Chekitaut: 11 still counting... you must be receiving 10tons as filling no doubt. What people should understand about estimation is: when an estimator says you need 40 tonnes of XYZ, the fact you paid a supplier to supply that and you end up using '60 tonnes' doesn't make the estimate wrong.. The fact is except you have a weighbridge or a GOD fearing person, you'll be supplied 10 tonnes as 20 tonnes... I ONCE WENT TO THE QUARRY MYSELF (in 2007) to buy granite, I followed the tipper all the way to the site and delivered it to a site I was project manager on; MY CEO came to site and asked how many tonnes it was, I told him 30T.. He's a Q.S with years of experience - he said; NO! its impossible who supplied it, I said One supplier like that. I didn't tell him it was me, cos that wasn't part of my job description... cc: Enyinne I'm not saying your supplier is doing that pls, I'm just explaining the challenges we estimators face. Actually, while in school I know what I was doing, I did take those subject for the purpose of studying medicine, because I love it so I purposely drop anything relating to engineering.
But after my secondary education, I had no opportunity to further my education ( being an orphan), therefore I took to hustling, and after some year, I'm now preparing to further my education. But I discovered that i cannot continue with medicine, due to the nature of my work, I won't be opportune to combine the stress of my job with the demands of studying medicine, so I am thinking of diverting.
But the problem involved is that, my result is only good for medicine, and can't be use for engineering, considering jamb requirements, therefore educationalist in the house, what course do you suggest I go for, with this result apart from medicine. (picture attached below)
Fynestboi, richiez, pls help include in featured post consider SOCIAL SCIENCES since you're talking about engineering. i.e Architecture, QS, Estate Management, Town Planning you shoyld have stated your current job for better advice as it is advisable to remain in your experienced field. Goodluck |

-Apart from the ground beam, you forgot to add calculation for the raft itself. The ground beam sits on a raft.
-Apart from filling of land , what of filling of the foundation? Hardcore?
Filling of land (600mm(thick).lets say 500sqm 500 x 0.6m= 300cum x 1600 = 480,000kg/30,000 = 16trips. 16 x N60,000 = 960,000 + cost of payloader& operator N300k(Max of today's work)= N1.26m total
-Cost of labour for filling the foundation with sharp sand.. -Cost of compaction.
-What percentage did you set aside for preliminary works on the foundation? (site storage , borehole, omonile, security .etc)
-Labour would cost you more than 120k for steel works..
-Finally, there's more to building estimate, than just multiplying quantities against unit price. Experienced builders and engineers can attest to this.
-Experience has thought me that on water logged land projects where there was no soil test done , no structural drawings. You should always Budget more for the unforseen, because so many issues would arise that has to be dealt with. That's why I always add a percentage for contingency to all my estimates. I called you Sir. You called me young man.. Case closed... Levels ain't same. |

BUDGET should be N5 - 6m. Sir, Rather than strike out my opinion (next time) share yours and let the OP decide which to take. 1. Building Length approx 20m, width approx 10m = volume of floor = 30m3 @ 40k / m3 = 1.2m (labour and material inclusive, rebar measured separately. 2. Approx length of ground beam = 100m, height 1.2m and thickness = 0.225mm = 27m3 = 1.08m (ditto) 3. Approx tonnage of rebar = 3.5T @ 200k = 700k + labour @ 25k per tonne = 90k = TOTAL 790K 4. Carpenter labour = 120k approx 5. lets allow 150 planks of 1by12 and a few 2x2 = 240k ADD ALL = N3,430,000:00K I also added that allow 1m for filling TOTAL = 4.4Million whatever his miscellaneous is wasn't my concern.... Sadyfact, are you sure of that figure? (Four Walls of the Room.) There is a reason a put the MIX RATIO used.... You dont expect sm1 mixing 1:8 (which is also allowed) to get same result.... ditto: sm1 mixing 1:2:4 concrete and the person using 1:3:6 OR 1:4:8 cant get same results..... Goodluck |

The wall plastering may have being of poor quality but the under decking plastering was a ratio of 1 bag to 6 or 5 buckets.
Also untop the decking before the water tanks were placed is partially tiled.
Do you think we were still highly economical? even the most quality decking wld experience same under same condition.. 1, get the tanks off it 2. get good water-proofing on 3. the decking wasn't designed (definitely) to carry such heavy dead load Goodluck |

jamepatrick: I would like to start building my house next month but the problem is the weather as we all know it's raining season. The builder advised me to go ahead with the project irrespective of the weather that he's got it covered.
Do you guys think this is really possible I mean building a house(From foundation level) during this raining season? It rains almost every day in my area. Won't the cement wash out or lead to a poor foundation?

