The underlined changes your dynamics in the ordinary sense of it. (Well, based on what you narrated)
Seemly, you're no longer dealing with #relocation, rather, you're faced with #redundancy.
The operative word is no longer 'discussing', but 'consulting' #beware
Let your spouse work with a labour lawyer or a unionist.
Pearlyfaze:
We are still discussing, they have clearly stated that she has no obligation financially with them if she chooses to leave them.

They conditions is that If she says she is not going on the transfer with them, they company will pay her 3 months salary in advance and terminate her visa immediately.

If the rental provider or landlord provide a cc facility (link, scan, QR ...), why not if not. Simple response, it's a YES.
However, if not, and the transaction will be treated as cash, TREAD CAUTIOUSLY!
AgentXxx:
Can one use Cc to pay house rent and payback almost immediately just to boost credit score and usage?

No contract signed is still a contract in law; especially employment contract: www.gov.uk/employment-contracts-and-conditions/contract-terms
www.gov.uk/contract-types-and-employer-responsibilities
progress160:
I didn't sign any contract with them. They gave me a 5 years COS, no relocation package or anything. I have been staying in an hotel with my family since I arrived and getting a place has been very difficult and the company said they can do nothing about it except giving me reference if a landlord accepts and no landlord is willing to accept us right now except we pay 6 months upfront or have stayed up to 6 months in the UK. It's like they want to get rid of me and are looking for any flimsy excuse to do so

My view on some of the issues being raised on work and treatment would be
NB: I understand each circumstances are different and/or unique
1. Have realistic expectation
2. Have personal expectation and goal
3. Do not be dictated by round-the-mill talks. People will always talk (right from the garden of Eden)
4. For 'japaing' purposes, be clear within yourself (and your spouse if applicable) what your goal, expectation and reality are
5. Know who you are
6. No 4 repeated. Listen but act less or be swayed less by all the talk-in-town
7. African, especially Nigerians exaggerate with reckless abandon
8. Drop 'your' 9ja gra gra. Read, and read, and read on rules/policies. Gov.uk is an invaluable friend that sticketh closer than any else!!!
9. Explore, be open mined yet focused and purposeful
10. Follow your heart

Beware! the typical 9ja gra gra! doesn't sort all things. Whether the UK or Europe or anywhere else, even South Africa, Kenya ... I'll highly recommend using the passive-aggressive approach. The subtle but firm standing of one's ground: not overly visibly aggressive and/or resentful. Follow the recourse process. Build full proof 'evidences'. Render work services with utmost professionalism and integrity.

In the post below, I made reference to some work related sites, they are not exhaustive. However, they provide insights on work related matters. Reading them and the follow-on links would provide the core/key essentials.
All the best to everyone. Oluwa a fun gbogbo wa se. Olulana a lana fún gbogbo wa. Ẹ ni pada lọ'le, a kore oko lọ'le.

The threats aren't good. #Toxic. On face value, they can be contested with ease. However, the 'generative mechanisms' aren't assistive. One nuance, albeit a fundamental one, is the OP uneconomical with the truth, and breaching UK driving rules (I bet the company have 'evidentary' record; although OP can turn around to rope 'em in as accomplice!).
Yes, if OP can move on, in the circumstances, it'll be great. In doing so, he should take UK driving a priority and get 'converted' as practically possible. Iree o
bigtt76:
Joooooor what kind of visa sponsorship arrangement do you have with these people that they're holding your balls tight so? The threats are too many and looks more like abuse to me. You may have to report them to the authorities if you think your visa sponsorship is genuine and prepare to make the move away.

Paying back in full BEFORE and AFTER statement generation brings interesting dynamics.
Viruses:
Spending/taking more than 30% of your credit limit impacts credit score negatively. People still argue this but my colleague went from excellent to poor because he used about 80% of his credit limit and paid back in full after statement generation.

