Yes, these are essential. However, it's better to follow the template of the requirements as specified on the official YouKay site. Each #option within the (three main streams of) Global Talent comes with its own eligibility and required documentation. www.gov.uk/global-talent There are too many 'this and that' out there. kwakudtraveller: 1 Like |

Solumtoya: 🏘️🏚️🏠 There's been numerous calls in the Living in the UK thread (www.nairaland.com/6719932/living-uk-life-immigrant-part-2/) for a #mortgage thread. 🏘️🏚️🏠🏡 This thread aims to achieve that. Posts here are about AND must be about Mortgage-related issues in the UK. Clarity around housing (the house, structure of the house, rules around housing ...) are welcomed, including those of rental. However, request for rental availability or how to rent ARE NOT ALLOWED! Do not post them here. Over the lifetime of this thread, key terms will be added. Sit back, keep calm and enjoy the mortgage-sourcing While at it, read all things mortgage on the UK government site: - Buying or selling your home [Key Terms] To be populated over time Property: the house or flat or building Leasehold: A property owned through a lease (legal agreement) for a period of time (10, 20, 50, 90 years). At the end of the lease, the property reverts back to the freeholder. www.gov.uk/leasehold-property Freehold: Ought to be the defacto for a buyer. A property you own outright in perpetuity (the building and the land it stands on). In the Land Registry, you are referred to as the 'freeholder', owning the “title absolute”. Commonhold: A variant of freehold, where multi-occupancy building is subdivided into smaller, distinct freehold units on the same land. Commonhold was created by the Leasehold Reform Act of 2002, which overcomes some of the worst aspects of leaseholds. See Home Owner Association . NB: Referred to as Sectional Title in South Africa, Strata Title system in Australia, and in North America the condominium system. Bond: Loosely, a term for a mortgage. Used in North America Mortgage: Essentially, a loan for securing a house. {Oxford} legal agreement by which a bank, building society, etc. lends money at interest in exchange for taking the title of the debtor's property ... Conveyance: {Oxford} the legal process of transferring property from one owner to another Lender: typically the bank or financial/mortgage institution that loans the money for the mortgage Mortgage Broker: They act as the go-between for a lender (financial institution) that offers loans that are secured with real estate (property in this case) and borrower who want to buy a property. They are the middleman who manages the mortgage loan process. Borrower: the person (individual, group) that is sourcing funds to buy a property Solicitor: The lawyer that assists with the mortgage process Conveyancer: the legal person/entity (in the mortgage process) who handles the transferring and registering of the property. Title Deeds: Documents showing the chain of ownership for land and property | https://hmlandregistry.blog.gov.uk/2018/02/19/title-deeds/ | NB: You may 'never' get to have the original title deed, however, you can get a copy of the title deed through the HM Land Registry department, through their digitisation project. EPC Rating: Energy Performance Certificates. Ensure you are provided a copy by your seller (or potential landlord in the case of rent). www.gov.uk/buy-sell-your-home/energy-performance-certificates Council Tax: Also known as property tax (mileage tax) in the States or Rates in South Africa, is the tax amount you pay on the property to Councils (local govt, borough) for services. It is based on property valuation, location, and number of occupants. See www.gov.uk/council-tax/print Buy2Let: Propert(ies) bought by a landlord with the primary aim of renting out. Caveat emptor Beware of tax and regulations. NB: Rent-a-room has its own rules. FTB: First time buyer is the Primary Residence: Property that is the main residence (place of abode). Lodger/Boarder: Occupy a room/space in your property with you. A lodger that shares facilities with you is an '[u]excluded occupier[/]'. However, the lodger that 'do not' share common facilities with you in the house has basic protection and should be 'evicted' like a normal tenant! PS: There's a thin line differentiating between the two. The general rule of thumb: boarders are generally non-rent paying. Free loader: Essentially a boarder you took in. S24: Known as tenant tax, refers to section 24 of the Finance Act 2015. NB: There is also section 24 of the Landlord and Tenant Act 1954 as amended (In Ireland, it is the Residential Tenancies Act 2004). Ownership Structuring: LISA: Lifetime ISA (individual savings allowance) LTV: Loan-to-Value. An indication of mortgage amount the lender will advance to the borrower as a % of the property value Deposit: refers to the amount of money youa borrower need to put down to purchase a house. You can deposit more than the shortfall in the LTV. AiP / MiP / DiP: Agreement in Principle or Mortgage in Principle or Decision in Principle is an indication of a specified amount the lender might provide to a borrower, based on details the borrower has provided about their income, spending and debts. It is (typically) a soft credit check (Kindly confirm with them before proceeding: thanks @Ticha for the advice). It does not guarantee the actual amount that will be offered upon full application (which comes with detailed questions and hard credit check). BMV: Below Market Value comes with learning, exposure, experience. It's an art of buying by knowing the 'best' value to put in for a property below the value that the market currently suggests. HMO: House of Multiple Occupancy, a way of maximizing rent cash flow, is a multi-let property where - 3 or more tenants live in the property (thereby forming more than 1 household) - The tenants share common facilities (such as toilet, bathroom or kitchen. Property Chain: linked property transactions, where a seller of one property is a buyer of another (How to buy, Gov.uk). Oft, offer to purchase or mortgage agreement has suspensive clause for chain unlocked! SPV: Special Purpose Vehicle - regular limited company, used solely for a particular purpose. In the case of property investment, it's used to purchase, sell and rent out properties (thanks Bourne007) First Home Scheme: discounts for first-time buyers, for up to 30% to 50% less market value HTB: Help to Buy (Equity Loan) ended. Archive: www.gov.uk/help-to-buy-equity-loan CF: Council Flat - require assessment that might include mean test PL: Private landlord - the normal rental whether direct or through an agent. ____________________ @justwise @Ticha @Fatima04 @Solumtoya @Santa2 ... 17 Likes 1 Share |