One4me: We have discussed this issue before. The fact that a Professional body issued a price guideline, does not mean that is what Customers will pay or you should charge a Customer. It is like when the Pepper Grinder Association just wakeup one day and raise dthe price of grinding Pepper to #100, no matter how small it is. Smart Pepper grinders recognise that if you charge too much as your association suggested, you wont get customers and you will still have to pay Association fees but the smart ones will look at your Pepper and say, 'Okay, it is small, l will take #50 for this' and before youknow it, theyhave made a lot of money while the ones still insisting on Association price, are still yawning and waiting for their first customer.
I had a similar issue with my Welder. He said their 'Association has said anytime they go to weld anything in a Customers compound, they must charge a minimum of #5,000, no matter how small it is. Because he has been working with me for awhile, he came to do the work (just to use fire cut a Padlock that we misplaced the key. One other welder who overheard our discussion when l said l will only pay #2,000, went to report him and their Chairman came to carry his Welding Machine, just infornt of my house, as the guy was about to leave. Well, l ensured the Chariman and his assistant got locked up and chargedfor stealing. Apart from bailing themselves, they also paid for the fiancial loss' suffered by the Welder. Now that is an extreme case, l just dont like their overbearing attitude and l was determined to remind them that joining a Union is voluntary, by law. They have left him alone since them. Unionism should not be solely to extort the Client, all fees should be reasonable.
There are Surveyors who are smart and will do a Plot for less than #400K, l know a few and it is genuine (that is the bargaining excuse they greedy ones use, they scare the customer that if it is cheaper than what their Union prescribed, it wont be registered at Alausa! Bullsheeet). I have used them twice in the last two years. The person requiring a Surveyor can send me a PM and l will give him numbers of Smart Surveyors who will do it for #300K/Plot. If you ask these #400K Surveyors why it is #400K, their best defense is That is what the Institute Prescribed or that is the standard fee! Who says it is the Standard fee and what right do they have, to impose such exhorbitant price on Clients? Morning, how're you doing? SurveyorGeo went as far as sharing the scale of fees.. Pls, in everything we should be fair to ourselves. 1. The surveyor's counsel is perhaps the only professional body in the the environment industry that's United and has a uniform fee anywhere in Nigeria. 2. EXCEPT THE SURVEYOR IS CHEATING, Eg back dating or producing fake documents he cannot charge less than the minimum fees shown on the scale of fees BECAUSE that's the amount he's paying to the government. 3. I'll advice you and Godisgreatest1 look at the complete scale of fees not just the screen shoot he sent, a location in Lagos could be 300k and another 400k, we have locations in Ogun at 120k and another at 300k etc. You could easily think your surveyor would do it for 300k (an amount less than what he's required to pay to government) - How's he doing that? SurveyorGeo was right in every word he put up there. Lastly, at the end of the scale of fees, it then went on to define how much in range a surveyor shd be paid at different levels.... As low as 9k in some cases. Goodluck |

Madisonsqua: Just an update to this thread and a big thank you to @saydfact for the wonderful estimation
So from your estimate, I realized it will cost around #3M - 3.5M for the 10 courses.... then I decided to kickstart it with #1M and see how far they will go with that as I'm not in the country at the moment....
So the job has been done and they were able to deliver 4 courses...this include #70k for digging and a few other settlements here and there....totalling around #50k....I believe another #1M will deliver 5 if not 6 courses as foundation wont be involved anymore.
Its single gated.....wider than a regular one,as we want to keep enough entrance for trucks when construction begins
Take note the person in charge is using direct labour and cutting the cost as he's experienced in this field.
@Saydfact, Do u think he had delivered enough with the first #1M? Because our estimation was 3k blocks but not sure if this is upto that.

Total Wall for plastering = 170m
So I need estimations for German floor (using 100mm thick concrete) = 70 bags of cement, 15 tonnes sand, 28 tonnes granite Plastering materials - 30 bags, about 10 tonnes of plaster sand Labour cost = German flr about 70k and plastering/dressing about 100 -150k

Please I need your advice on how I can negotiate this. NO1. 10k - 15k because its just blinding and shd be done in hours (does not include Iron bender work) NO2. OK NO3, 25K NO4. We're talking of about 2500 blocks (l believe less) here if the design is massive; so 150k - 200k NO5. 20k NO6. 50K NO7. FREE - shd be part of NO6 or done as goodwill, well 10k (2 days work) NO8. LOL  NO9. If what you're using is mesh wire - 5k is OK, but if you're using 8mm rods then 15K NO10. I don't even know how to price this, cos 150k should do the job.... (minus amount used to rent machine paid seperately) This prices are generated using 2 bedroom flats x 2 - TOTAL is about 550k |