I was stylishly pointing out that we don't have one!
On NL, the closest is Technology Market (which is flooded with all manner of Kara Kata (buy & sell).
In-btw, I was weary of starting Convo on the UK living thread for fear of #derailing. wink

As regarding rate, basic, benefits and 'takehome', you are spot on. Amount of pension contribution plays a pay: hint govt, NHS, universities...

I have come to realise that understanding the non-salary benefits are as important as the Annual Pay. When I moved from a Company without benefits to one with benefits, I realised that the benefits alone amount to almost half of the Annual Pay but no one talks about it.

You post is not clear what your status is. On student moving to skilled worker?
UPDATED [s]Already in the UK: seems so from your post[/s]
On taking additional work, there were discussion some pages back (though on removing the non-restriction for healthcare worker and placing them back on max of 20 hrs for additional work). Can't remember what page again.
Generally speaking, one might do limited additional work. Not sure in your case, as you've not started!
www.gov.uk/health-care-worker-visa/taking-a-second-job
Taking on additional work
You can do additional paid work on this visa as long as you’re still doing the job you’re being sponsored for. You can also do unpaid voluntary work.
- You can work up to 20 hours a week in a job that’s either:
-- in the same occupation code and at the same level as your main job
-- in a shortage occupation

Some guide though. www.gov.uk/government/publications/dbs-update-service-applicant-guide/dbs-update-service-applicant-guide

Hi everyone,
Please I need help, I got into the UK few weeks ago with a healthcare restricted visa. I was suppose to resume on the 1st of November but my employer has said dbs needs to be gotten before work can start. They have updated the home office with a new start date by 20th of November. Please I will like to know if I can get any other part time job as a way to get income and keep busy instead of staying at home 24/7.
I want to know if it is against my visa to get other part time jobs that are not healthcare.
Thank you

@Pearlyfaze: Can you kindly clarify this 'taxi fare': relocation cost or shuttling taxi fare? ... Can her Union force them to pay for this taxi fare?.
Secondly, if you may, kindly share the 'mobility clause' in your spouse's employment contract. Only the mobility clause (and if, by chance, there are any confidential or sensitive contents within the mobility clause, kindly redact them)
Thirdly, what this put in writing or convey via a formal meeting ... {Today 02 Nov '22} her Regional manager informed her that this present Home is going to shutdown by December.
PS: This depending on how the employer phrase it, might mean differents things: could become TUPE (see below), could be redundancy, could be relocation (see below as well).

To start with, the word 'transfer' might infer a different meaning in labour law lingo (to a unionist, or a legal person, or maybe HR). Transfer typically refers to what is covered under the Transfer of Undertakings (Protection of Employment) Regulations 2006 (“TUPE“): essentially, someone else takes over the business entity (going concern). For the protection of the existing employees, the new employer is obliged to take over their employment contracts (as-is). TUPE also applies to two other scenarios.

In your case, you are not faced with Transfer as per TUPE. That is what I understand from what you're narrating. However, I struggle to place what category of employee your spouse is.
-- is her employer an NHS trust (essentially civil service)
-- is her employer any that deems her to be a civil servant
-- is her employer an agency that 'contracts' her out to NHS or any other entities

Be it as it may, it appears the issues at hand are:
- persistent and repeated requests to relocate to another 'office' location on the employer's insistence
- Is an employer within their right to move an employee to another work location? Affirmative yes with clauses.
- Does such employer's forced/induced relocation/move unreasonable?
- ---- under the circumstances as you've narrated, it appears so on prima facie basis.
- ---- NB: for distances typically within 25miles, it has become the norm that such is reasonable, although personal circumstances might come to play, alongside 'correctness' of the (subsistence employment contract) mobility clause, if any.
- Is the employee unreasonably refusing the employer's request to move to another work location
- This is where your factual, cogent reasons come to be
- --- currently, you've stated
- --- mental health following about #3 such work movement
- --- you've reached a tipping point and might utterly collapse under the strain of yet another movement
- --- impact of the family is enormous, notably the wellness and well-being of the children
- --- 0. Children's schooling routine, settling in, logistics ...
- --- 1. We have got tenant contracts that will end April 8 2023.
- --- 2. Energy Contract till April 2023 exit fee £300.
- --- 3. Wifi Contract till April 2023 exit fee £150.
- --- 4. ...
- --- 5. ...
- --- Nonetheless, you'll reasonably consider such a move
- --- --- move by or after April 2023 with sufficient notice.

