Oga Spyder, this na real JAMB question o. The PVC ceiling work is just for the upper part of the duplex. There are three rooms with a family sitting room. The Master bedroom is big. one room is also big. The family sitting room is moderate. There are also sit-outs at front and back. There is also the staircase area.

Do not let the 195sqm measurement worry you. I do not really have any problem with that. When i went home last december, i took a floor measurement of all the rooms and bathrooms for purpose of buying tiles. My measurement is close. The only difference is the staircase area and some aspect of sit-outs.

Just want to know if the price quoted for PVC, clips and labour is reasonable.

Price per one Nigeria PVC = N1000.

Total PVC = N1000 * 195 = N195,000.

(2)Total Clips = 45 pieces
Price per one clip = N600

Total Clips = N600 * 45 = N27,000

(3) Labour = N40,000

(4) Transport = N15,000


Grand Total (1 + 2 + 3 + 4) = N195,000 + N27,000 + N40,000 + N15,000 = N277,000

Your urgent response will be appreciated. The person that gave me this quote was the person that did my roofing and i was impressed with the work. That is why i also want to give him the PVC ceiling.

This is really long. Is this the standard length for all PVC boards in the market?. With this length, how do you transport it over a long distance.

Well done. I guess this main sitting room is in the down part of the duplex i.e the PVC was done over the deck area. Iam asking because iam considering PVC ceiling on my main sitting room which is on the down part of my duplex as man no fit afford POP for now.

Btw, this PVC colour is fine. I hope i can steal the colour design.

Welcome back. You dissapeared without trace when u were needed most. I saw the frontal tiles design in your building. Were they bought in Benin?. If so, where in Benin and at what price. It is easier for me to transport things from Benin to my project than from lagos.

My sister-in-law's husband in Benin city helped me with the arrangement. The flush door was made for 12k. The masonia door was made for 18k. The single metal door for 35k. The metal door with arc for 50k.

The plumber that is about to commence the plumbing works of my project said that the plumbing accessories (toilet sittings, wash hand basins etc) can be installed without tiling and that tiling can be done after such installation. I have the funds for the plumbing but does not have the funds for tiling. I initially thought of breaking the plumbing work into two phases. Phase 1 will be piping while phase 2 will be installation of accessories after tiling but the tiling is likely to be towards the end of the year which means that phase 2 can only happen at that period. What do you think?.

NL1960: Thanks. I have gotten in contact with a metal/steel fabricator and they have gone to measure my doors for fabrication. They said they are going to use a 12 gauge steel which i calculated from a website to be 2.6568mm for standard steel or 2.7534mm for galvanized steel. Will get a full quote/price by next week. One of the doors has an arc. So this is likely to cost more to fabricate.

I have three (3) external doors downstairs and 4 external doors upstairs. Iam presently toying with the idea of using metal/steel doors for the external doors downstairs and wooden (Masonia wood) doors for the external doors upstairs. What do you think?.

It is much cheaper, like N15k and N23k with less thick steel materials. You got the choice to make.

diordaves: I fail to see any reason why you cannot hang your doors before tiles. The problem is tiling as done in Nigeria is very wrong. People tend to tile with cement mortar and without first floating the floor or rendering (Plaster)the wall, thinking that if one needs to lay tile, then no need to float the floor.Wrong! Best practice is: float the floor and lay your tiles later using adhesive and grout or do without tiles for now. There is an industrial standard millimeter gap between floors and doors that should accommodate the thickness of the float and the thickness of the tiles. So float your floor first and get your carpenter with instructions to hand the doors with a gap to accommodate tiles or rug later.
Thanks. I was actually wondering because a door occupies a little part of a room. I fail to see or understand how hanging a door in a little part of a room will now affect the tiling of the whole room.

spyder880: Yes, tiles before the doors. This is to take the normal room level and get your tiles well set before doing doors. When doors hook on tiles during fixing, the carpenter will plain the bottom of the door or add to the wood if its too short as to create an opening under the door.

