Good morning all.

Please I need your assistance. My mum used to have an old passport and we wanted to get another one for her, so we contacted someone and we paid, she was captured and awaiting collection. I received a call yesterday from the agent that they queried it because she was once issued passport hence she should not have applied for fresh passport but re-issue. The agent said , we need to start all over again that they have cancelled the application that i need to pay another money.

The name on her old passport is different from the name on the NIN which she used to do her new application.

Can someone please advice me on what to do .

Thank you for your response. I notified the seller and he confirmed that it was done three years ago and since then, he has not experienced leakages. We got someone to check it and he said it is okay that it does not mean the tiles will break in the next 5yrs.

We have decided to proceed with the exchanging of contract. We have our keys now.

Hi guys,

Thank your for your support always. I am almost there but I have gotten level 2 survey report as recommended . Everything seems okay except this:
Extension Roofs
Both the side and rear roof elevations are traditionally pitched, and covered with concrete tiles,
thought to be Russell Grampian. There was a broken tile in the rear garden grounds which was
Russell Grampian. There was evidence of considerable replacement tiles on the roof elevations. My
own personal experience of Russell Grampian tiles is that they tend to crack on a regular basis,
which causes leakages. The replacement tiles would suggest that this property is suffering similar
problems. As such, it is quite likely that regular and on-going replacement of broken tiles will be
necessary, until such time as the roof is completely re-covered. Damp stains were present in the
side extension from previous leaks. The ridge tile of the rear extension would benefit from repointing.
The valley gutter at the bottom of the right section of the rear extension requires cleaning. It should
be ensured that valley gutter is kept in good condition at all times.
[b]Main Roof
The main roof is traditionally pitched, and covered with slates. Only a very shallow views were
possible of both front and rear elevations due to the limitations in garden grounds. However, where
seen, elevations appear generally straight and slates in satisfactory order. There is a dormer window
situated on the rear roof elevation.


I am due to exchange contract by friday and my solicitor has asked me if I am happy to request for fund from the lender. Please with this report what can you advice us to do.

Yes you should do your own survey.

Banks generally do a desktop survey ( and do not actually visit the property), largely to satisfy themselves that the value of the property is worth the loan secured against it.

You need your survey to check the general condition of the house, make sure there are no nasty surprises hiding away. Sellers have been known to decorate just before sale to hide obvious ( and some not so obvious signs) of disrepair.

You want to make sure that any faults discovered reflected in the agreed price, or that they agree to fix at their own expense before you exchange.

Once exchanged, you can't back out without material penalty. So you don't want to be in a position where you find out things needed fixing that you weren't aware of before purchase.

After completion, it is a case of buyer beware. You will have no recourse.

Oh, and don't forget to have your home insurance in place, cover to start from date of exchange.

I want to thank each of you for your support and assistance. I truly appreciate it.

Our mortgage application has been approved, though we haven't signed it yet. I have a few questions to ask.

Our lawyer suggested that we conduct a survey of the building before exchanging contracts. I believe that since the lender has approved the mortgage, their survey should indicate that everything is in good condition.

So, my question is: Do we still need to conduct another survey of the house before signing the contract?

Hi everyone, it’s really been a while I posted. Though i read the posts and all. I am excited to share the news that we just bought a HOUSE. Asiinnnnnnn Home owner in the United Kingdom. It’s a dream come through and I’m super excited we’re living our best lives.
We moved to the UK in October 2021, I was the student with my husband and two kids as my dependents. We were determined and prepared for the worst that comes with relocation but as God would have it, it wasn’t as bad as we thought. I didn’t work in our first year as I had to take care of the kids and school. My husband alone foot all the bills and paid my school fees. I got a job immediately after school in October 2022, it was without sponsorship so my husband got the HCA sponsorship. We planned to save at least £2,000 a month in the beginning of January 2023 towards getting our own house and we were able to save that and more. By December 2023, we already had enough money for deposit. The whole housing process started on the 4th of January 2024 and here we are today, we got the key last week.
I’m glad we are in a country where you can have both short and long term plan and it will materialise, where we don’t need to have godfathers or know anyone to succeed and where hard work is heavily rewarded.
I am so proud of myself and my husband for the effort we have put in to see this materialise and super grateful to God that gives all beautiful things.
In case you may want to ask, we live in Wales, Swansea to be precise, we bought a three bedroom semidetached, 2 toilet and a bath, beautiful garden, the total cost is 26,750 which include 10% deposit, level3 survey, legal, search. Financed by Barclays.
We didn’t use a mortgage advisor, my husband and I got the lender ourselves. We read and did so many research and it saved us about £800 for mortgage advisor.
Our house is EpC B, council tax band B no ground rent and it’s freehold. We wanted a low cost maintenance and we got it. Our survey result was excellent and the house is super gorgeous . We did a 20 year mortgage plan our repayment is a little above £1,000 which include our house insurance cost and income protection cost as well.

