which was thought to be Tourmaline.

6. ZIRCON:
Zircon is another Gem material commonly found in the tin fields of the Jos Plateau. The stones come in colorless, brown, red, pink, yellow, and white colors, and are usually very clean. It is available in commercial quantities in Antah and Nisama in Kaduna State. Beautiful crystals of Kunzite Zircons have been found in Komu mines in Oyo State. Nigeria’s Zircons respond to heat treatment producing very attractive colors. It can be used in place of Diamond because of its hardness and color.

7. TOPAZ:
Topaz is a well-known Gemstone sold in a wide variety of attractive colors, but the most available colors in Nigeria are the white and blue colors. THE MULTI BILLION DOLLAR UNTAPPED GEMSTONE DEPOSITS IN NIGERIA:

Nigeria is endowed with large deposits of different types of precious and semi-precious stones. The Country is heavily blessed with some of the world’s scarce precious gems like Sapphire, Emerald, Aquamarine, Beryl, Tourmaline, Zircon, and Garnet amongst others. Most of these deposits are available in very large commercial qualities. Nigeria’s Tourmaline for instance, comes out in multiple colors from the same pit and the quantity is usually in kilograms and tons. Nigeria’s Paraiba Tourmaline found in Oyo and Nasarawa States, for instance, could go for as much as $5,000 per gram. According to Daily Trust’s Ademola Adebayo, precious gems like Beryl, Aquamarine, Sapphires, Zircon in bubble-gum, pink and water melon Tourmaline grades from green to red can be sourced from only Tibet, Nigeria, Afghanistan and Brazil.

Angwan Doka in Kokona Local Government Area of Nassarawa State is a good example of the volume of Gem wealth buried under the Nigerian soil. Angwan Doka has one of the finest colors of Tourmaline. Its multi color fine Tourmaline usually comes out in tons and tons. One of the pits has just started producing small pieces of Paraiba green; it is hoped that the sizes and quantity will increase in the next few months.

Miners working at Saura Site at Keffi are agreed that any serious commercial mining at Saura has the capacity to produce more than 1,000 tons of pink, red and green tourmaline. Nigeria is looking for where to borrow $30 billion over a period of three years, but a single site in Nasarawa or Oyo State has the capacity to produce 20 tons of top grades Tourmaline over the same period of three years which could fetch more than that amount of money.

Sri Lanka is accepted as the largest producer of Sapphire in the World. I can bet my money that this is because of lack of information about the volume of Sapphire deposits in Nigeria. The quantity of Sapphire deposits in Mambila Plateau in Taraba State is unimaginable. The good news is that some work is going on there now, though on artisanal level. The celebrated Antah and Nisama Sapphire (Kaduna State ) were only obtained from alluvial mining, and farmers picking the gems on their farms. The mother of Antah and Nisam Sapphire deposits are yet to be mined. A gram of Antah Sapphire could go as much as $10,000.

A Sariki (Local Chief) in Gwantu told me that when he was a teenager, those who mined for his father usually come back home in the evening with everybody carrying baco bags (50kg) of Emerald. Gwantu Emerald is one of the finest on Earth and commands high price in the International Market. The hills of Gwantu are still there in Kaduna State. Nothing much is going on there now. Gwantu has large deposit of Emerald to make her the Emerald city of Africa. In fact, the Sariki told me that the whole of Gwantu was sitting on top of Emerald deposits. Gwantu Emeral can produce enough wealth to develop the whole North Central Nigeria.

Jenta in Kokona Local Government of Nasarawa State is the home Aquamarine, White Topaz and many other industrial minerals. Large quantities of grade one Aquamarine and White Topaz come out of Jenta through the activities of small scale miners. Jenta’s WhiteTopaz comes out in tons and in large particles of up to one kilogram. Most of these White Topaz are smuggled out of Nigeria to Europe, India, China etc, where it is processed as substitute to Diamond. The Head of the family that owns that vast rich Territory, Alhaji Ahmed Osanga, the Igwo Strongman, told me that they had been looking for serious investors to come and mine the rich area, but only small –scale miners had shown face so far. In fact, he was very happy to see me thinking I had come to mine the Area.

In Oyo State, Gemstone mining has been going on for a while now, but I doubt if the Federal Government actually understands the volume of deposits in that Area. Oyo has different types and colors of Tourmaline, Topaz, Beirut, Aquamarine etc. One of the districts in Bangkok's Gemstone District is supplied and sustained by gemstones from Oyo, courtesy of smugglers! The annoying thing is that little or nothing goes to the Government of Nigeria in the form of Royalty.

