Please I will appreciate if the experts in the house can provide me an estimate for a 3 bedroom flat block work, actually the building is a duplex with 3 bedroom and 1 living room up-stair, decking already completed and now about to continue with the remaining up-stair.

My contractor is charging about 1.4million just for the block work up to the roofing level but I think this is too high.

Land is located in Aja area of Lagos state

Pls if you can also let me know how much it may cost to roof the building. Thanks
i am currently building in ajah and you can calculate simply how many blocks u can use. am not a builder but i am learning these things vert fast otherwise money go just dey waka. where u can ve easily 'robbed' is in situations like this+all the volumes calculations that we dont seem to care about. simply use your arch drawings:

B = p/460 * R,

B - quantity of block;
P - perimeter of walls in mm;
R - number of rows (usually 12 rows/coaches each for ground n first floors, approx 3m each in height)
460 - length of 1 block in mm.

This sum (B) is usually higher than what you will use because you have windows that dont need blocks.

The mortar (for bonding blocks) is another thing and when I go past this stage in two weeks, if you havent done yours, i will tell you how much it could cost. It shouldnt come close to the costs of the block anyhow.

déçu! easy game that chelsea should have taken. their performance was below par. lacklustre, they weren't fighting at all. inter didnt play anything apart from defending fairly well against a tired-looking chelsea side.

for me:

mikel was excellent - offensive and defensive
malouda did a good job at an unusual position
terry, lampard, ballack were absent. anelka was the worst player on the chelsea side. he did not know what he was doing
cavarlho, fair
kalou is always playing secondary school football; dribbling when its not necessary and so wasteful
drogba was not so purposeful, trying too many classy things
hilario appeared to have awaken from his sleep to replace Cech with his 'incredible' shooting
ivanovic is now a mr. reliable. always a performer

Hello guys. Can we share with one another how we spent our val day. Let me start with my own:

I called this my friend, she is still a friend because I have not proposed to her yet. We agreed to meet in her house and from there we will go out for dinner or something and chat. Getting to Marcopolo, we were warmly welcomed and presented with the menu list. When I saw the bill for each menu, that was where my day,

By and large, it was a good day, I drove her back home and we parted happily but I got a big hole in my pocket
I feel you. I think I also picture you guys. I was at Marcopolo too and it was not so interesting. We practically had to queue, the food was cold, the waiters were cocky and the bill was outrageous. We left in a hurry after about 30mins.

now the foundation has been changed from 3 boards to 5 board. Does this also change the previous estimates for the rest of the building, that is, the german floor, the blockwork, first floor slab, upwards, etchuh Should the rest of the structure change too? Is the fortification on the foundation not meant to keep the planned designs intact?

Please can you show us the architectural drawings and the structural drawings of the said twin duplex, if we know the quantities after taking off the drawings then we can judge what is going on may be you are being cheated or not, because i have seen cases of so many client who does not consider the cost of constructing a particular design during the design stage, all they are after is "i cherish this design and i want it" without remembering that structural members consumes concrete and reinforcements which are the most costly materials.

Mr Larimo, you problem like most Nigerian clients, is refusing to employ appropriate professionals who would have saved you tons of money for a small fee.

You should have gotten an independent quantity surveyor to prepare a bill of quantities from the working drawings and structural drawings.

You should have called two or more contractors to bid for the contract based on the bill of quantities.

You should have had your architect supervise critical stages of the construction process, to make sure the design is being built according to design and material specifications.

If you have done these you would have had some checks and balances on your contractor and any increase in cost or material would be accounted for.

Now no use crying over spilt milk, so i would look at your complaints and add mu 2 cents, just for academic purpose.

Like battle axe mentions your laterite looks way over exaggerated.

It is very difficult to comment on the concrete work without knowing the exact volume of concrete required and the concrete mix used by your contractor. You have so many confusing figures for concrete;

Concrete work(granite,sharp sand,cement,e.t.c)=, 1,500,000
First floor slab=1,500,000 +132,000, 1,632,000
Columns concrete, N1,320,000

Explain these figures, also the columns concrete looks way off.

The 1005 planks for the slab is obviously exaggerated for a 27 x 12 slab you would not require more than 450 planks. So also the bamboo it is exaggerated.


If you have spent over N18million for your "structural carcass" expect to spend a similar amount for your finishes and and landscaping.

I did a BOQ and I have extensively sought a lot of 'professionals' for their input. The highest estimate I got was 28M. My architect is supervising this project along with a building engineer he brought. Though I have trusted him (d architect), these unimaginable costs have put me in a tense doubting mode. Its worrying for our real estate sector.

I was also given low prices in the range of 18 to 23M on different occasions, even 15M! It is well. One has to take it little by little while being wise. God is in control.

the plot size is 37.7 by 18.4m. The building covers 27m by 12m. It is a 4-bedroom twin duplex with an attached BQ.

Fellow Nairalanders,

I need your technical input as regards my twin duplex under construction! The calculated estimate was given as 18M-23M by a professional. I hv spent over 5M already on the foundation being adjudged to be water-logged, 100% above d estimate. I hv recently done the casting and the next stage is filling. I have been so turned off by the skyrocketting costs. The foundation is 5 boards in place of 3/4 boards with 10 tons of reinforcement! Does this change in foundation the previous estimates from the ground floor up to roofing?

