damola311: Good morning house...
1. Is 100,000 a reasonable price to pay for workmanship to plaster a 4 bd apartment in and out? Or what's a fair price?
2. Is it advisable to plaster during this raining season? Yes and Yes. |

There is concrete at the base of the septic but is not done for the soakaway. Please how will I solve this problem? Thanks You didn't state your area. Soak away is for area with dry land... Those in water logged areas like yours only build Septic tank.... And evacuate frequently. |

5 bedrooms plus 2 flats of 2bedroom .
Cc: biztech05 Segzy14 Dennis3D The 5 bedroom staircase can't work, and the 2 bedroom staircase can be better. Both however have wrong numbers of flight.. Also, 15 straight flights WITHOUT a landing is practically wrong. The 2 bedroom kitchen is small ooooh lol. Goodluck |

Jomafuvwe: Please guys, I was presented with this plan from a friend and I need input on this. This is just a rough sketch of a 4 bedroom flat on a 50*100 plot of land In my honest opinion... There's so many things wrong about the design.. Once scaled, challenges wld pop up... You need a properly designed plan... IF YOU HAVE NOT STARTED,I can offer to help, a modification of what you have now for free. (bearing my busy schedule in mind). Won't be this week sha. Goodluck |

redgem: Buiilders/engineers in here..I need your help,.
Question 1) Please please when moulding blocks(solid blocks), how many bags of cement will go with a trip of sand? The engineer said 18bags of cement for a trip of sand and he is moulding 1 cement = 38 blocks. I just want to confirm I am not being cheated.
Question 2) How many blocks will be needed to raise this plan to lintel level?
The engineer changed the plan, brought the guest toilet out and some crazy adjustments..
Question 3) Do you think it is right for guest toilet door to be outside? From the pics.... Don't you think the foundation height is too low? Once the compound is done.... Issues MIGHT arise... Just asking... |

montana1965: Thanks for sharing. I want to do concrete bathroom. I think it will look quite modern and unusual cause concrete look has become a real trend in recent years. As my friend said me, I can use cocrete paint. The ready-to-use concrete paint is a do-it-yourself product that can be applied directly from the bucket to practically any surface. This gives me opportunity to create my own concrete look in interior. with this paint, I want to refreshed the walls in the bath. I think it'll look amazing! It shd.. However because it's a bathroom, you shd consider that the surface wld always be exposed to water, moisture and heat.... Wld it sustain and last the time? I'm asking sir.. We all are learning |

megacontrol: Thanks...but durability can't depend on workmanship, rather that'll depend on the material. How much the material can withstand the test of time.
I found a China factory that makes it but the prices are not too far off from Aluminium, so will just stick to traditional Aluminum frames then. LOL on durablity.. If the workman don't put the screws, joint right - EVEN if the material is strong; na one week b4 everything scatter for ground.. OK... with aluminium, its easier to maintain anyways.. Goodluck and thanks. |

ozodigboo: Good morning all. Pls I want to remove my old roof ( house was built by my dad in the 80s ) I want to reroof it by adding some blocks, pillars, then either metocopo or stone tiles. The project will cost millions but I was advised by some friends to wait until the dry season. My fear is that I may spend a part of the money if I wait that long ( I'm a family man). I need professional advice Send the money to my Akant... Offcourse I won't spend it. But since that wld be hard for any1 even me to do.. My advice is. WALK TO A BANK AND FREEZE IT (NOT FOR THE PROFIT BUT SO YOU CAN'T ACCESS IT) In my case, I have an account with Ecobank that has no ATM or ebanking on it.. I just send it there finish. Goodluck |

megacontrol: Guys, I came across a sliding window made with PVC frames instead of the regular aluminium and was told it has been making inroads for a while now as a substitute to the high-end Tower or Thick imported profiles.
Does anyone have experience using casement or sliding windows made with PVC?
Kindly share.
Thanks They are stronger than the Aluminum types in my opinion... Offcourse, durability depends on workmanship. It was used for our site office when we were constructing Shoprite Sangotedo and it lasted forever |

Topmost11: Pls, do I still need columns for this foundation. It is at DPC level now. 4 coaches in front and 6 at the back. Sloppy land but solid. 1. Do i step it down the rooms down to reduce filling( I don't realy want to do that) more so when you say foundation should not be more than 6 coaches. 2. Where should the door to guest toilet be, in the living room or outside? 3. how much will it cost for DPC to be done. 4.There I this black nylon they put that I always see. 5 What is the difference between it and the layer of concrete they put on top of this level of block? 6. I want to dig soakaway and septic tank and use the filling. Do I need 2 soakaway ( bathroom/kitchen waste water) and the normal toilet waste water. Or just channel the bathroom waste to the normal soakaway? 7.Will the sand be enough to do the filling(I have learnt here that filling is done in layers.)
I will post picture of dimension shortly No. 1 I sent you a link already. No. 2 that's your decision as the house owner No. 3. Can't be less than 500k or slightly more if what you mean is German Floor. No. 4.its the DPC for water proofing No. 5. Answered in 3 and 4 above No. 6. Yes (septic tank and soak away) No. 7. It won't be enough but what you get would waoh you. Goodluck |

Lambertemeka: Greetings Friends.
Please can someone give me an estimate to build a very standard 1 storey building. It will be 4 units of 2 bedroom flats. With 3 toilets(1 visitors toilet).
Parapets, POP and a nice flooring.
And Also, Can this building comfortably sit on a 50/50 plot of land with atleast 6 car parking space.
Delta State/Anambra State is the location
Waiting for response. Appreciated 50by50 is a small sized Half Plot... No the building CAN'T size in and and whatever building you put in, it's max of 1 or 2 cars parking. Goodluck |

Topmost11: This is double wall done in the foundation, is it okay and would prevent collapse/ gaps/breakaway in future? Also, if I can't afford German floor, what else can I do for I am told not doing it leads to wet walls. And should I fill laterite or continue the structure and do laterite later. Thanks The height isn't looking too high... But it's safer to have a short column if there's need for double wall or where more than 4 courses are visible after the land. If you can't afford German floor, do the laterite filling at least and always prevent trees from growing inside the foundation. OR instead of the column and double wall, you can fill the outside where more than 4 courses are exposed to cover more blocks.. The idea is to resist the pressure from inside the foundation trying to push the wall outward. Goodluck |

Topmost11: I am glad to stumble upon this thread. How many bags of cement is needed to set/lay 100 9" blocks, 6" blocks? Because the land is sloppy, the bricklayer says it will take 6 coach(blocks) in height at some parts. He says he will use double wall at such places to avoid future wall collapse. Pls, is this right, or he should put pillars at all junctions. Double. Wall. Can't prevent a collapse.. Use a column. TAG me tomorrow for more.. I'm almost dozing now In the main time.. PatryG: Thanks for this educative and informative thread. Please I need to know the disadvantage if any of using less clayey laterite for back filling. Thanks. Thanks for the kind words.. Well appreciated. Off course, the less clayey laterite is best, because clay is very sticky and hard to compact. Normal Laterite is perfect or sharp / filling sand which is more expensive. |
