Buy a Volvo XC90 and rest. It's a good reliable SUV with 3rd rows and it isn't flashy, not a robber magnet parts and technicians know how are okay too

Thanks just checked the review on Youtube for this XC90 and Rav4. The leg room is kinda of tight and they are SUV's.

Thanks, This doesnt have a contemporary look and commonly used for Transport service. This is also the reason why i haven't considered Sienna 2005-2010 models.

I dont want something very big nor flashy, one of the reasons for not considering SUV.

Please can the expert in the house recommend a family car. I don't want an SUV.

Family of 5, we have outgrown our current sedan

I am considering the Sienna 2011 and the Previa 2011 model upwards. The Corolla Verso would have been ideal but the last row is too small.

My issue with the Sienna 2011 upwards is, it's too big and long while the Previa doesn't seem to be common here in Nigeria, save for the lower models used for Transport service (my main concern bothers on parts availability and competent mechanics for it)

1. Is the Previa 2011 model upward a good car?

2. Please Can more recommendations be made for 3 Row family car factoring in ease of getting parts and availability of competent mechanics

I do not see granite here? Do you already have granite or you intend to use sand + cement only?

What is the size of your blocks?

If it is 6", you can get already sawed 1x12, that way you don't get to pay for sawing. 2 of the sawed wood is sold for the price of 1no 1x12 wood.

Ask for a breakdown of the sizes of the wood they are buying. Watchout, what you need is 1x12, some will sell 1x10 or 1x11 for you all in the name of that's "how they cut it these days"

Go get the prices of the wood yourself, they might quote 2x2 or 2x3 for you to brace Arcs & co, you can use bamboo instead(it's cheaper)


Try to get min of 2quotes from carpenter & iron bender

Your transportation quote, ask o, does it cover loading & offloading?

Abeg o, this your 70k trip of sand, is it 4in1 or 2in1 biko?

I understand the limitations posed on you but the truth is the dining no work. Talk to madam with a view to adopting the UK solution for such spaces. The kitchen comes FIRST and then use the rest of the space for the living room and the dining. (see my mock-up attached). This is a very very popular adoption here in the UK and even in the USA. It works.

i noticed that windows and door symbols were not fully inscribed, nevertheless these are my concerns

As micgray100 have rightly pointed out, the dining needs to be ventilated and lightened up naturally

The ante room, looks as if there is no window at all, not even one, it should have at least one window.

Then the Master bedroom does not have a walk in closet whereas a common room does have one. not a problem though, boils down to choice.

A dining in a lobby, the problem with this type of layout, is that one cannot decide to casually stay in the dining to relax, do some task on a laptop, or press phone, you won't be comfortable doing that there.

**let it not look like i am trying to make things difficult for you, always remember that no plan is 100% perfect and you can decide to build what you want, just amend those you can, and forge ahead**

hello to the house, I earlier put my plan up here for criticism. I got some reviews, saydfact as promised, helped with a redesign at no cost. Attached is the 1st brief. I will love to get the input of the house.

One of the challenge he faced was that i told him to try to maintain the existing facade because the initial plan had already been approved by the estate body.

I still put it to you that you do not need an extra staircase in this design. The challenge you have is that the designer has failed to give the stair a proper orientation where visitors won't notice your movement to and fro the build.

The issue of emergency egress holds no water, the maximum distance one could travel in need of emergency egress is 30metres. For each of those stairs you have there one won't even cover over 9m from any part of the building and you still think it is necessary.

Also factor the cost of having a second stair.

In as much as I know my opinion will have little or no impact on the final outcome of this design, I must say without mincing words intending homeowners or developers should try as much as possible to engage Architects to render quality Architectural services.
This particular design here has failed in almost every aspect of basic Architectural consideration:
Climatology
Design Economics
Functional flow.

Please ask your designer these questions
1. Why do you need two staircase for this design?
2. Why is non of the functional spaces cross ventilated?
3. Why the shape of the floorplan?

Your entry point seem like a hideout to me. The essence of your anteroom is defeated. I wish I could talk to whoever did this one on one.

