I gave zero considerations to my visitors when designing my house. how much money will they give me to build it? if they don't like any smells coming from the kitchen they can go home and rest.

Open floor plans look great and also help with cross ventilation. It's a must for us.

It took a while to convince the client as he wasn't ready to construct the septic tank/soak-away yet based on his cashflow but after carefully analysing the pros and cons and long term benefits, he saw reason and is genuinely glad now.

So far, we have been able to fill 3 pits with just 4ft depth of excavation and we are goin down to 8ft and we haven't dug the soak-away yet.

Approximately how much was it to complete the soak-away/septic tank?

You don't necessarily need 14" wall to install a pocket door, what is actually required is twice the door dimension.
The remaining half space will be boarded with ply or gypsum board and after screeding, you have the same appeal as the plastered wall.


Barn or sliding doors is also a way to go, it definitely cost less than pocket door.

Regarding the thickness of the wall, it definitely doesn't need to be 14" thick and blocks won't be used for that section of wall. One can use bricks with enough space in between them for the door. I've seen bricks as slim as 100mm.

The madam wanted an open concept floor plan, but I would like to be able to close some areas off from viewing at times (depending on the visitor). For this, we will use pocket doors.

I was expecting to see land for #66K. Bait and switch oooo!

Soil test/investigation also called Geotechnical Survey is carried out by Soil Scientist. Interestingly, it is not enough to have anyone carry out soil investigation, the most important thing is to have the result confirmed in the Labs.

And they carry out so many types of tests ranging from CPT (Cone penetration Test) to SPT (Standard penetration test). Triaxial testing, Bearing Capacity Test, Borehole drilling and Geophysical survey, Pile integrity test and Pile construction, Pile load test and more.

The most common type of test carried out in Ajah area is CPT. Most building engineers rely on given datas for areas they're working on than carrying out the test.

From your experience, what should someone expect to pay for these various tests? A range of each will be appreciated.

To those that have purchased land, is it normal/acceptable to conduct a soil test before purchasing land.

It is a request I will make regardless, but just wanted to see if it is something that has been done.

Tiled walls. Unecessary columns. Arched entryways. P.O.P. ceiling. All are gaudy in my opinion.

My uncle built his house in the 90's and he no longer likes the style. Stay away from trendy styles. A simple, classic design will cost less and will always look appealing.

A similar application is the use of rigid foam panels. Use of the panels help to reduce the amount of concrete needed and weight of the slab as @Ebubeslym has pointed out, among other benefits.

I've been researching it to reduce costs for my upcoming build, but it seems to be rather expensive since the panels will have to be imported.

Can you snap a few photos of the buildings around the plot and post here? Before committing to visit and inspect, I would like to see them. This may save your time and my time.

Bamboo, ke? To construct a fence??! In a city as crime-prone as Lagos? Your fence would be pulled down in 10 minutes flat, if miscreants decide to visit your neighbourhood!!

Something that I have been considering is a combo of blocks, cement, and bamboo.

Dig a trench about 3/4 - 1 meter deep. Lay 1 row of blocks. Insert the bamboo into each hole in the block so that they are equal distance and fill with cement. If I pursue it, I will fill in the gaps by planting trees.