Kindly note the following:
The legal test is typically reasonableness. However, it remains subjective nonetheless the many HR fracas/tussles, labour issues, legal cases.
Amongst many, there is one that definitely attempts to state the position of law. See Ms F Tsang v HRS Family Law Solicitors Ltd: 1300548/2021 (You can easily search for it. It's also available on gov.uk)

In my view, the dictum of his Lordship, Judge Gaskell is that – “My conclusions are that is a clear contractual right on the respondent to require an employee to move to another office. However, in my judgement, it must be implied that the respondent would act after proper consultation and proper consideration of an employee’s concerns before enforcing that contract.
- {NB: Emphasis mine}

In a nutshell, I'll say,
- can the employer ask you to move? Yes, they can.
- Must you move for the sake of being as to move? Not really.
- Can you proffer reasonable reasons and/or reasonable alternatives? Yes, you can, and you should.
- Both parties, employer and employee, must be guided by the mobility clause in the employment contract. Where mobility clause is not explicit in the employment contract or the 'correctness thereof' is impermissible, then common law kicks in, and in any case, the principles of human rights sets in (which are deemed to be incorporated. See also https://www.nidirect.gov.uk/articles/human-rights-workplace)
- employees have 'relocation rights' hinged on reasonableness and mobility clause.

Also, kindly note that what constitutes a move being ‘unreasonable’ isn’t clearly defined; and what is reasonable to one person might not be the same for another! More so, it gets more interesting when dealing with 'individual' or 'select few' movement to another location and a whole company move to another relocation (mass relocation)!!! Yes, for 'individual' relocation, employees can raise all kinds of issues/defence, such as unreasonable, unfair labour practices (unfair treatment), constructive dismissal, and even discrimination. I'll say, beware of using the #discrimination card. It typically distracts from the real (substantive) issues (matter at hand).

NB: Be careful how you go about dumping all of these (above) on the employer. #Beware! Obviously, not the typical 9ja gra gra!
PS: I'll highly recommend you use the passive-aggressive approach. The subtle but firm standing of your ground: not overly visibly aggressive and/or resentful.
PS: Allow the union to handle this (or if you must use a lawyer), let 'em do the bidding.
All the best | Keep calm and follow the process objectively: while keeping calm, consciously and frantically look for other roles. The NHS ocean is vast for UKRN nurses!!!. #Iree o
NB: labour challenge is by itself mentally draining on its own!!!

PS: Should the employer opt for the route f #redundancy, which is within their prerogative, it might pan out good or bad.
Good, as in my understanding, your spouse is released from her employment contract clauses, and if she gets another sponsorship role (highly possible for UKRN). Would be bad if sponsorship roles do not come by! Read more on redundancy by following YouKay Gov www.gov.uk/employer-relocation-your-rights

This is not a legal opinion as construed in law.

dustydee:
Baba this is bad and I suspect it is worse than you have stated. This is the UK and you have a very good case for leaving the contract and even get compensated sef. The unions can help you as someone stated but you can explore the angle of mental health and constructive dismissal (TheHRguy may know anout this)
dustydee:
Do they pay for relocation? Was this a condition in your contract?
If not, you are not obliged to move. Even to move office sef, emplyers have to take it easy with employees not to talk of transfer. And if it's in your contract, you and your family's mental health and stability is a good enough reason to decline, in my opinion.
Pearlyfaze:
... ...
They don't pay for this relocation cost, what they do is pay for deposit and first month rent and charge it back for you to pay back small small.
But these are my major challenges with leaving them immediately and also leaving Newcastle as Newcastle do not seems to have a lot of Nursing roles with Sponsorship.