See below a breakdown of future costs from the filling to roofing:

i actually didnt want to watch the game after the disappointment in the semis but I just couldnt resist watching the Eagles undecided! I am glad I did watch it because the Eagles played well cheesy.

There is still a lot of rustiness in the team undecided. The players do have something but they aren't fit. Not playing in their clubs regularly has hampered them. However, some have justified their inclusion in the squad:

Mikel: 'the player most Nigerians love to hate' has been very good in this tournament. I play football and I admit that its difficult for someone to switch from a defense midfielder to an attacking one overnight. However, Mikel rose up to the challenge and match after match be showed his quality. He was always present in every attcking move. He now helps the defense too. His attitude to the national team has changed and he is still our brightest star (my opinion)

Echiejile: He showed Taiwo what defenders ought to do - defend. He was brilliant throughout the tourney. He is certainly going to the WC.
Osaze: He has no part 2 in the squad. Patriotic, passionate and agile. He still has a lot to give to the team though he's 28 now. He needs to play with his teammates a lot. WC bound for sure.

Danny Shittu: He made our defense rock-solid. Always there to tidy up the mess created by others. I was upset with his inclusion but he has done a great job. I only hope he steps up his game at Bolton and play more regularly. He should make the WC.

Obasi: He has the skills but lacking in stamina. He should be pushed up front more regularly than being made to play from the midfield. He a great player but I hope injuries stay away from him!

Apam: Like Danny Shittu, he fitted in perfectly. Unfortunate red card, cos he’s absence handed Ghana the final ticket. Nwaneri wouldn’t have played.
Sani Kaita: He fitted in nicely and sure has place in the squad. He’s a good passer and defender but showed he’s rusty.

Nsofor: This guy loves to score. He is focused. He has no time for fancy useless stuff. I think he is lacking technically but he is the kind of player that has 5 chances and would score 1.

Martins, Yakubu, Taiwo did not help our campaign lipsrsealed They were not impressive. Very match rusty. Martins showed some passion but body no gree am. Yakubu, showed nothing. His presence made up play practically with 10 men. Taiwo should move into the midfield. He puts too much pressure on his defence.

Kanu MUST go to the WC. I felt that Amodu should have included him in the Ghana game. He knows how to unlock any defence with his split passes. He showed his stuff against Algeria. He is also match rusty and reaaally frail in his legs but he still has it.

As much as Amodu annoys me, I think he did try in some matches, especially against Mozambique and Algeria. His tactics made Mozambq ineffective and made Algeria look not like the team that tore Cote D’ivoire apart. However, I think he has failed to fully understand his players very well. He doesn’t know how to blend them. He doesn’t read a difficult game and know what changes to apply. Against Ghana, he made blunders. Somehow, I think for leading us to the WC, he should be allowed to stay for just one reason. Any new coach will not have enough time to start all over with this team. Its too short. They are all returning to their clubs. If he stays, he should scout properly and recruit a better assistant coach with technical abilities to compliment him,

We need a new Oliseh in our team; one who can cover the entire midfield like Essien does and compliment Mikel and Kaita.

The truth is that politicians are using religion as a means of instigating violence. Its all about resources and power control. I have lived abroad with other Nigerians who are doing well and the issues on tribe and religion are largely suppressed and hardly mentioned. Its about fixing Nigeria properly and all these will stop.

That said, I employ my muslim compatriots to be more tolerant. Why? These things don't happen in the Christian-dominated southern Nigeria. When it did happen, it was in retaliation.

Nigeria will remain a secular state. Today, we cant be Israel or Saudi Arabia except we split, so we need to be very tolerant with one another.

May God help us. May all those who have sown evil, sorrow, hatred and pain, be mightily punished by God if they do not repent. Justice must prevail.

Amodu showed again this evening (Nigeria vs Egypt) that he does not have the capacity to lead the Eagles:

1. His defenders are too slow and calamitous.
2. Though passing in the midfield worked better than any other time, there was that sluggishness. No pace in the midfield
3. Relying on Yobo as a defence anchor is a horrible thing. Nwaneri is worse, Shittu, don't mention. Who else is left?
4. How can you take out Kalu who several shots instead of Yakubu who was absent all through? You dont work on sentiments. If Kalu has spurned some good chances, does that mean he should be axed. Yakubu has -2 shots on target!
5. How can u take out Mikel who was arguably the second best player in the team and replace him with Kanu? Mikel showed what he can do with the ball. There was no attacking play that did not involve him. He doesnt have a thing for scoring but his passing is superior to others.
6. Amodu does not have a joker in his team. When the chips were down, he brought in more hammers in Kanu to cause more chaos. No disrespect to the person of Kanu.
7. Amodu chose unfit players. They can't even run. Egypt, for me, won based on fitness. Its not as though they played a fantastic game. We controlled the first half and slept in the second.

The next coach must push Taiwo to 11 and bring in Elderson as fullback. Taiwo did well today but is prone to mistakes.
Its time for other players to step in, We have players who are fit that can do better!

The Eagles will rise again! NFF must also change their rulership!

Can someone help me understand why Nigerian say this - "You made it to the New Year" or "Thank God you made it to 2010".

I see it as pple saying thank God you are alive to see the New Year ( i may be wrong). Someone who died in July is no different from another who died in December, abi? Abi na becos of the so-called 'ember' months threats before New Year?!?
