Properties › Event Centre Vs Block Of Flats (rental property) by n3xt(op):
Aside from location, amenities, security, parking space and capacity, what are the downsides to owning and operating a profitable event centre business in the South West states?

Why would you chose an event centre business over a rental home?

How do both compare in terms of cost-to-deliver, time-to-deliver, operating cost and return on investment?

Is there a tile adhesive for wall tile on tile application?
This is not supposed to be hard but unfortunately it is because not many people understand adhesive by their type and class. Everything is “gum”

I’m confident a C2 tile adhesive would work for a tile on tile wall application both indoor and indoor. I can’t say the same for C1 tile adhesive. I’ve used C1 adhesive (Supafix by Lafarge) for tile on tile floor job and it worked perfect.

Lafarge hasn’t released C2 (class) tile adhesive to the public. It’s currently being tested on selected projects across the country.

Edit:

I just checked. The one in my 2012 build had anti-slip porcelain tiles.

N3xt can you pls help with this? Thanks
Those are outdoor porcelain tiles.

It’s not new but it’s finding its way back into our builds these days as a much more reliable and better alternative to the known and outdated flooring solutions. But the one in the image you shared is trendy especially with wood effect porcelain tiles + marble white porcelain tiles combo.

We had these installed in one of my build at Ajao Estate in 2012. The client shipped in all his tiles and they were used for the external floors.

Smiles. I guess an everyday artisan/tradespeople prepared this drawing or probably recommended and conducted a NDT test just because we are going to add 1 supplemental column. Maybe I probably have to let you in all that’s happening behind the scene.
It’s not like they just make recommendations, we follow through. grin

Chairman Diordaves grin

On getting to the Nonuplets by NextHome, when we were handed the construction drawings, we noticed the structural guys has deliberately excluded some pages from the drawings.

Not only that, he expected us to mirror some drawings to work on similar designs that are adjacent.

I smiled and told the client “Based on the peculiarity of this project and site requirement, we will require 9 different drawings.”

So I beaconed to my structural guy [s](the one you called everyday artisan/tradespeople)[/s] to the site for onsite assessment and within the 6 weeks spent on the project, we delivered 6 new structural designs and 5 of the foundations were delivered and 4 raised to slab level within 5 weeks.

It won’t cost me anything to share the drawings we were presented and the 6 new structural drawings we delivered for you and your pros to see.

The structural engineer was physically on site for more than 3 weeks in Ìbàdàn. I’m sure someone who can produce 6 new structural drawings in less than 2 weeks is an everyday artisan in your bible.

You've hit the nail on the head. Your take has been the bane of Brambus/Next over the years. Anyone can set up a building construction outfit, but like you said, they must engage the relevant qualified professionals.

With Brambus, he engages the everyday artisans/tradespeople and parades himself as the resident engineer which he doesn't have any requisite training or qualification. This is quackery and sophistry. This is a crime of false representation.

In this situation where the interpretation of the structural drawings is done by a pretender, it can't be certain the building will be structurally sound in whole or in part over time like you observed with terraces. This is endangering lives by experimentation through internet searches and research.

People should not be parading themselves in professions they are not qualified for. It is dangerous. People should not be giving "second chances" to unrepentant pretenders. Only God in their infinite mercies can do this. Unless they think they are God.
Smiles. I guess an everyday artisan/tradespeople prepared this drawing or probably recommended and conducted a NDT test just because we are going to add 1 supplemental column. Maybe I probably have to let you in all that’s happening behind the scene.

Share with your pros what an amateur is doing just because a change order was requested by a client and feel free to share with me a similar convo from any of your projects or your friends.

Have a merry Easter chairman!

I learnt something very interesting from a 8 units of 2 bedroom project done on a 360sqm plot.

Guess what? The building did not just meet all the setback requirements, there’s also parking space for everyone and and all the rooms quite large but a very small kitchen (1.2 x 2.4m).

I asked the owner why have a very small kitchen in such a beautiful house. His reply was shocking!

He said “I know my target market. They leave at 4:00am and return 11:00pm. They’d most time do all the eating before they get home. They need a place to sleep more than a place to cook.”

________

So I agree with you if the visitor starts getting too comfortable, he might turn to tenant.

The work is being done by a developer. I bought it off plan about 2 years ago at 36m and was paying according to an agreed payment plan. But along the line (late last year) they increased it to 45m due to increasing cost of everything. Roofing will commence before the end of the month.
If price go down, will they revert?

This is the 2nd time I’m hearing something like this. Pls if it’s not too much, can you pls share with me (just for learning purpose) what will happen if you’ve paid 90% of the agreed sum and the other investors default and suddenly material price go up?

Would it affect them only or it’d affect you as well?

Thank you in anticipation.