Below are why I am thinking it will be expensive leaving Newcastle Now.
1. We have got tenant contracts that will end April 8 2023.
2. Energy Contract till April 2023 exit fee £300.
3. Wifi Contract till April 2023 exit fee £150.

So the earliest I think we can leave Newcastle is April 2023.

Thinking of what to do between now and April 2023 is mentally draining.
... ...
In her contract, if she leaves before 3 years she will pay back a certain amount, her colleague left after 6months and she was asked to pay back £4,500.
How do I sail through this turbulent sea.

Can her Union force them to pay for this taxi fare?.
Please dear Ancestors i need all the Advice, help and Encouragement now.
Pearlyfaze:
... ...
Wife is a Nurse on Tier 2 visa, her employer gave her offer and posted her to Aberdeen, after getting her visa, she was transferred to Edinburgh, getting to Edinburgh and passing her final exam and became full UKRN, her manager said she doesn't like her and as such requested for her to be transferred. (Note only her the 3 black Nurses were all affected).
She was transferred to Newcastle and we have been here for 7 months.
Today her Regional manager informed her that this present Home is going to shutdown by December.
This may mean another transfer?.
This whole thing is affecting our settling down properly and it's mentally draining to say the least.

Please I need advise on how best to Navigate this issue.

IT audit, in the traditional sense, can be 'boring'. This is when it's all about typical ITGC/IT audit 'support' for main external (or internal) audit cycles.
However, in the big 4 or big 6, as it were, one is essentially an 'entrepreneur' who must constantly be on the lookout for 'opportunities'. Engaging/collaborating/canvassing with 'Advisory' folks can bring some 'interesting' engagements: those will combine technical, consulting/BA skill sets and 'researching'.
Nonetheless, even with the traditional IT audit, the degree of 'boringness' will also depend on one's mindset. Embracing each audit cycle with an open mind and going beyond the 'findings' to 1) why the findings, and 2) the business impact of the findings will make even the most boring audit to be interesting/attractive. Well, at least for me, then.
dupyshoo:
I am not really sure. I just know that IT Audit can be boring. A lot of people in big 4 hate being there as therw is limited option out there compared to cybersecurity.

A number of factors come into play. The overriding nonetheless is 'what do you want', what do you want to achieve as a person/family?
Those factors include
- location linked with pay. consider what dupyshoo, rayralph, Hwy9 have hinted.
- -- ... But I intend to email them stating 40-45k ... I'll say in the circumstances, you might want to indicate £40-50k
- -- even at that, salary is ultimately nothing but a 'figure' that gets you by the month! It is relative, subjective. The reality differs from person to person.
- -- ... 7 years of experience in cybersecurity ... | For negotiation, your 7yrs might not really counts. It'll revolve around the role itself. In this instance, Asst Mgr.
- -- Inbtw, it is not uncommon to see WIDE salary gap/discrepancy within the BIG 4 and BIG 6. In fact, in most 'audit' firms. I've seen that often. To compound, the gap gets wider, more than 'mind the gap', when salary increment creeps in year-on-year based on (the so-called) performance appraisal scores!
- Salary structure
- -- what are they offering.
- -- Typically basic.
- --If it's total package, check what it constitutes
- -- Any private care: BUPA
- -- Pension contribution %
- -- Bonus
- -- ... NB: At times, some of the 'non-financial' weighs more as you aged!
- Role: I note you've already stated its IT security audit
- -- Will you only be supporting Audit cycles. In that case, will your role be constrained to those ITGC stuff.
- -- Will you end up in narrowed sector or tech spectrum: SAP only, Oracle only or wide spectrum of technology solutions (subject to clients!). To be honest, most times, this comes to light only after months on the job. Lemme quickly chip in here that in most audit firm, to get to=hose '4' & '5' performance review scores, you must be an entrepreneur within the whole Audit firm, sourcing for 'work' to be done, collaborating and 'innovating'. Unfortunately, most get this done through 'smoke' breaks, lunch out, drinks out with an 'eye-service' attitude!! Eish, don't get me started.
- -- What is the roadmap to becoming a Manager (where you actually get to review collated (audit) work papers, prepare reports, be part of getting mgt response to audit findings, and be part of scoping audit engagements). PS: some might throw an Asst Mgt into a hybrid mode of senior consultant/associate and Mgr.