The Areas from Gidan Kadiri, Nike, Gidan Lele, Angwan Mayo, Angwan Tudu, Garaku, Ninkoro up to Akwanga (Nasarawa State) are all sitting on top on huge Gem deposits of different types. Plateau and Bauchi states are also heavily blessed with these precious stones. Kogi and Benue states also have Gem deposits. In fact the volume of wealth in Gemstone deposits in North Central Nigeria alone can eradicate poverty and illiteracy from Nigeria. And activate the industrialization of the Country.

The few locations and examples cited above represent just small fraction of the volume and quantity of Gem deposits in Nigeria. The Country is indeed the most endowed Country on Earth in terms of gemstone deposit (using volume, quality and variety for the comparative analysis). While majority of other nations that have Gemstone deposits are already depleting their reserves, Nigeria’s Gemstone Store is still intact. HOW TO BUY GENUINE FARMLAND IN ABUJA.

Farmland in Abuja is a great asset. To possess large hectares of farm lands in the City is the dream of so many people and businesses who understand the lucrative nature of metropolitan farming. Modern commercial farming is a goldmine, but only very few people and businesses are reaping this great wealth in Abuja. Eggs for instance, are brought into the City from faraway places like Ibadan, Jos, Kaduna, Kano and even South Africa because the few farms available cannot meet the demands of the City. The same applies to Chicken products and fish. Tomato consumption in Abuja is high, but there are no Green houses in the City to produce such vegetable fruits in commercial quantity. These vegetable products are brought into Abuja from other places. The few Animal Feed and Vegetable Oil industries in Abuja get their grain supplies from North East and other areas because there are only very few large commercial farms that produce Maize, Soya Beans, Benny Seed and other grains needed to power these Agro industries.

Lack of information on how to acquire farm lands in Abuja has lead to lose of money by many buyers to criminal elements in the City. Many buyers of farmlands in Abuja are also in the habit of following ‘short-cuts’. This has lead to a situation where Agro investors buy large hectares of Abuja farmlands from local Chiefs, not knowing that Abuja Farmlands are allocated by the Government, not by local Chiefs. This has also lead to lose of large amount of money by investors. The above scenario has discouraged many Agro investors and rich farmers from investing in the highly lucrative farmlands in Abuja. It is therefore very important to understand the procedures and processes to follow before acquiring or buying a genuine Farmland in Abuja. These are discussed bellow in details.

HOW DO YOU ACQUIRE A FARMLAND IN ABUJA?
There are basically two ways to acquire farmlands in the Federal Capital Territory, Abuja, Nigeria. The first method is to apply to the Government for a Grant of Farmland. This Application could be made to the FCTA (Federal Capital Territory Administration, through AGIS (Abuja Geographic Information System); or, it could be made to any of the six Area Councils (Abaji, AMAC, Bwari, Gwagwalada, Kuje and Kwali). In practice however, farmlands in Abuja are allocated by the Area Councils, not by AGIS. And it is only in three Area Councils that such farmlands are available in large scale. These Councils are Gwagwalada, Kwali and Kuje Area Councils. AMAC is a Metropolitan Council and does not have Farm land Layouts. Bwari is for Institutions, while Abaji though has farmland layouts, but far from the City. The procedure is just to obtain the Land Grant Application Form with a token fee, fill and submit it. Lands in Abuja are generally granted free of charge in theory. The process is very simple on its face value, but in practice, you must have a Facilitator with ‘Long Leg’ to be able to get the Grant. And you must definitely have to pay some money.
The second option is to purchase the Abuja Farmland from the market. To be able to successfully buy a genuine farmland in Abuja, the following must be observed:

a. Do not buy Abuja Farmlands from local Chiefs.
As earlier stated, farm lands in Abuja are allocated by AGIS or the Area Councils. The Title documents that follow such allocations are ‘R of O’ and ‘C of O’ (Right of Occupancy and Certificate of Occupancy respectively) Area Council Title documents are usually Re-Certified by AGIS. Local farmlands from local Chiefs are usually very cheap, but do not come with any Title Document, rather, purchase agreements which are not recognized by the Government.

b. Conduct Search at the Zonal Land Office before buying.
It is very important to conduct a proper search at the Land Zonal Office before buying Abuja Farmland Abuja. Do not trust the opinion of Farm Land Agents as regards the genuineness or otherwise of the Farmland. You can conduct the search by yourself or hire the services of a Lawyer. Fee for Farm Land search depends on whether it is FCDA Allocation or Area Council Allocation. Normally, the fee is between ten to twenty thousand Naira. If it is FCDA Allocation, you go to AGIS to conduct the search. But if it is Area Council Allocation, you go to the Zonal Land Office of that Area Council. Do not accept to conduct the search with photocopies of the Farmland documents. Ask the Seller to come with the Originals for sighting and confirmation by Land Officials.

