Hello house

please I need assistance

Need to get a property in lagos but the location is an issue to me.

I want a place i plan to move into within 1-3 years.

I dont fancy extreme ends of lagos irrepecstive of the direction.

i am a first timer

who can advice me on what to do?

one mind is saying i should go for an apartment, another wants me to build from scratch

wifey prefers ikorodu if we ever settle for extreme ends but for the fear of bad roads/insecurity while i prefer ibeju lekki but for the fear of flood. (both within an estate)

We both want mainland proper but lands/properties there are scarce and expensive with the issue of omonile and other fees if we eventually see where we can afford.

Can anyone advice me here?

Hmm... the CofO is issued against the land and not the building, so it has nothing to do with residential or commercial nature of the building. It is the building permit that specifies what type of build has been approved.

Good morning Engineers and QS in the house.

Kindly help a sister with the estimate for this commercial build. Location is Lagos.

I need bulk pack figure for each stage of the contract.

Suggested breakdown could be:

1. Foundation/Substructure
2. Superstructure
3. Slab
4. Roofing
5. Mechanical/Electricals/Plumbing
6. *Finishing (Intetnal)
7. **External Finishing
8. Building Approval/community settlement

*Finishing includes _Windows, Doors, Burglar Bar, Borehole, Overhead tank, Ceiling, Balustrades etc._

**External Finishing includes _Septic tank, Interlocking tiles, Fence, Gate, Gatehouse..._

1. The build is sitting on a half plot.

2. This is expected to be a commercial project and ROI is key. So responsible cost cutting advice is welcome.

3. This is a crowdfunded project hence the need to clarify cost to non-technical members
depending on roof and finishing choices - I'm looking at 40m - 50m on low budget

Words fail me to express my gratitude to Gbadexy for being a shining light in the midst of the darkness I have seen from suppliers and artisans throughout my period of building my house.

I had watched and followed his comments for over two years.He supplied me basecoats and paints from lagos to Minna.He offered to share the tranportation cost with me by 50% and gave me extra base coats.
When there was a delay,he assured me of getting another supply if that one failed.When I eventually got the Painting material ,he introduced a painter who managed the paints and even developed a different colour from to give my house the uniqueness we never expected.

It's a 60 by 40ft land, the total number of flats may not be more than 4

To confess, if I can have a way around it I don't think I'm psychologically and financial ready to start spending heavily on some documents when the seller sold it at high price because he claims to have spent heavily to get the c of o, now it's like the c of o he has (and raised price because of) is useless
THAT C/O makes it worse for you to approve.... ie the fact it's not in your name adds about 300k or more to the approval fees....

The 2m - 3m tag on the approval should be true........ Our Government are making it practically impossible to approve buildings (with multiple taxation) ALSO check the the C/O was issued for residential permit not commercial.

I have read some reviews about @money121 here and I was at times doubtful if they were real! Well, I decided to give him a try on my roofing project and here is my story;

I contacted @money121 (CEO Imran roofing) on WhatsApp to let him know about my project and he asked for the roofing plan which I sent and he gave me a rough estimate pending when the wood work is completed and the actual measurement can be done. Two weeks after the wood work was done and he then asked me to send him actual measurement so he can get load the right quantity of materials to my site in Ekpoma Edo state. I sent a local guy around Ekpoma who is also a roofer to take the measurement and he sent me the sqm.

Sending the measurements to @money121 he told me those measurements where just too much judging from the plan I sent him earlier. This arouse my interest in @money121! Because he could have charged me with those measurements and no one will know about it. He offered to send his boy down to Ekpoma to take the measurement and behold his measurement was way less than what the other roofer sent!.

We agreed on the payment terms that I pay a deposit of 2.3M before he will load the materials to Ekpoma but I forgot I have 1M daily limit in my bank. After I transferred the 1M to him, I told him of the situation, to my surprise @money121 loaded the materials that morning and sent them to Ekpoma with his boys without waiting for me to complete the initial deposit of 2.3M.

Today the roofing is completed and I would want to let everyone know that @money121 (Imran roofing) is one of the most honest Nigerian businessman I have seen and his professionalism is second to none....keep up the good work @money121 you have just won me over!

I have just finished doing the oversite on my foundation (German floor). 5" thick .

However I noticed , I will need some adjustment during block forming.

My question is, can a wall run outside of the foundation ground partition ? This is because I intend to steal a foot space .

What I see almost everywhere in Nigeria is ‘problem talk.’

It is a conversation that focuses heavily on the details of an issue without ever actually producing a solution.

If the regular conversations we have here is a road then problem-talk is a roundabout we drive on forever.

Problem Talks sounds like this:

Nigerians are bad.
Contractors are terrible.
Architects are saucy.
Suppliers are unfaithful.
Govt is useless.
In 2002 (before corona grin),things were better...

Talking about problems ain’t bad but getting stuck in the cycle of problem talk is.
A week before I read your post, I started working on an idea for mobile app and website - I'm still on it but weighing my options...

I think something can be done to stop all these issues if we really want to.

We have the people right here. We just need to build a system that works - even if it’s for a fee.
We can build apps for construction estimation. We can build proper site for project management. We can setup sites for supplier/tradespeople/artisans/contractors/builders verification.

We keep talking about these issues but I can’t really see any concrete action to stop it.

thanks for the obervation but that area is like that when it's raining. I have my plans for the floor when it's dry season. All the water dries up during that period , fence will be up, I will fill, floor and channel the compound water outside.

Even before the high price, I got 900k for long span but I don't like it. That building is big small, na 4 bedroom flat o
OK.... Good you have a plan.... normally this plan works while the area is not fully populated - once everyone around builds there houses and fences and roads, that's when the water issues begin....

My advice is, THE COMMUNITY shd build a BIG PROPER STORM DRAIN, to limit it's effect...

Sorry, I do not mean to sound negative - but; you shd have invested more money into the foundation; when you start having problem with water, the expensive roof won't safe it...

I would have done for a higher foundation + 2 or 3 courses after the lintel THEN a 800k roof using LONG SPAN....

Ibk and Dennis both had those phone conversation with the intention of recording it and nailing the other - SO, IT WAS ALL FAKE (in my opinion)... its only natural that at a point, one of them wld lose his temper - which happened AND THATS WHAT PEOPLE ARE USING TO NAIL DENNIS.....


IBK - Its possible you got someone offering to do it for less, so you wanted to get your money back and move on, rather than see Dennis complete the job and every1 is happy. (you should have contacted Hajj, since he recommended him and allow him resolve this, rather than bring it here)

Dennis - Even in all this, you shd have avoided any mis-understanding what-so-ever for HAJJ sake - because he recommended you....

Let me say this (I like giving examples) - A NLer contacted me years back for a design, I delivered and he loved it.... months later, he said his land has changed and the design was bigger than the new land - I did the new design for him and told him the money he paid for the 1st still covers the 2nd..... WELL, OUR POLICIES ARE DIFFERENT BUT whatever is your policy, always avoid what wld lead to recording audio of clients...

RECORDING AUDIO IS A PROOF THAT THERE IS NO TRUST,,,,,,, and if there is no trust, I dont do it.....

Use tha money to buy 1000 blocks @ N180 = 180k
Buy 1 Tipper Sharp Sand @ 35K
Use the balance of 85k to buy Granite.

Money well invested......

THEN start saving for LABOUR MONEY about 200k to get the actual work done. (consider Omo Onile money seperately)
