spyder880: The mansion is getting a new fence@spyder880. I want to assume here that the fence this mansion is getting will be on all the four sides of the plot. I want to fence only two sides of my project (just lenght and width) and not all four sides. Just a few questions: (1) What is the size of this plot (apologies if you have already mentioned this). (2) What is the total estimated cost for the fencing. I want to use the figure to extrapolate the two sides i want to fence (3) was it 6 inches or 9 inches hollow block that you are using (4) I intend to mould the blocks. What is the idea number of blocks that should come out of a bag of cement for fence. This my question is still awaiting your response. |
mufutau55: NL1950, you are definitely right. You may get a closed estimate for carcass but when it comes to finishing, it depends on individual taste,@Hajji Mufutau. I discovered property section of Nairaland after i started my project. The lessons here has been of immerse benefits. Prior to this, i have always wondered why there were so many abandoned building projects especially after the block work. Breakdown by the gurus here has given me more insights into the reasons. Most people start a building with the mind that once blocks has been set, the building is finished which is a wrong assumption. Foundation to end of block work can be done piecemeal. For example, somebody can just buy 200 blocks, get a bricklayer and lay and then wait for money to buy another set of blocks. I will call this, Phase 1 which i think is the simplest. The part i call Phase 2 is the roofing, windows and doors which i consider the most difficult and which i think most people get stuck on because this phase cannot be done in piecemeal like the Phase 1. Wood noggin for roofing has to be done at once. Covering the roof with roofing sheets has to be done at once also. To do these two activities require bulk money as there is no way you can do one part of the roof and leave the other or roof one part and leave the other. The same applies to windows and doors. This is where i think most get stuck on which leads to building projects being abandoned. I can remember when i wanted to roof my project and i saw about 1million staring at me at once. The final Phase is what i call the finishing Phase or Phase 3. This phase is similar to Phase 1 as activities in this phase can also be done in piecemeal. This phase also depends on taste. I remember a friend who wanted to use stainless for his staircase and other railings. He was given a bill of about 1million. He just told them to hold on or in the alternative they should look for local fabricated equivalent. I will advise people that intend to build to look critically at Phase 2 mentioned above and try to plan ahead for that before they start. Luckily for me, even though i was a novice before i started, i had somehow provided for Phase 1 and Phase 2 before commencement. |

N16m sounds nice and too good to be true because unofficial speculations are putting it to me at between N30 to N40m. Please can more experts in the house comment? Thanks.Iam not an expert but from the little i know and from the little i have done and depending on the area, N16m can give you something good. Finishing depends on taste. For instance, somebody can decide to buy a set of toilet sittings for 17k while another person's taste is that of 75k. Somebody can buy toilet wall tiles for N2000 per square meters while another person is comfortable with N900 per Square Meters. If you want jacuzzi, all na money and taste. |

brabus:This na simple building now. Not as complicated as the chaetea or the PH mansion. Na so Muysek designed and built a simple bullet proof door and somebody was asking if it has been tested against certain things to be sure that it is really bullet proof as defined by experts. Anyway, let me travel to Egypt and get the Structural Engineer and Experts that designed and built the Pyramids. What did they say again. Amateurs built the Ark while Experts built the Tatanic. . |

When Ataoba first complained, he was told to paste pictures but he never did. You have started on the same path as him. Why are you afraid to paste pictures?. Which is easier to do?. Take pictures and paste for tile experts to judge or run abroad and start making noise on Nairaland. Iam not a tile expert neither am i a building expert. I get pictures of the project iam doing and i sent them to experts to critic and advise and sometimes before i embark on any stage, i sent mails to the experts here for opinion. So stop making accusations here if you are not ready to support your accusations with evidences. |

I hope you are not expecting somebody that is abroad to buy a ticket and come all the way to your project at Ajah just to inspect the work that was done for you. |
benimeogu: The house posted above needs some help. The wall tiles are bad both the color and design and the finishing. Who ever did that job need to be executed.Relax. Na the house dey for village and not in a city like PH. So, nobody will be executed. The camera did not bring out the pics very well. Moreover, the job has not been completed. They say that soup wen sweet, na money kill am. Do not compare this house to the PH mansion being built by Spyder. I hope you will also not compare it with the Chateau being built by Brabus. For now, the cheap wall tiles used are fine by me as i selected and bought them based on my pocket. You can see that the sitting and dining area tiles are very different and far superior. The sitting room is where visitors come to. No visitor dey enter the bathroom and kitchen. When my pockets are deep enough like the owner of the PH mansion or the Chateau, it is from Germany that i will import all my finishing. .Btw, the tiler is good. He is presently doing a contract to tile a 70-room hotel with Spanish tiles. |