c. Take a Surveyor to confirm the location of the Farmland
An Abuja Farmland might be genuine, but the location you are shown by Agents might not be the exact location. Abuja Farmlands are generally located outside residential areas. But the mistake many buyers make is to always ask for farm lands that are near to where people live. Agents, who are always desperate to make the sale because of the Commission, exploit this weakness by showing you a nearby location. You only find out the exact location when you want to develop, and by that time, you must have paid. So, to save yourself this headache, let it be at the back of your mind that Abuja Farmland Layouts are not situated near residential areas. For goodness sake, what you are buying is a farm land, not hotel plot. There is no way you can find large hectares of Abuja farm lands near the town. Secondly, the only sure way to determine the exact location of a farm land is to ask a Surveyor to locate it. GPS does not lie. Be informed that Agents usually play on words: there is a great difference between ‘this is the area’ and ‘this is the land’. Tell the Agent that you need a Surveyor. Pay the few thousand Naira or thereabouts. It saves a lot!

d. Ask for the Deed of Assignment if the seller is not the original Allottee
If the Seller of the Abuja Farmland is not the Original Allottee, that is, if he/she is not the person whose name is on the Title Document, or, in the case of a Company, if the person is not a Director in the Company, then, you must ask for Deed of Assignment or at least, Power of Attorney. The Deed of Assignment or the Power of Attorney traces the history of the land transfers of ownership till date. These documents give information about the true owners of the land from buyer A to buyer B and to C. If the seller could not prove his/her ownership, DO NOT BUY! This is because, you may be buying from someone who is not the real owner, or even if the person is the real owner, it will be extremely difficult for you to resell the Farmland in future if you wish to do so.

e. Demand for Power of Attorney and Deed of Assignment after payment
After Search, confirmation of documents and payment, originals of the Abuja Farmland Title documents will be handed over you by the seller. But these actions alone do not make you the owner of the farmland because the Title is yet to be transferred to you. Ownership of the farmland moves from the seller to the buyer after the execution (signing) of the Power of Attorney and Deed of Assignment. So, you must hire a Lawyer to prepare these documents (three copies each) and have them registered at the High Court after the signing. These are also the documents you will use in the future to prove your ownership should the need arise.

f. Process your documents further
The Title documents may be R of O, or C of O. It may have been Re-Certified by AGIS or not. If the Title Document is a Re-Certified C of O, you do not need to do any further documentation, but if any of the Title documents is not Re-Certified, you try to send it to AGIS for Re-Certification. In a situation where the Title Document is R of O, then you need to upgrade it to C of O because R of O is a weaker Title. Farm land in Abuja with R of O is usually cheaper than the one with C of O because of the extra expenses of paying for the C of O. The fees are not much and the process is simple. Your Agent can easily arrange the documentations for you if he/she is a knowledgeable one.

g. Apply and Obtain Building Approval before development
It is advisable to apply and obtain Building Approval from the Department of Development Control before you commence development on the Farmland. This is to avoid the ugly situation of demolition. Use the services of a Surveyor to beacon and mark out the boundaries of your Abuja Farm land to avoid encroaching on another land. If there is no access road and you need to open an access road, make sure your Surveyor pegs it for you with data obtained from Land Office to avoid putting road on another person’s land. It costs only few thousands of Naira to do this.

h. Pay your Rents
In theory, Land rents are one of the major sources of Area Council Finance; but in practice, Area Councils in Abuja hardly ask you to pay any Rent on Abuja Farmlands. This is partly the result of the general ineffectiveness of Local Governments in Nigeria; and partly because of the free Allocations from the Federal Government. Others are also of the view that it is a form of indirect incentive to Agro investors and farmers. Whatever is the reason for not asking you for rents, the Law remains that you are to pay Ground Rent on your lands in Abuja. It is therefore advisable to pay your rents with or without prompting by the Government.

Now, a first class royalty from North said, 'hi guys, our system isn't working. Let's change our style to get different result.' Instead of Northern leaders to engage him in a constructive and logical argument with statistical data, they are bent on dethroning him with urgent intent. What another black day for the Blackman!

IMPLICATIONS:
(1) If Sanusi is eventually dethroned, then the Establishment has finally cowed every dissenting voice in Northern Nigeria. It is going to be a warning sign to all that this is a no go area!
(2) This golden opportunity of throwing to the table for discussion the state of Northern Nigeria as presented by Sanusi will be lost. No other person will risk going through that road.