But the best thing to do is to call in a carpenter after doing your tiles and get proper measurements of the final room level before using same to make the doors. That way, errors in door size is reduced.
Thanks. This is a tough one. Since i do not have money for tiles and tiling now but have for doors, what should i do?. Keep the money until i have enough for tiles and tiling?. That is too risky because i will spend it. Moreover, if i put doors in the house, it means i can move in and put rug on the floor as oppposed to tiling it and then left without doors. Even the tiles can be stolen in such a situation. Tiles and tiling is the second to the last activity i intended doing with painting being the last. Maybe, i will just take the risk and do the doors.

spyder880: We are still making progress with the works in this house. Yesterday, we delivered the aluminium roofing sheets to this site. We have offloaded the sheets and roofers are set to start work by today.
We are also planning some finishing works like the plastering, window hoods, metal doors and other fittings. The electrical conduit piping has already been completed. This window hood design will be cast on the ground before we install it on the windows. More pictures later in the day.
Are you going for the locally fabricated metal doors or the imported china doors?. Iam at this stage of my project but unable to take a decision yet. Btw, what is the difference metal and steel door.

This is a good step of faith, I commend you. I think that you'll get a more realistic estimate if you show us the drawings or at least the 3D. The size & features in your building plan are the main factors determining the quantity of materials. I'm assuming that the material quote from your builder includes from foundation to the decking itself. However, I think that things were grossly underquoted for the following reasons:

- are you doing internal conduit or the traditional surface wiring? Have you already bought pipes? Couldn't find any mention of them, maybe it was my eyes wink
- quote for water or do you have water source nearby?
- you'll just need to buy more cement as work progresses
- honestly, you might need wood/planks in hundreds and it helps to safe keep them for reuse
- foundation filling sand?
- 1 roll of binding wire may not be enough for just the lintel let alone the decking. You'll need several roles
- I think that you'll need more iron rods

Charge for workmanship (#250k) is not realistic unless labour is kobo kobo in your area.
Ask him to break it down to show how they reflect in the following:
- foundation digging & blinding
- mason
- electrician
- carpenter
- iron bender
- decking labourers
- builder's supervision fee etc

I doubt this builder's competence/sincerity and it's better to get other quotes and compare.
Please don't wait a day longer once you find a trusted builder: cost of materials are increasing everyday. All the best in everything and please let us learn one or two things from your experience once the work begins.

Well said. There is always a confusion on the bolded above. When @Jffbello says 'from foundation to decking level', what does this really mean?. Does the materials include the completion of the decking?. @Jffbello needs to clarify this from the builder. I do not know of how tonnage is calculated but when my brother was handling mine, he was buying a full trailer load from Okpella and the price was in the range of 130k - 150k.

When i got a quote for burglary, i thought the guy was trying to rip me off. With what you have just said and posted, I can see clearly that the quote is more than reasonable. Make i go call the guy sharp sharp before he changes his mind.

Thanks for the info. I intend to do surface. Looking at your present project in Owerri, i want to believe that conduit is better and easier to do at the block forming stages than when block forming has been completed.

@Spyder. Do you have an idea of what it cost to do the entire pumbling works of a duplex?. A range will suffice so that i can know how to plan.

spyder880: By ready, I mean the toilet seats are installed but not connected, (toilet septic tank work still ongoing) the tilers are still working on the tiles and are yet to close some little gaps, but the boys sure know the job, speed plus skills.
@spyder880. Is the tilling of the wall of this bathroom the entire wall or just to the halfway or window level?.

Welldone NL1960, you guys have really inspired a lot of us. Please do you remember how much it cost to plaster your entire house (inside/outside). How did you negotiate with workers (cost/m2 or in partitions) or you gave the entire plastering on contract? I love the neatness of your plastering. Could there be any possible advantages of plastering before installing the windows/doors, or you just installed the window frames? I'm considering completing the conduit wiring and installing the inlet/outlet plumbing pipes before plastering. You probably did some initial plumbing work before plastering. Thanks a lot for sharing!
@Jussi. My elder brother in the villa is the one handling everything. Once i see any small change or leftover amount in my account, i immediately call him and ask him the next stage of work and i send him what i have to continue. So he does all the negotiations, haggling, 'gidigbo fights' etc with the workers. In some stages, he negotiates with the Supervising Builder, advances money to him and the Supervising Builder then negotiates and pays his workers.

Using mine as a reference, i have not seen any disadvantages. I wanted to complete the heavy money aspect of plastering before taking on other areas. That is why i left out the windows till now. This present window stage will involve the installation of the windows frames and the windows. I was told that i cannot fix the windowhood (POP) until the window frames have been done. Just as i was told this, i saw some small change in my account grin grin and i quickly called him to start the window process starting with the window frames so that the windowhood can be mounted. Iam yet to do the plumbing. That is the next stage. I just reckon that it will not have much effect on the plastering if done after plastering.
