1. If your parapet is done well, you can leave it bare and exposed for years!!! Parapet contains structural members and therefore shouldn't expire. Just make sure to remove the formwork after proper setting and curing.

2. 10 days is not enough. It's advisable to put a minimum 7-day interval between parapet casting and woodwork.
You have concluded he's using CONCRETE CAST, don't forget its a general question that needs more general answers.... what if he goes for precast or polysterene - can he also leave it that long ?

I greet bro....

Hello everyone, I need clarifications on these construction question for a 3 storey commercial building
1. Between 12 and 16mm rods, which is used in running the beams for the second slab
2. Can 12mm rod be used in running the pillars of the second and third floor?
Thank you
Hi Evening.

1. 12mm has no business in a 3 storey building's beam - and EVEN 16mm might not be adequate - please seek professional advice

2. My brother, with this questions, it seems one bricklayer don dey give you bad advice - lol grin grin grin - you want make the structure collapse ni? even gate house column na 16mm oooooooh - talkless 3 storey.

Be guided pls.

Goodluck

Hello Folks, I humbly crave your indulgence.........
My annual vacation this year might not hold due to the continued Covid-19 flight ban and other measures in place. Too bad that half way into the year, we still face uncertainties about 2020 especially in DIASPORA. And as a result, I might not complete my planned roofing of my 6 bedroom duplex this year.
The question is:
Could I do the parapet now and then the roofing next year?
For how long can i leave the parapet bare and exposed?
Could 10 days be enough to do the parapet and then the roofing if they must be done together?
Materials are no problem as a pal who owes me a favour is providing them from his shop.
Regards.
NA WA FOR UNA OOOH..... people shd respond to this kinda post more - but na the ones that require 'I am this or that, contact me @ 080.. ' una dey like.....

My advice would be to do all in close proximity - except you're doing CONCRETE CAST FACIAL (parapet) - but even I dont encourage concrete cast because of the weight and un-necessary expense...

I'll say, do precast or polystyrene but only when you're ready to roof...

Goodluck

We did the oversite concrete 2 days ago and today wen I visited the site, I discovered cracks almost all over the surface of the floor. There was rainfall that lasted for 10/12 yst. And another saddening part is that the verandah part was noticeably depressed. Size of the oversite is 4 inches.
Pls I need your advice on the way forward. I feel totally sad about it
Its simple - The filling was not well compacted, (wet and compact in layers next time - for best results)

Around January this year.

With this your analysis, I don't think the price is too high, considering pH that things are very expensive.
For me the labour prices might not be the issue but the MATERIALS QUANTITY.. (no4 - no9)

Imagine buying 3 tippers of sand for a septic tank.... How many is needed for German Floor self?

And 35 lengths of 12mm for columns and slab.... That's an over design, he also confirm no car wld drive on it...

How recent was this? I don't have any intention to park a car there. I just want it to be safe enough for children to walk on or even play over.

Location is PH. I think the dimension is 8*10 and 11 feet deep or so. I'll confirm that from the engineer.

But here's the breakdown:

1. Digging: 32k
2. 300 pieces of 6'' solid blocks @250 : 75k
3. 25 bags of cement @2700 - 67.5k
4. 35 length of 12mm @ 2300/length - 80.5k
5. 7 length of 8mm @1300 - 9100
6. 1 trip of sharp sand - 27k
7. 1 trip of plastering sand - 28k
8. 1 trip of gum sand - 28k
9. 1 trip of 3/8 - 29k
10. 1/2 roll of binding wire - 5k
11. Iron Bender - 30k
12. Labor - 70k

Total - #453,100
I noticed there was nothing like carpenter here. So, this may even be higher.
Shift let me laugh..
Hilarious grin grin grin

please, does anybody know much about the condominium business in Nigeria? Do you think that building a block of three bedroom flats and selling each flat for fifteen million in a location where a plot of land is selling twenty five million would be a viable business model in Nigeria?
Thanks for the compliments....

The 4 bed had been revised from what is here, it would be great to see another version of the 2 bed/self con - someone reading might just need it.... and who says, I wont steal the concept too..

Instead of making the master's bedroom toilet/bath share a wall with the kitchen, why not position it towards the first tight rooms' toilet/bath? That way your two toilet/bath will share the same wall.
MAYBE - you should follow the trail of messages; from the initial sketch sent by the OP..

Well again, I'm yet to see a rule book that says, toilet/bath cant be beside a kitchen wall... MAYBE WE SHD JUST ISOLATE THE BATH OUTSIDE OF THE ENTIRE STRUCTURE.... smiley smiley smiley

First, I must express my profound gratitude for helping a complete stranger like me, I’ll be sure to reciprocate the kind gesture.
I went through the plan you sent me and it was great, though my intitial skeletal plan showed 4 bedroom but I noticed that the one you sent is that of 3 bedroom. I’ll be more delighted of an adjustment to make a figure of 4 bedroom could be made.
Land size is 50 by 100.
Thanks.
I hope you find this adequate? IF NOT; be free to review - I'll adjust and get back. (IF OK, send your email or Whatsapp for dimensioned plan).
I attached the site plan, so you have an idea of how much space it occupied.

Please guys, I was presented with this plan from a friend and I need input on this. This is just a rough sketch of a 4 bedroom flat on a 50*100 plot of land
I decided to stick to my word of today rather than tomorrow.. Lol grin

1. NOT COMPLETELY FINISHED (window location and dim)

2. I tried to achieve your initial sketch, so my design flows in similar pattern.

3. Let me know if you like it.. I'll finish and send on whatsapp.

Find sketch attached.

Goodluck as you build.

You've spoken well.
Though I hate it when people bring designs here for criticism, before an architect does a design for his/her client, he must have debriefed such client, advised and designed what suites the site.
We shouldn't be bothering ourselves on what has already been done.
For clients who bring designs here for criticism, it is not easy to get a precise design, most lands can not accommodate what some Clients want without tampering with other features.
None the less, let's all consult professionals in our dealings. It's importanta.
I'm an Architect, part of our training in Sch was... If you want the best design, let as many people criticize it.... Your training teaches you to filter the best crits

LASTLY, I once did a design for a NLer, she asked to share it on NL.. I agreed.

After many criticism, even I admitted the design got better.

ALL CRITICS SHD JUST BE REASONABLE AND THE OP SHD KNOW WHICH TO PICK AND WHICH TO DISCARD

Thanks

Bituminous Felt membrane VS Chemical Admixtures ....

Which is more effective in the long run for waterproofing a roof slab with parapet walls which also serves as water tank deck and outdoor terrace space?

I had almost decided to go with the conventional bituminous felt solution until i recently stumbled on some projects where the chemical solution was used. The company (3sisters) claims their chemical admixtures option doesn't require maintenance unlike the felt that you have to redo every now and then.

1) Which of the two options is more effective and recommended and why? Assuming cost is not an issue, we just want the best solution.

2) Do have experience using the 3sisters company products? If not, can you recommend an alternative chemical admixture product.

Thanks
FORGET ALL THE STORIES YOU READ OR HEAR (I wrote it in capital letters).

Scudoplast (Bituminous Felt) is the best in this part of the world... Quote my name.

SaydFact.... I've used them all.