The 2bedroom/1bedroom BQ was redesigned by N3xt. (Architect 3)

I didn't give N3xt this 3bedroom to review/redesign, wanted to start with the BQ.


The BQ will soon be roofed and I am thinking of starting the foundation of the 3bedroom. I was intimidated with the cost of starting the 3bedroom but the experience of the BQ has allayed that. This is why i am bringing it to the house for review. it appears i will be needing a 4th Architect. so all reviews are highly welcome

On the issue of two staircase, I requested for it. I wanted an entry and exit point for the 1st floor(in case of emergency and also, the need to be able to exit/access the house without visitors knowing you have come in or what you are bringing into the house)

For the other 2 questions, I dont have the answer to them.

Attached is a rough site plan, Rightside (BQ) is developed with those spacing. Leftside is undeveloped but those spacing are what MUST be maintained upon development. Arrows shows where the building is facing/will face

My plan was to build a 3bedroom Storey building and a 2bedroom/1bedroom BQ. I suspended plans for the 3bedroom. The BQ was redesigned, I am at lintel stage now.

Find attached the new 3bedroom plan. Please help me criticize it. Suggestions and corrections are welcome.

Entrance to ground floor and 1st floor are in different sides, is this OK?

My intended design isn't hidden and I haven't quite seen pros and cons for it hence my asking the house.

this is the best type of roof for Africans buildings, we have low rate of snow fall, the Americans, Europeans, Asians that are using pitched roofs does that mainly because of their weather condition, because of snow, they don't want the snow blocks to remain on the roof so it will damage the roof, this mainly why u see all this high rise roofs on their lands, but we Nigerians are copy copy people, we can copy anything, even some copy madness, but i must confess to you that flat roofs are the best for us here in Nigeria, even the aesthetics look of the designs are awesome, we don't have snow here so why all this high roofs and waste of materials, money that should be channel to other part of the project will be spend on roof. go to lekki, ajah, eleko 60% of those houses there now are flat roofs and still growing, we are getting wise day by day.

Good afternoon madam.
The issue with the lounge of the 2bedroom flat is not of space allocation but function.
The one for the 1bedroom is more functional than the other.
Even if you shift the wall further it has no impact on the function I suggest you mirror the visitors toilet and the entrance door to the right side so you can have a better function as regards to circulation and furniture arrangement within that space.

Thanks, this was the initial design, I told the architect that I wanted access through the kitchen terrace into the house without those in the living room knowing.

Imagine, visitors in the living room and you just came from the market, you will move all items in their full glare or you want to dodge out of the house through the back etc

Please I find the sitting room of the 1bedroom apartment too big, I intend to run a new wall as depicted by the red line to expand the sitting room of the 2bedroom.

This extension is 600mm My question is, is this safe as per long term basis to run this new wall on the German Floor(3inches thick)?

My foundation was done based on the drawing. Pls note, this is a bungalow with no parapet, just flat roof

When you kill or injure someone to that extent due to self defence, you go to a lawyer or to the police. You dont run away especially under the circumstance.

Its different if she was grabbed on the streets or in a corner was about to be raped or robbed.

Self defense wont fly here. Multiple stab to the neck & thigh shows intent to kill.

When he forced himself on her the 1st time, why didnt she leave the apartment?

The pieces doesnt add up. Either she was contracted to kill him or there was another person who did the job or the drugs kicked in & made both of them violent

You need the German floor done before your continue building
If the building is having problem Like line coming down from the wall (wall crack )
It will not go always to you foundation
If you don't do German floor it will crack always to your foundation

Against the counsel of N3xt & the house I didnt do pillars(sad face)

My foundation concrete was 3" thick

Foundation depth 1ft 6"(hard soil)

Mortar mixture used 1bag of cement, 12heapan of sharp sand ( please is this good enough?)

For the concrete. 1bag of cement, 8 headpan of sharp sand and 7headpan of granite( is this Ok too?)

4 coaches has been achieved and the surrounding roads are lower than the estate. Next stage is filling and German Floor

I have insisted on the german floor, I am being pressed to continue building and do that later

The area is not water logged, please what advantage does the German floor have and why should I do it?
