Focusmind: In the long run, I don't think so. I invested in inverter and batteries and for the past 8 years, I have been enjoying uninterrupted power supply. In my current area, we usually have up to 18hours of power supply in a day. In those hours without power, my inverter takes over. Sometimes, when fully charged, I disconnect from public supply, making my monthly power purchase to fall drastically. I cant even remember buying fuel for my generator.
Now, I want to take it further by adding solar. Initial cost outlay is high as I intend to get two of that 535w Canadian mono instead of having four parallel solar panels. I will completely disengaged from public power and switch back during cloudy weather. Make no mistake about it, cost of power from public supply will keep going high. I have applied for prepaid meter for my new build but yet to get response from EKEDC, after more than 11 months.
They have been bringing outrageous bills to people living in that estate. Imagine getting a bill of 30k every month for non existing power. This has propelled me to get this solar even though is being financed via loans. Solar and clean energy is the future. It takes out inconvenience and stress from you. The state of our mental health is important to some of us. |

If you can get same for me at 55k I will gladly buy 5 units. @michlins He’s right! It’s not the cheap type. This is one of the reasons I don’t do finishes for people. Only few people know the difference. I gave a quote for light fittings for a project and the client complained it’s too expensive. I just smile... The total amount to be spent on light fittings in the duplex won’t buy 4 gate pillar lights on my fence. _______ I’ve not had to change some of my bulb in the last 8 years but definitely it’s not AKT |

I advise my customers to choose it over any other option. Less than 20k last time I checked[/quote]It’s a very good door for bathroom but still many people will go for the useless foreign doors. |

Thenext: Ogas in the house, please like how much is considered a fair price for the bricklayer charge for plastering of 4bedroom duplex(all en-suite) with 2 units of semi detached 3 bedroom flat(all en-suite)here in Lagos. I really can’t say as this depends largely on many factors but I’d set aside 800k - N1m as labour charge for it. I pay my guys something within that range. _____ Edit: Sorry I’m just seeing the 4 bedroom duplex part. I think you should be prepared to pay more but not more than 1.5m though.

Lemme take this opportunity to ask.
In the past 10 years, how many houses have you built from foundation to handing keys over to the owners? Good question. I deliver only what my contract specifies. If it specifies finishing, we get it delivered so far you have what it takes to get it done. Does that answer your question? |

somehow: Then what they built is not in tandem with the standard of living of their people.
Main reason why majority of Nigerians can't buy brand new cars. Standard of living. So build what your people can afford. A true low cost housing estates.
You can't be selling a 2 bedroom for 5 million (total cost) in Ogun state or even Osun, then claim they are "low cost". How much is an average earning power of your target market? I've lay low on this though. Even the FG with all concessions and everything cannot build a low cost 2 bedroom house in Nigeria with N5m. A lot of things are easier said than done. Ogun gov is paying over N2.5m for the foundation of 2 units of 2 flats (direct labour). When you factor in the cost of the land, the shell, the finishing (no matter how cheap you decide to go), the external works (septic tank, tank tower, borehole, fencing. gate etc). You'd understand N5m is nothing when you're considering habitable house in Nigeria. The elites always underestimate the earning power of the half-educated folks.. so we often assume they're not making anything. Even my bricklayers have more than N5m house. ___________ Let me just give you ideas of what it costs to build an average house in Nigeria Do you think anyone can spend anything less than the amount below to achieve a livable house in this age? If yes, kindly remove items you think are unnecessarily expensive from the list. Land - 500k Foundation - 700k Shell - 750k Roof - 550k Ceiling - 200k Windows - 350k Doors - 200k Plastering - 400k Bathroom/Plumbing - 250k Kitchen - 100k Flooring - 200k Electrical - 200k Septic tank - 200k Water - 100k Fence - 200k Gate - 50k |

somehow: They built what is not in demand.
No low cost housing can stay vacant for long.
In business, you produce to fill a gap. Those who need houses badly can't afford all these expensive buildings littering everywhere! Ogun and Oyo state (for example) has a lot of vacant housing scheme. |

somehow: I want yam porridge You sent me pounded yam
Have you supplied what I want?
The houses you said are vacant were not built for those who need them, they were and are being built for returnees, deep pocket guys and politicians.
These group of people can afford to build their own houses.
So you can't use such houses to solve the housing deficit that has remained. Smiles. Let me keep kwayet. A lot of us here do know there are housing schemes that are far cheaper than our current builds yet we won’t explore that option because it’s either not built to our taste or we want more. I can see we are truly trying to solve housing deficit in Nigeria dramatically. Even someone with 500k want to build his own house instead of exploring alternative options. |

In business, you produce to fill a gap. Those who need houses badly can't afford all these expensive buildings littering everywhere! In order words, we have houses that no one is interested in living in. So it’s not really housing deficitt but misplaced priorities. In the 80s before the likes of sir diordavies came into real estate market, our elders built multi-dwelling units and multi-tenant units to address the housing needs of a growing population. I’m still at loss when we keep asking why the prices of building materials keep skyrocketing. It’s simply because we are overbuilding. |

somehow: Over building?
Do you know the percentage of housing deficit in Nigeria?
Just look it up.
Maybe the real estate guys are building too many "out of reach" houses and not targeting those with lean purses.
We need at least 1 million houses per year to meet up with the deficit in 10 years. I don’t know the percentage of housing deficit in Nigeria but I know the number of vacant properties in most residential estates (government or private-owned) in the country. I can take you to several estates on Lagos/Ibadan Expressway without occupants. |

rmx: Nice .will yours have a community pool
I think most of the 12 units strucuturasa built is not sold last time I checked There’s provision for a pool per unit. It’s one of the nice-to-have features of the build. The issue of high vacancy rate has been discussed here many times and I still maintain my position that people should not invest heavily in areas where the cost of owning a house is relatively cheap. The major reason most builds are unoccupied is because we have an over-saturated real estate market. We are currently overbuilding in Nigeria and this can be extremely detrimental to the viability of a real estate market which is a major cause of the decrease in demand. |

Wow! You have succeeded in putting your name in nairaland’s hall of shame and blacklist just because of 20k. Here’s the thing I know “You don’t preach your values. Values are promoted by what you do and not what you say or talk about!” That’s why people pushing certificates, their age, status or titles actually mean nothing to me. I see a lot of elders here that needs mentoring. I’m sorry I come this way. No pun intended. |

Kentucky404: Hypocrisy of the highest order. `Changed your mind my foot '
If Architecture hasn't been thrown to a dog like you - as used in the phrase above - You should have backed down when the guy clearly stated he doesn't have enough money for the job , he further explained that it's his first build and doesn't have enough at hand to start the project, but you persuaded him by giving him price reduction even as the reduction isn't ok by u. Your Desperation shows you wanted the job by all means.
Now you're saying rubbish yen yen yen. -You changed your mind-
You should have shown your worth by rejecting the job
You would have earned even more respect by assisting the guy & just take a pass. 20k job I'd do that as a complimentary service or a giveaway. |

I am a keen follower of Thomath's build and I must confess that I am impressed how you all carried his matter for head like gala. I saw the plan and I knew Aforzy already gave the best piece of advice which the smart architect has effected. In addition, I’d only add the modification below.