Scanning through, you should, on face value, be a prime candidate for Global Talent Visa (Digital Technology) - www.gov.uk/global-talent-digital-technology Your solutions and/or products development in the last five years will be of importance though. Alternatively, as last resort, explore the start-up visa route. NB: this is totally different from scale up visa NB: it is non renewable and doesn't count towards ILR The Global Talent however counts towards ILR (3 or 5 yrs!!!) and you can even be an entrepreneur!!! (AKA self-employed) You may want to engage the folks at Bincom. They are in the UK and 9ja. - https://blog.bincom.net/emigr8/ Incidentally, they just had an open session yester night. https://mobile.twitter.com/BincomDevcenter/status/1615755685194498049 [Disclosure] I'm related to one of the founders. businessnow:[UPDATED] Noticed Bigtt76 has already suggested Global Talent. Though still referred to as Global Tech talent visa, the current official reference is Global Talent Visa. You have the Digital Technology route (as suggested and applicable in your case). There are also the Academic/Researcher route (which I've posted on last year) and there's the Arts and Culture route (seemly not the option for you). NB: the Entrepreneur visa route is closed to new applicant. However, you may want to explore the Innovator visa route (the successor to Entrepreneur visa) So, if you've got £50k in the kitty, you're good to go for Innovator visa. You just need to come up with a biz idea and get endorsed. PS: not sure. Alternatively , you might become a financial partner to your current UK collaborator as a full fledged Director in good standing. 4 Likes |

