PropertiesRe: Beware! – Buying These Lands May Increase Your Construction Cost Astronomically! by msogunro: 3:43am On Jun 06, 2016

While i agree with a number of things on this thread., i have to point out a few things. I will use my experience as a yardstick because i have built a house in a swampy area and i have built on a sloppy land just as i have built on other terrains. Many a time, it comes down to the budget, location and preference. I got an offer for a plot of land which is less than 5 minutes drive from a major expressway for a knock down price of 2million. That particular land was waterlogged as were a few others but those that were dry land wete going for 4-5million and above. After all analysis, it Was a good deal because whether it was waterlogged or dry land, the plan was for a storey buikding which would have required a raft foundation either way. The only difference is the pile foundation on the waterlogged land and when viewed vis a vis the difference in cost of land, it was a better deal
When you say story building, you mean a bungalow right?

What analysis did you do to determine it was a good deal?

Where do they sell this type (contemporary) of furniture in Lagos? They preach we should buy in Nigeria but are everything available in Nigeria for some of us who love things that are done right.
I'm confident in the skills of the carpenters in Nigeria. During my last vacation I was in Ikorodu and I saw many very nice, contemporary furniture on display. My uncle said the carpenters are competent, but you need to make sure you pick a strong type of wood. I can't remember the name of the wood he told me. I plan to build all my furniture in Nigeria.

On a different topic, would you happen to know where one can get a very cheap, good conditiin insulated shipping container in Nigeria? 10 or 20 ft.

I'm just going to kidnap one of the artisans that do outdoor concrete on here. Everyone I've asked thinks they can only do outside so I will show them how to do it. It's the same thing but curing times will be different.

Some of them do fantastic outdoor work.

You won't find much stepping out of the box ideas on here but I'm used to it. My courtyard as an example, I have only found one other person doing a very small one.

But don't be dissuaded, you can get a lot of things done.

Wow, this is very interesting grin

It is my intention to have polished stained concrete floors throughout the house.

We think alike, or at least have similar taste cheesy
Nice! Initially I was thinking of ways to reduce the costs of building, but then we started falling in love with what we we're seeing with some of these unfinished materials.

Have you investigated how you will polish the floors? I'v asked some family members if it has been done, or if they know anyone that can do it and they said no. I also searched this site and found nothing.

Imagine the possibility, imagine the savings. No plastering, no screeding, no painting = more $ to use on aesthetics.
That's our dream. The design of our house depends heavily on exposed cement block. We're even considering polished concrete floors in the bathrooms.

Aluminium windows

A whole family and two visitors
Very sad.

We will not have security bars on our doors and windows, but we will have several measures in place to prevent being burglarized.

Regarding fire, we will have several fire extinguishers strategically placed throughout the house. We're even considering a sprinkler system overhead the kitchen and utility room.

I didn't see any all black floor tiles.

Do you also install floor tile or just sell? If you install, what is your all inclusive cost per sqm for an all black floor tile? Doesn't have to be italian.

Thanks so much for your fast and informative response.

But most burglary proofs are made from iron no? And they are outside withstanding the elements.they last a long time. For railings that will be protected I side a house I beleive iron is suitable. And the pictures skimanski has posted are very beautiful designs.
I agree that the pictures skimanski posted are beautiful. I also agree that iron is suitable for railings.

I'm not sure what the security bars are made of in Nigeria, but I know the U.S. most of them are iron and are then powder coated or painted to resist corrosion.

Memejem:
Please, can you speak on the difference in quality of efficiency between steel iron, stainless steel and wrought iron?
Iron is strong, but steel is stronger. Steel is iron mixed with other elements. Can't remember the exact elements now.

Stainless steel is steel mixed with chromium which is resistant to corrosion.

Wrought iron is just bended iron.

Iron is cheaper than steel, but is still very strong. For stainless steel, you're paying extra for shine and added strength. How strong do railings need to be? Iron is plenty strong for the job, and is not tacky or gaudy like shiny steel.

I'm only talking about staircase railings though.

The Current Railings Was Steel Iron not Stainless, but its been taken off as you can see in this Pics. The New one will definately be wrought Iron
OK. I assumed the new railing will be stainless since that is what seems to be in vogue.

Looking forward to seeing what you drop on us. Does your team make the railings from scratch or is it imported?

Below is the wrought iron railing style (powder coated if possible) I'm hoping to have made by a Naija artisan.

@bplenty, please permit to ask this question.

@furnituresales, please correct me if I am wrong but the wall in the picture below appears to be exposed cement block. True? No disrespect, but is that furniture you built for a client in Nigeria or was that image pulled from the web?

I want to have exposed block inside my home and I will be extremely happy if that is a picture you took in Nigeria. I was hoping Naija weather doesn't have an adverse impact on interior exposed block and this answers my question.

Just want to ask:

How would YOU use this tool to work on our own "HOLED" 6" and 9" Blocks?

Knowing fully well that the Mortar will just be falling down inside the holes! shocked

This is a better tool for hollow blocks.

I am sure it could be done Sir. How I wish I have the time and resources to prove you wrong.
Doesn't have to be the entire building.

There are just a few walls I will need to be straight and neat (half bath in the foyer, 1 wall in ante room, and kitchen walls).

I believe it can be done too. Showing the block layer how the wall will be treated, I believe they will be able to keep it neat and straight without spacers.

Out of curiosity, what is the fee for a bill of quantity if all the drawings are available?

May be true, but the difference in size isn't significant. The blocks are made using moulds so they should be very, very close.

To notice the difference in size would require close examination.

This is impossible in Nigeria.

Any builder that says otherwise should post pictures of his actual block setting. Not some fictitious foreign company's work grin

I went down this path and was completely frustrated.

The only was you can come close is poured concrete wall and you can then stencil block work pattern on it.
Damn. That is dissapointing. Really dissapointing.

I like the idea too and I was going to do the same but the way they set blocks in Nigeria is different from how they do it in Nigeria. If you paint the walls without plastering in Nigeria, you are in for a shock.

Those blocks in the picture are different from the ones available in Nigeria.
Not the answer I was hoping for, but if it is just the way the blocks are set I believe there is a solution.

We're considering buying concrete block spacers. 3k -4K spacers can be purchased inexpensively.

Of course, the exposed blocks will be treated and the painted walls will get a layer of the appropriate primer.

Is it possible to get a block wall this neat in Nigeria?

My floor plan is complete and we're now working on interior and exterior details. In some interior and exterior areas of the house I would like to leave the blocks exposed so that they can be painted.

Any reasons why there shouldn't be exposed block walls in Nigeria?

Pic 1: Exposed block wall

Pic 2: Painted block wall.

Pic 3. Painted block wall.

I want to treat some areas in and outside my house like pic 2 & 3. I suspect this will also save some funds because plastering i's eliminated from certain areas.