Nigerians should wake up and see this as a challenge to the progress of the the Nation and not a Kano issue. Kano experience is just a microcosm of Northern Nigeria experience. We should not allow Sanusi to be dethroned. This is not about corruption. It is about hegemony. It is about who gets what, when and how! It is about the spirit and soul of Nigeria. I do not like Sanusi as a person, but I cherish his ideals.

Mr. Uba, you are a failure! Where were you and your men when these items entered the Nigerian territory? Aren't you guys supposed to man the boarders? The last time I checked Owerri or Enugu has no International boundary. So, you allowed the items to move from the boarders to the hinterland and then waylaid them there! I WAS CURED OF HEPATITIS B.
I was diagnosed with the disease some times in 2013. I spent a lot of money trying to treat it, but it continued to show in my blood whenever I ran a test.

You cannot defeat and be fighting the same enemy in the same War at the same time!
Economic hardship in Nigeria today is real! Those who pretend that all is well are the enemies of this Country. Someone who is patriotic enough and is close to the President should warn him! There is danger! I read this afternoon, 'Dangote warns of impending hunger in Nigeria!'
Our elders should as a matter of urgency, come together and meet the President. Let them look at the President in the face and tell him that nobody is any longer dancing the music he is playing. Those pretending to be dancing are working to collapse this Country!
Restructuring of Nigeria is no longer an option! It is the only option! Let us unshackle our chains through constitutional means! Let us unlock the potential in Nigeria! How on Earth did we willingly manacled ourselves!
Restructuring is a Win Win situation to everybody. Not restructuring is a loose loose situation for everybody. The more we wait, the harder it becomes because we are still going to be forced to restructure by forces beyond our powers, and inside an environment we can hardly controls!
I repeat again, those close to Buhari should sound the 'gongongongongon!' near his ear three times! Warn him that all is not well ooh! That things are starting small small to fall a.....t ooh! that the Center may soon begin not to h.....d ooh!

This is very good for the Nigerian Judiciary. The Judiciary deserved a higher dose of this type of treatment from Buhari. The Federal Government under Buhari started by choosing which Court Order to obey and the one not to be obeyed. A Court ordered Dasuki to be released, but Buhari said no! Another Court released Kanu, but Buhari again said no! In a saner society, the actions of Buhari in disobeying Court orders would have been viewed as threat to Democracy and National Security.
But what did our Judiciary do in the face of these threats? Our Judiciary pretended that all was well. It refused to rescue Democracy and the Country from her enemies. The Judiciary refused to identify with the Nigerian People and the Nigerian State. It is now the turn of the Judiciary! I say good for them!
Wike made a great mistake. He should have allowed this madness to take place so that our Judges will wake up from their deep slumber and brace up to their responsibility to defend our hard earned Democracy.
But since Wike has aborted this necked show of abuse of power by an unrepentant Despot, he has helped to give the Judiciary a second chance to redeem itself and identify with the Nigerian People and the Nigerian State.
I hereby call upon the Nigerian Judiciary to immediately embark on strike action until the duo of IG of Police and DG DSS are both sacked for this coup against the Nigerian State, People and Constitution. (that is if this story is correct)

I salute the Governor, but he must also remember the people of Eha-Amufu in Isi-Uzo L.G.A. This people seems to have been forgotten by Nigeria. There is absolutely nothing to show that Eha-Amufu is part of Nigeria. I call upon Governor Ugwuanyi to look into the plight of the Eha man. A people who asked for only access road in the 21st Century from their Government cannot be said to have asked much.

SOMEBODY HELP OOO!
I am a young Entrepreneur. I am into Gemstone Mining (Tourmaline) I have a mining site at Keffi in Nasarawa State of Nigeria. My Company entered into an agreement with another Company that has the Government Mining Rights to the Land. The Landowners are wonderful people. They have been assisting me. I have been working there since 2nd April, 2013 and have gone very far. The stage I am now is that I am looking at reaching Tourmaline within the next four months. I just bought brand new Generator set and an Industrial Pumping Machine. My workers are five in number. They used to be 11, but I reduced them due to the problem of feeding cost and other logistics.
The things I need to continue from where I am now are:
(1) a drilling machine: N400,000
(2) a motorcycle: N180,000
(3) two days Excavator work at my site: N360,000 (including the cost of Low-bed)
(4) Working Capital: N1,000,000
TOTAL: N1,940,000 (approximately, two Million Naira)
With this amount, I am going to employ more 10 workers, making them 15. I am even willing to accept serviceable fairly used motorcycle and drilling machine that can drill up to six feet in rock.
I do not wish to abandon the work at this stage because I have laboured and laboured to sustain this work for the past three years. Presently, I am exhausted and almost frustrated to the point that I may break down any moment from now. In fact, I have sold everything I have. But anyone who comes to the site must appreciate the level of work I have done.
