Sorry I edited my post and numbered them for easier explanation.

Please refer to it again.

Thanks.

Meanwhile, let's assume only thing client is bringing is money and materials, you are to take care of community, provide man power and machines etc... How long will it take?

Do you also do renovations in the east?
Done already and we handle renovation work too.

1. How many weeks can achieve that (from foundation to open key) from your experience?

Let's assume there is enough money for everything. From building permits to unlimited supply of materials.

2. Also from your posts and topics, do you own the construction company or you are an employee with the company?

3. Do you have pictures of projects you have started and finished?

4. Send link so we can peruse

5. Where is your office located in lagos?

As you said from building permit ……
In some state like lagos ONLY building permit ( approval) can take you 4-8weeks.
Let’s assumed we put that aside.

Let’s start from SITE PREPARATION it will take you like 8-10weeks if the following are in place
- if it’s dry land
- available of materials
- build as draw
-availability of man power, money , machine
-dry season
-peacefully environment ( some area womonile can delay your work, community can also do same etc)
- choice of finishing
-competence of the contractor
- construction methodology adopted
And many more.

6 weeks for duplex? No go build the one that will collapse on people.

Op should consult @rotecch77 https://www.nairaland.com/rotecch77
or visit any of his construction threads here on nairaland. His nairaland threads speak volumes of him. I'm sure he will also make an input here when he sees this thread
Thanks chief I really appreciated

Truly as you said here in Nigeria with the methodology we adopted here (much explanation on this method) 6weeks is not achievable to build 5bedrooms duplex from foundation to finishing (open key)

for these doors? shocked
I'm hoping to use wooden doors for the rooms in my project then a good foreign or local made one for the entrance. I just finished the pop fixing, door fixing is next hopefully.
Just make right choices from many that are available in the mkt, once you do that you are good to go with your finishing doors scheduled

Good road? What else is the basis for this?

Do you know how much a plot of land is worth in sagamu GRA now? With the number of industries springing up in that axis, a well planned development in that area is a sure bet.
Trust me, no town in the Southwest states is witnessing that much development in terms of infrastructure and industries springing up in the Sagamu - Lagos/Ibadan expressway.

I foresaw this but I never imagined it would be these huge in less than a decade.

Find out how Adron is doing in all the areas he highlighted, this will give you better idea of area to invest in right now.
I agree with you on shagamu also.
So also the Epe to ijebu ode is also good as I said bcs it’s just a few minute drive to lekki, ajah axis ( dangote biz come to mind here) also it’s good for residential due to its serenity environment, Good road, low cost of construction,( dry and table land, cost of materials is not that high I.e granite, sand etc)
Also there are higher institutions that are very closer to these area,
No clumsy movement
No noise pollution
No industrial waste pollution
No air pollution
And many more

Same here. Which part of ogun state are you looking at?

Maybe someone can share insights on prime locations in Ogun State? WIll prefer to limit to ijebu zones i.e. Ijebu Ode, Sagamu, Iperu and the likes.
Epe or Egba are out of reckoning this time around.
Epe back to ijebu ode is sure best now

As someone said, you don’t need to worry too much so far it’s far from your shower area.
But at long run you will experience “wet rot” on the wood and you don’t need to break bank before you will get it back to its normal shape
But for rooms you don’t have problem once the door are well fixed to the sub-frame
