Hello to the house, earlier on I brought my plan for criticism, lots of input was made by the house. 1st image is my original drawing, second image was produced by N3xt.
Location:Benin city
Construction has begun, unfortunately I wont be able to share the pics for some reasons. It's a 2bedroom & 1bedroom apartment as shown from the drawing.
Materials purchased so far
1.2300pcs of 6" Hollow granite dust blocks @N280
2.1000pcs of 6" Hollow sancrete machine vibrated blocks @N260 (I didn't like what I saw compared to the granite blocks, so I will use this for fence)
3.60Ton of sharp sand @110,000
4.30Ton Granite @3500per Ton & 70k Tfare
5.40 bags of cement @3700
Bush clearing was just 3k cos a large portion of the land had human and vehicular traffic so the cleared part was used as a mini farm/garden

n3xt: Sigh! I guess you don’t want to disturb the architect anymore hence the bolded part above.
Well truth be told, that design is not functional at all. I’d have loved to list out the modifications I’d made to that plan if I’m asked to redesign but the list is endless.
I'm in talk with one of our architects in kobocity to see if we can come up with a better layout (for FREE).

Here I was thinking the plan was super  my main concern was addition of pillars just decided to ask for criticisms of the plan, expecting that minimal corrections will be done. I will be very grateful if you can help with a better layout. I plan to start development soon. Borehole was just completed. |

Heymus: weldone madam, happy new year to you and your household. Non of these bedrooms is cross ventilated and I'm worried about that. Anyways that's not the question at hand, yes you still need to introduce columns (pillars) to the building cos of the span of the building so as to avoid cracks. But the pillars to be introduced might not as critical as the ones going up. Thanks, can the cross ventilation be implemented now without changing much of the plans. As for pillars, Its a common thing amongst layfolks not to use pillars for bungalow, I am more concerned with with future maintenance, currently have an old family house, we couldn't change from louvers to Sliding glass due the absence of lintel over that point. Please if I am to introduce pillars, can you mark out where they should be? what size of rods should I be looking at? CC n3xt |

Happy new year to the house!!
I decided to suspend my 3bedroom(I earlier brought the plan here for criticisms) and start with the 2bedroom bungalow/1bedroom BQ, attached is the floor plan and the type of roof I plan to do.
The ground is a solid one and since I dont intend to do a high pitched roof or parapet, do I need to introduce pillars?
Any criticism of the floor plan

Adegunle4: I would advise you have a check on this design again... haba how do people even come up with such designs that’s devoid of space management , proportionality and aesthetics .... anyways I’m not shocked cos I see some designs and 3Ds here and I wonder if the client will actually be making a commitment on such an output. But na naija we dey... anyway na way lol... Thanks, please apart from Yosmen suggestion on how to reduce the Lobby, please do you have any other suggestion on how to maximise space /reduce the lobby? |

Thanks everyone, I am very grateful. I had issues with the lobby too, too big for my liking coupled with the toilet and bath being 1500 esp the toilet. |

Op @ nannymcphee I think you should go with this... Just that, the masters bedroom should be the one marked M below.. Also, there should be a space between the kitchen and the toilet for library shelf/ ironing board/washing machine or other little impr things.. If space is still enough in the kitchen, make a section for Store.. GL

Pls can I ask these questions?
1. What’s the purpose of those staircase on the plan? And why 2?
2. I can see you’re trying to use the wall in the passage as a privacy wall. Have you considered other options that can help improve lighting condition in the house? For me, I might want introduce slat or other room divider materials in that area to screen off the living area while throwing light into the zone.

3. Can you try introduce a second window in the 3rd room?

I havent spoken with the architect to explain the staircase, I myself dont understand the staircase direction or why two. I made only initial deposit so he only released the two attached pics, so I havent seen the 1st floor plan Is there a way to have an open staircase, rather than this closed one?

Richardjcooper: Give the job to an architect. Lots of errors on this. Poor lighting, air circulation is bad, narrow lobby and wtf is your visitor’s toilet doing there? This is 2020. Heymus: That's not true, there are 2 staircase in that building, one for the entrance and other for the exit from kitchen (excape route). To the op kindly tell your Architect to open the exit staircase outside not inside the balcony on the ground floor. Reasons are 1. The staircase is not meant for the flat on the ground floor so why opening it in the apartment?.
2. This will enable the people using the upper floor to do anyhow on another people's balcony when they are trying to access the staircase. I dont fully get this, please can you explain in another way A rough sketch might help please. This is the front elevation, my understanding is that circle 1 leads to the entrace door to the ground floor circle 2 leads to the staircase to the 1st floor some folks advised I introduce window in the dining and passage, what i dont get is this is an enclosed staircase, what difference will the window make.

EgunMogaji2: I’ll move the VT into the hallway for privacy.
I feel the real estate allocated to the balcony is a bit much. Once the VT has been moved then you can create a protected sideways entry with a small arrival alcove. I hate opening doors directly into living room.
I’m not an architect. thanks for this, If I open that passage wall as you depicted, it means visitors in the living room will see movement to and fro the rooms and kitchen As for the VT window and the new dining side window will open to the enclosed staircase, isnt this an issue. can i ask for an open stair case? |

EgunMogaji2: Not a fan of external VT.
No need for door going from dining.
Consider small non openable window to bring in light from staircase into dining.
I’ll switch front door and entry door positions.
Good luck on your project. The staircase is enclosed, will a window make any difference ? Will it make sense for the staircase not to be enclosed? Are there modern designs with open staircase? Please Can I get a pictorial depiction of your proposed door positions |

Abolarin91: 1. Make the 3rd bedroom cross vent by putting a window opened to the kitchen balcony 2. The visitor toilet door, why not positioned the door inside. 3. Tell your architect to work on the lobby/passage, its too long, it will make you have a darkness in the daytime within the building.

yosmen: main entrance door and dinning door is affecting effective circulation within the living room space. the arrow of the staircase are not well directed. Please How do I ensure effective circulation? What's your recommendation for the passage? I am confused about this whole thing. Just reading about PTAD now. My dad(deceased) retired from NITEL in 1995. He died 2009. He has been paid his 5yr buy out pension. We collected the remaining buyout in 2010 thereabout
Is he still entitled to anything?
Is this verification applicable to us?
I don't get ATEN, oluti or 25yrs buyout plan, can someone pls shed more light on this