In your case, born in the UK. NB: As I understand it, the ONE year is counted from day and month. It is not just year. [Scenario] Born in the UK 01 Mar 2022. A postdoc of 2 yrs and and a high impactful publication or streams of good publications would open doors for tenured faculty. You can then start attracting funding and consulting. Within the rebounds of #ethics, you also work towards your #investing goal (while delving less into political terrain!) . 1) I am a sickle cell patient. I hope I am not taking much risk based on my health? How's the health system in US compared to UK? Though I'm not a US person, I understand that you should be better off in the US. 2) on skills: I officially left music production in 2014 to focus on my academics. So, on skills, how lucrative is music production in both countries? Ditto, while I am not so much into US, from observation, horning your music production might get more boost in the State more than the UK. Nonetheless, UK offers great platforms. 3) Based on [i]academic skills: I can perform most computer based simulation in chemistry/biology including DFT experiments, molecular docking, molecular dynamics simulation, and other computational chemistry/biology techniques with little or no difficulties[/i] Postdoc should offer you more opportunity to take your academic/research frontier to high level. With first-hand on-the-ground experience of Southie (SA or South Africa), - it's not so much of language. One can express him/herself in most areas in English with ease. Perhaps, in certain settlements typically refer to t as 'location' or Kasi, where one becomes a target! Same in the bundus (deep rural areas). Wells same for Orania (deep 'rural' Afrikaner settlement) - Security is a concern. However, it varies from area to area. Nonetheless, general precaution is of the essence. - there are other deep rooted issues. SA, beneath the obvious surface, is battling #survival. - by the way, electricity is on loadshedding (rolling darkness) with no end in sight (at least for the next one year). Noticed today that there's the O-1A route. Has lots in-similitude to EB-1A and EB2-NIW. Probably, it should be on a different thread so as not to derail this well-managed EB thread. Kudos to all. General Eligibility To qualify for an O-1 visa, you must demonstrate extraordinary ability by sustained national or international acclaim, or a record of extraordinary achievement in the motion picture and television industry, and must be coming temporarily to the United States to continue work in the area of extraordinary ability. Extraordinary ability in the fields of science, education, business or athletics means a level of expertise indicating that you are one of the small percentage who have arisen to the very top of the field. For detailed information regarding how USCIS evaluates evidence to determine O-1A eligibility, including examples and considerations that are especially relevant for those in science, technology, engineering, and mathematics (STEM) fields, see the USCIS Policy Manual Volume 2, Part M, Chapter 4, Section C, and Appendix: Satisfying the O-1A Evidentiary Requirements. www.uscis.gov/working-in-the-united-states/temporary-workers/o-1-visa-individuals-with-extraordinary-ability-or-achievement Part M: www.uscis.gov/policy-manual/volume-2-part-m-chapter-4#3 |

Irrespective, what you need to do is to keep things simple. Say only what you know, as in what you saw and observed. Don't, repeat do not try to form opinion or smart by one and half. If you are unsure, simply say so along the line, - I do not know - I did not see that - I did not observe that - that is not what I saw or heard or observed - unfortunately, I can't speak for the defendant, I can only speak for my myself based on what I saw, heard, observed. I have no opinion. - ... ... List goes on and on. In-btw, don't be scare to say - I stand by my earlier statement - what I narrated earlier is what it is. I have no opinion. Kindly note I am not an admitted solicitor/attorney nor barrister/advocate. I've only been privileged to hand some labour matters. Well, as a witness, you don't want to come across me during cross-examination. #ruthless. God help you if you don't end up cursing under your breath 6 Likes |

On No 4, I'm afraid he actually goofed. Egypt has move beyond the 50GW, already around 75GW last year. Egypt now busy ramping up its transmission to match the new 75GW generation. They are already on track with about #21 500KV installed. South Africa on the other hand is regressing very fast and towing the line of what NEPA used to be be. #RollingDarkness. They call it loadshedding. SA is yet to finalize its transmission unbundling. Maybe, they might this year; it's uncertain. PS: I can't speak on others. They are not my expertise. irepnaija4eva: |

I can't agree more. Siemens Energy PPI back on track 25000MW (25GW) transmission capacity by 2025. Already edge around the 10GW transmitting capacity. Waiting 4 yrs to 2027 to be 20000MW generation would be regressing. We rather move forward than backward. Obi, get you facts right. Inbtw, Obi's quote of Egypt is misleading. As at 2014, Egypt already hover around 40GW and 2022 moved circa 75GW(Gas and Solar). What Egypt is busy with now is ramping up on the transmission from around 50GW to match up with her new 75GW generation capacity.