Please, i just want you to guide me on the next line of action. I viewed a property and the owner is happy to accept my offer. I have already gotten a AIP from Natwest. Please, what is the next line of action as the agent asked me to submit our documents.

I know we talked about Mortgage advisor, Solicitor and Surveyor . At what point will each of this people come into the process.

It is painful for parents to lose their child to social welfare after investing so much on the child. Some of us even came to this country because we thought " it is will be good for them". Some of the parents sacrifice their career for the children only for the children to start mis-behaving. Parenting outside Nigeria is a complex one and frustrating.

That said, the social workers are not interested in the welfare of the child, they are only interested in "seen " doing their jobs and unfortunately the UK govt backed them . When one's child is taken from the parents, the jokes is on the child because, the love he/she gets from the parents will no longer be there, he lost all his right to the social welfare and eats whatever they offer him.

Social welfare will not teach your child any moral because that is not their responsibility to do so. Survey has shown that most children taken by social welfare turned out irresponsibly .

I just want to encourage the African parents to exercise a lot of restrain in dealing with our children.

God will help us.

Most Mortgage advisor I have spoken to said this same thing. If we want 10% deposit, we either have £100k combined family income or wait till we are 2 years old in the UK. Alternatively bring the 25%.

We went for viewing today. We like the house and the area. Waiting for the outcome of the discussion between Advisor and lender.

Fingers crossed.

This condition no pure atall. I live in house no 7, house no 6 is put out for sales. I got an offer after removing £8k from initial asking price, only for the lenders who had previously given us decision in principle said they can lend us money because we never reach two years for uk. The thing pain me oh.

Bros, we are both on the same page on this mortgage wahala. This two years requirement to get a mortgage is messing me up. I just got an offer to buy a house but these lenders are asking me to bring 25%. The thing pain me oh.

You don't need proof 9f fund. All they need is your COS numberand a copy of your BRP. However, I will advise that you settle down before bringing your family.

I have come to testify that DIY actually works o. I initially wanted to use an agent I was referred. Infact I was at the point of payment to her when I check and saw this thread. My dear NLers, I eventually paid online on the 5th of January, 2022 and took the advise of somepeople here to go even before the appointment date. I went back to the Ikoyi passport office on the 7th of January and used strong head to ensure that I submit my documents and capture that day. At the pont of capturing, I saw on the monitor facing me that my collection date was 12th of January, 2022. Come and see me smiling na.

I went back there on the 12th with the paper given after capturing and was told that my file wasn't submitted. Chai, I wan cry. I was directed back to servicom and took my file to the capturing room and they did some confirmation and I was told that it was okay. I went home but a few days after I started engaging NIS on twitter after the ban was lifted, they eventually responded to me yesterday, saying my passport was ready.

I just collected my passport a few minutes ago and it was actually issued on the 13th of January, 2022. I never believed that getting a passport would be this quick without any bribe or mago mago.

In all, I spent just N26,500 for 32 pages.

Passport fee: N25,000
Paystack processing fee: N1,000
Notary public seal: 500 ( This was done at the mobile court inside the passport office)

My dear people, please and please, do this thing yourself. Let's all play our role in eradicating the deep-rooted corruption prevalent in our government parastatals.