Can 3.000.000(3m) building an average Man 3bedroom flat in ibadan ,already possessed a square plot of landhuh?
Here’s a project that can guide you on cost. It wasn’t written or composed or guesswork. It was a complete documentation of a project done by a first time home owner with the support of professionals from different field.

https://www.kobocity.com/d/80-first-time-owner-builder/341

It has full details of cost to the last kobo (from foundation to move-in). The owner was so detailed that he documented the cost of satchet water grin

It can serve as a guide.

Oga Topsy.. you know 3million won't go far..

It won't even roof the house..

Infact, for a standard build with an average footprint, and a "German floor", it won't really go far.
I think he asked for “average man‘s standard.” He might likely get a carcass of a standard 3 bedroom flat if he’s rugged and smart.

I did +/- I realize he’d only require a little more than his budget to get a carcass of his proposed development in Ìbàdàn.

If we (through Govt Affordable Housing Project) can deliver carcass of 2 unit of 2 bed (expandable to 3 bed) with 5.5m in 2020, now 7m (Contractor’s profit and other things included), I’m confident he can have something good at N3.5m but he has to handle it like an average man left with no option.

Oga Dennis, may I use your picture for analysis?

From this beautiful picture, you can see the SPACE but it still doesn't look minimalistic.

Which stills boils down to choice of colour and colour tones.
It’s not minimalistic because there are too many things competing for attention.

It’s meant to be comfortable and welcoming without being busy, cluttered and loud.
Having 3 or more doors in a lobby is not a minimalistic design.

I’ve been in an open plan building that has a lounge, standard 6 x 6m bedroom, walk-in closet, bath tub, standard bath, visitors toilet and a dresser. Guess what it has only 2 doors! Entrance door and the Visitors Toilet.

The design was deliberately crafted to declutter space (eliminate walls) and replace them with something better without compromising privacy.

Minimalism doesn’t mean colour is your enemy. Neither is it love for monochrome. Colour is your friend but you’re frugal with it.
There’s always a need to have something to look at other than empty white walls. I’m glad a lot of great guys are stepping in that direction with nice canvas, walls arts, sconce and prints to enliven our space (pic 1 & 2).

I cannot find a better picture - to explain the difference between a minimalistic and conventional build - than this one below (pic 3).

>> No Busy Wall Tiles
>> No Funny Pillars
>> Simple Ceiling
>> No Expensive Chandelliers
>> I’ve never imagined what a concrete fascia in would look like in black. It was supercool!
>> Lots of Doors replaced with Large Glass Opening

Let me play devil's advocate..

1. If he's using a plate compactor for the compaction, he will rent at about 15,000 per day. Add cost of transport to n fro site.

2. If he's buying DPM, add provisional sum of 35,000 - 40,000.

3. If he's going to pay carpentar for the woodwork, add 10,000 - 15,000 for labour.

4. If he's using a machine for the concrete work, he will spend 80 - 100k for Machine + workers.
I guess you already assume the DPC is the tiwa n tiwa type that doesn’t require reinforcement (even it is BRC or hardcore) which I believe its installation will come at an additional cost.

I’m also assuming the rough-in plumbing pipe work will be done at a later time in the future. The owner can break wall and floor to achieve this.

Finally I guess there must be a separate amount budgeted for the engineer as his own professional fee because he cannot achieve all the above (compaction, surface treatment, pouring of the floor) in 2 days.
So if he’s earning 10k per day, that means all that’ll be left to hire mixer, compactor, pay workers and do all other logistics will be N120k.

To be fair to both parties, I’d tell the client to pay for all the things needed and negotiate the supervision fee separately with the engineer.

_______

Yesterday, we just concluded a 150m2 flooring job for someone here, I think we’ve gone well over that figure on labour cost.

Discuss??
Simplicity is the ultimate form of style. The concept of minimalism is all about showcasing space rather than things.

Smiles! I wasn’t building ordinary bungalow. It was a countryhome.

In 2011, 9inches block is sold between N100 - N130 in many of the south west states. We also get cement between N1600 - N1800

I can’t remember how she did it then but I’m assuming she added some money to the 70k.

If this is the option you opted for, you can always start your build project anytime. Regardless of the amount in your account. What matters here is your determination and zeal

Immediately you are have the amount that can buy a truck of sand, buy and drop it on your site.

You can also start paying for a bag of cement each week or month with a distributor you can trust. But make sure you get a receipt for each payment you make.

There are more of similar options like the above that can be of great help to you in achieving this dream in no time but with hardwork

But to be sincere with you as a real estate consultant.

It's much cheaper and less stressful to buy a house in Nigeria than to build one.

There are houses that are available for sales in a more conducive and crime minimal location.

They are very affordable, and comes with a very flexible payment plans as low as 2million and you spread the rest in the space of 12-24months.

Some of this houses comes with c of o . While some with Governor's Consent etc

While building of home comes with so many stress, frauds and litigation etc

Mind you, either you are build or buying employing the services of a legal practitioner is very very important. The benefits cannot be overemphasised.

At the same time be mindful of fraudulent lawyers too.

you can follow me on LinkedIn if you want to know more about properties or my YouTube channel (Naija-diaspora property network)