He wants to make the pillars square instead of the round one that is at the front. Varieties they say is the spice of life. So una two don defeat me. POP pillar is it then. Make i go look for money for the design. |

Oga Spyder et al, i need some suggestions on what to do with the pillars (both up and down) here. My thinking is: (1) Use frontal tiles for them (2) design the pillars e.g. using POP (3) ![]() ??.

Make una manage the pics. camera used was bad. So the pics did not come out well. In order of appearance: (1) Main sitting room (2) Dinning Area. (3) Toilet and Bathroom (4) Kitchen

spyder880: My client has asked that I think of fence designs for him, and I am going to show 7 designs... please keep your eyes on the fence, not the housesMy duplex project is in the village. So i have a natural bias towards any fence that has a combination of block and railings (iron) for the front fence of the house as i want to see those passing on the road when iam relaxing under the tree in the compound but the side fence can be all blocks. In short, i prefer a fence that has block work to the middle level while the remaining height will be railings (iron work). So nos 1,3,4 is it for me. If iam building in the city, i might go for all block work because of security. |
segcy.moor:Interesting. I never knew that interlocking can be produced at site like block molding. Always thought it has to be bought from those doing it. Please, what is the cost (materials, labour) for doing this if you do not mind sharing the information. Also, from a bag of cement, how many (locks) are expected to come out. |
spyder880: To tell you the real truth, I did not count the last batch, but cement for the whole thing cannot be up to 150 bags for the entire tiles (walls and floor)Thanks. I was getting frightened when by brother kept saying that he needed to buy more cement for the tiling iam doing. If not that i know that he is prudent and not fraudulent, i would have been saying that he is stealing or diverting the cement. So far, he has bought 135 bags and the job is as good as finished. I never knew that tiling consume so much cement. A good lesson learnt in the world of building all thanks to your knowledge sharing. |

Oga Spyder, i want to know if you have completed the entire tiling of this your duplex and how many bags of cement that you used for the tiling. |
brabus: You can start here. Keep following the thread. So many student haveQuite true. I once told an Architect that 10m can complete a duplex in the village based on a few researches that i had personally done and that was even before i discovered Property section of Nairaland. He laughed at me and said that such an amount can only get me a mud house. I ignored him and started my project. After roofing, i sent him the pics of several stages till after roofing and the amount spent and he exclaimed 'wa oooooooooo' and asked me if i imported expertise from abroad to do the job and i said No. He himself has testified to the quality and standard of the work done. After i discovered property section, i have now learnt more cut saving methods without compromising quality. Spyderr should just focus and ignore the theoretical noise makers. They quote building jargons as if somebody is building a bridge. |
Na wa o for all these theoretical professional builders. Spyder has said he will deliver a carcass at 8.8 and i believe he will deliver. Iam sure most of the commentators here saying it is not possible did not even read the beginning to know what the 8.8 is for. I have done a big 4-bedroom duplex and the carcass was not upto to 7m. Thanks to people like sypderr in property section, i was able to catch a cheat of recent. I told him to come and measure my sitting room for POP and he came up with a measurement of 93 sq/m whereas i had earlier measured it for tiles and got 73 sq/m. Just imagine the difference of 20 sq/m. Look at the savings. If i did not know, i will start saying that so and so amount is too small to complete something. All these busy bodies should just keep quiet and watch. |

MacLovington: .The sheer level of dishonesty and fraud is amazing. Sometimes, you wonder if people think you plucking money from trees and not working extra hard for it. I recently wanted to do a POP and somebody came to measure it and gave me 93 Sq. Meters. Meanwhile this is the same space i had measured to be 76 Sq. meters when i went home and had actually bought tiles for. Space to be covered for POP and Tiles are the same. I brought in somebody else and he measured 73 Sq. Meters. I promptly gave him the job. When he finished and pleaded for a topping because of increase in the particular materials and standards that i wanted, i had no second thought in topping it for him. Just imagine the difference between 93 and 73. A whopping addition of 20 sq. meters. |
