I was motivated by two guys then, Spyder & Iamalone ,.... one was building in Ikorodu while the other was building in the East..

I think the thread title was a "COST OF BUILDING A FIVE BEDROOM DUPLEX or Bungalow:" cant remember fully.

it was a hot thread and every step of the way , updates were given ,

this motivated me to start mine, and gradually as salary was coming in, I was planning every step of the way... there are tenants living in the place now - 3 sets of 2bedroom each..

whats needed is motivation, if you earn salary , you can start gradually ...

Great news! Another wonderful guy here is doing something similar in Ado-Ekiti. I marvel when he shared his records with me.

I do not really have much in my account when I started building. I was waiting till I muster enough fund to take the house to an appreciable level at once.

My mum asked me to borrow her N70k for her business and I did. The next thing she called to follow her to the site and I found out she has already gotten 500 pcs of blocks and 10 bags of cement. That was how we started.

She told me “You start by starting. Do all you can before your children start growing.” 1 started a year into my marriage and moved-in the next year.

I was considering starting when I have about 50% of the required fund.

Today is the 11th of April 2022. When are we hearing the goodnews of the long overdue refund to somehow to enable this issue be put behind?

What if I told you I consume knowledge like no one. This doesn’t only mean learning about a thing but creating opportunities to apply it in real life and applying it.

So sharing and publishing those things I’ve learnt and applied over time is just one of the ways I preserve and enhance those acquired knowledge.

Letting it out is a very tempting option but there are better options. Like you've said, loss of privacy and the risk of generator noise from the tenant are major drawback.

Consider a Learning Center (not a school), Maths and English, Sciences and ICT classes. A preparatory center for Test of English as a foreign language for those looking for Visa abroad, preparatory and registration center for Jamb, WAEC, ICAN, professional certification, Microsoft suits (Excel, word etc), music and piano lessons etc. Opening hours is 9-5pm and then you have your compound to yourself. We do this a lot in the UK. You will need to employ tutors.

These options are better than renting or just locking it up. Here apart from the income, you create employment, empower people and better the life chances of the kids in your community.

This is exactly what I did with my space. We converted the space into a pre-school for 0-3 years (runs between 7:30am - 5:00pm).
For the first time in many years, I was able to find a use for my gate house which now serve as drop off/pick up point for the kids.

The future plan is to convert the rest of the space into a Youth Development Center.

I We got better value from this.

A.not many of them own dump trucks to save money on sand

The difference in price per square meter might be a lot. The Ogun State I believe would be more expensive.

Go with the South African Bricks. The production is done in the East. I can’t remember whether it’s Onitsha or Enugu.

I have a template I might be willing to give out some day. I used it on this project in 2019 but I no longer use it again.

I have over 20m run. My templates can complete a standard duplex in 2 days if there are no curves or too many bends.

To be honest, those guys are producing to international standard but those colorful South African bricks are sweeter.

The ones produced in OGUN state are just too monotonous. They were used on Obasanjo Presidential Library.

I wasn’t having psychological issues when I was selling blocks at 200 naira and kept the price of cement at 3,000 when others were selling at higher price.

I became a psychological patient when I told you I’m not accepting bullsh*t when you chose to push the cost of inflation on me in a fixed sum contract. You paid 3000 per bag of cement and you wanted to claim 3800 naira from me

You have his quote and the date is on it. You can check the project thread to correlate it with event happening on the project and what his estimates covered.

Point of correction, we do not need electrical conduit pipes during foundation stage.

What evidence do you need sir? Is it the evidence to prove that we receive a quote from a known electrical contractor here that you claimed is too much or that we receive an option quote from a local contractor that you ended up picking?

Even the contractor has confirmed here to sending me a quote for a job last year and didn’t know it was yours.

Maybe you forgot you asked me to send your MEP drawings to the electrical contractor to provide bid for the electrical pipe works.
