All these real estate arguments. There was a time I could swear that building a house was one of the best investments. I have since changed that position.
The rent our tenants in our home town pays for their apartment cannot pay the rent in a city like Lagos, Ph or Abuja. That is if they even agree to pay on time.
Those who I personally think make money in real estate are those who buy old houses in good locations, destroy those houses, build modern houses, sell the houses at around 40% interest and then look for the next house to recycle the process. All these tenant rent wahala, house maintenance will not make anyone rich if you ask me.
I also noticed that I have never seen a form where landlord is an option as part of the list of available occupations, I wonder why. |

Compound interest seems unbelievable until you see the chart. Even small 10k per year when compounded at 10% ror 30 years, you will be shocked at the returns when you run the calculation. Tobex4realTobex234: These compound interest calculations are giving me orgasms o but how does one achieve it with stocks? I currently never sell any of my stocks but I would like to know how one can leverage compound returns on equities apart from re-investing dividends which I already do.

But it is almost impossible to reinvest your bond interest within the bond itself, or am I missing something? skydiver01: You now get the general idea with the slight clarification below in the second paragraph.
Not quite. The 1.8M is compounded interest of the coupon payment interest by the 20th year |
Investment › Re: Treasury Bills In Nigeria by ojesymsym: 3:24pm On Jun 21, 2021 |
Oh I see what you mean. On the bond side using the 15% lot, at the end of the 20th year, the 1M will have yielded 1M + 12.2993M. Then the coupons or interest themselves would yield another 1.8M if it is invested in other instruments that are able to also provide same investment interest rate. skydiver01: Sure. Kindly find below two lots. One using 12% which is about the rate available today for a 30 yrs FGN bond and the other using 15% to enable an easier comparison to the 15% used previously. |

Is it possible for you to do a case study with say 1 million and maybe 20 years so some of us can better understand? skydiver01: I am a fan of bonds and do have some though I have not bought a 30 year one yet. Nevertheless, yes the coupons over the years have been reinvested in other asset classes (fx, real estate, listed company shares e.g. MTN etc etc). When your principal has been recouped with the bond coupons the remaining years is jara... if held to maturity! |

I doubt anyone would fall for a scenario like this. When a father officially handover daughter to you, hard to fall for that. Its different when you are sneaking to do it and it gradually becomes official than to just accept the packaged delivery. On a lighter note, na so the small gal for stop to de call you uncle Ema to now de call you Emaboy or baby? Lol. emmanuelewumi: Many years ago, as a bachelor my vendor sent his 17 years old daughter to my apartment to come and assist with cooking, washing and body no wood.
The man had 9 children, he said it was wrong for a bachelor to live alone in a 3 bedroom apartment.
He came visiting with the daughter and left her with me, imagine.
Some irresponsible men would have jumped at that offer. |

He probably grew up in the village and has an attachment there, he brought you up in the city and unexpectedly, you will be unable to understand why he needs a house there. Perhaps, also because you are younger. But I also wonder why build a house especially a big one in the village and then have relations take over your sweat since someone has to live there to take care of the place. Nezzjnr: I wonder why people build houses everywhere.
The one I don't seem to get is why will you build house in the Village... Village that you get to visit once in 2 years or once in a year... Had this conversation with my Dad.. He said it's good so you won't be looking for a place to stay when you get to visit home
I told him that's why hotels were constructed |

Satellite TV Technology › Re: Solar Energy, A Complement To FTA by ojesymsym: 11:44pm On Jun 07, 2021 |
Still cheaper especially if solar is in the mix. Now if there is no solar, then you will be using the disco for charging. Remember energy is neither created nor destroyed, so when charging your batteries from utility, you will be spending the utility bill ahead by storing it. Using a simple analogy. Assuming you have home system without solar with a one day autonomy and Ikeja disco rations power to you on a one day and one day off basis. So in such a scenario your bill will consist of a bill of two days as if you had power those 2 days because you stored your tomorrow power on the day you had power which you have to pay for on the day you had power. So if your utility bill is 1 naira per day. Since u stored the one of tomorrow in your battery, your bill may now read like 2naira plus the amount for power loses. That is one way to look at it. toluxa1: Absolutely I agree, in terms of GENERATION. But what about in terms of generation AND STORAGE. That's my focus. I calculated both generation and storages. |
Satellite TV Technology › Re: Solar Energy, A Complement To FTA by ojesymsym: 10:35pm On Jun 07, 2021 |
I am not sure what parameters you used in your calculation but I know for sure that with solar, your energy cost in terms of generation reduces with the number of years you have had the installation. Actuality tends towards zero. toluxa1: That's exactly my point. That's why I was particular about cost of generating AND storing and whether there is a point on the long run that it becomes cheaper than PHCN. |

Thanks, you have done well. You know companies that do this? Toceenay: It could range from five hundred thousand to one million naira or more depending on the depth, location and what would be included... The reason you can't get a specific figure is because there's variations in water layers of underneath rock from one location to another. You may go as far as 150 meters in some areas and the water will hardly serve for personal use, while some 70-80 meters will serve commercial purposes... That's why I said earlier that running a geological survey is the first important thing. |

I guess the location in this case increases their market value. Lazyyouth4u: By the way, it is mostly poor people that patronize the olosho houses (or ashi house as they are known in the streets ). To them, money comes and money goes. On their way back from the day’s hustle, they must enter ashi house to step down |

Although I think you are right but my common sense would have told me that men will cut cost, reduce non essential expenditure and be more responsible in a dwindling economy. I understand more girls going into olosho wen the economy is tough but how come men can still afford to be customers. Something does not add up for me. Lazyyouth4u: That shows how much the person is making. Organic growth as business is booming. Olosho business for Naija has been growing at double digit rates since Bubu enter and brought along recession
Sadly, the average Nigerian girl from a poor home turns to ‘oloshoism’ to survive while the average Nigerian man is willing to spend his last card on olosho to satisfy his cravings |

Autos › Re: N1,200,000 or Less Tokunbo Cars by ojesymsym: 10:48am On Jun 07, 2021 |
Wow e cost small ooo. I was thinking less than 5m will do it in case one is also motivated enough to also do a similar CSR. Toceenay: No specific cost on such project... First important step is to run a geological survey... That will tell you the required depth to get proper water and underlying fractures - which is a pathway to the water that'll serve you, either for personal or commercial purpose. And the depth will determine the cost. (cost of a 70m borehole will be different from 100m) |

Amdman or anyone who knows, what's the cost like for a project like this? amdman: While thinking of ways to give back to the community, we came across this thread https://www.nairaland.com/6358078/onwe-zack-onyebuchi-provides-borehole and thought it ludicrous that access to potable water is still such a big deal for so many people particularly those in rural communities. We reached out to Zack and we were able to finance the siting of a borehole in Ogbana, Ntezi, Ishielu LGA of Ebonyi State to serve an estimated 2000 people. The project has been completed and the borehole is currently in use.