Lastly, I know I commented on cybersecurity earlier in the year. I'll try looking for the post.
A lot of 'new-breed' gloss over cybersecurity. unfortunately, the press ain't helping, and neither are mgt/directors assisting as they pick up buzzwords in-flight. NIST, ISO ain't assisting much as well, although we're starting to see ISO getting 'cybersecurity' out there in their 'new' standards. I guess ENISA leads the pack in interrogating 'cybersecurity'. With all of these, HR get's into the loop with improperly or unstructured job roles, and recruiters run amok sourcing fit-for-use candidates; at least HR and recruiter can at least get fit-for-purpose candidates!.
Thanks for the comments here. It should assist people in starting to understand what is it to say cybersecurity. Indeed, it is, or it has become, an umbrella word for all things security that bothers on 'cyber' or 'digital'L Computer security, IT security, IT/IS systems security, IoT/industrial security, good 'ol information security.
We can discuss all of these, possibly in the technology thread. Let's come back to life in the UK smiley cheesy smiley

dupyshoo:
IT security audit is boring but you might take it for sponsorship purpose and continue looking for company to sponsor you for cybersecurity role. They should however pay up to 50k for it to make sense.
boneruns:
I'm not actually an auditor although I have done IT audit related activities and certifications. I'm into cybersecurity. But the company wants me for IT security audit and they stated it offers sponsorship
hustla:
Don't be scared to ask for the worth you have seen.. If they didn't want you to negotiate, they would have said it's a final offer
I was meaning to ask if any Audit person happened to be on this thread but I didn't have to look far
grin
boneruns:
...
Please I want to ask those familiar with IT Audit and Consulting roles. I have a company willing to offer sponsorship, although I told them I can switch to part time in my school.

I have about 7 years of experience in cybersecurity and the company willing to sponsor says remuneration is within 30-40k per annum for Assistant Manager role. They asked how much I'm willing to accept that I should make research and get back.
Please for this role, what's the remuneration like? Thank you.

Away from 'legalise' terminology, Scotland's 1140 ELC ain't public funds in the ordinary sense of thing, when it comes to 'free meals' for primary 1 to 5. We can safely go via Freetown for this based on the extract and as supported by @Mamatukwas [update: I just saw TheGuyFromHR. We seemly cohered on this.]
... how do you have a group of kids in same space and have a different rule for something as “special to kid” like group meal ... Hence, part of the reason they make it universal to all. Well, I guess!!
Chreze:
One of the things i dislike about the UK is the inability to clearly state things. And it’s shocking cos I will expect them to be better at it since they are English and the language is theirs. If you go by definition/explanation of public fund, you get confuse the more. This is not a benefit from getting low pay, neither is it a request from your part. It is tied to an early learning fund that they claim you qualify for. It’s crazy how you have to start translating English grammar to conclude if you are entitled or not.

Since my son started the nursery in august, it’s been a missed feeling for me. Some times I will go back to the site to read with hope of getting different understanding. Now if we are to go by the ducking effect, we should just proceed to pack him lunch. ... ...

For a country that prides itself on caring for kids and having them at heart, how do you have a group of kids in same space and have a different rule for something as “special to kid” like group meal.

Kindly pay close attention to the message from TheGuyFromHR. He correctly got the 'message' of my screenshot. Essentially, to highlight the difference between normal school term 'free meals' for 1 to 5 and where special benefits are required.
TheGuyFromHR:
...
The free school meals for Primary 1 to 5 is also NOT public funds for NRPF purposes.
The screenshot above referred to meals for schoolchildren OUTSIDE term time, i.e. when school is closed, and that's a special benefit. ... ...

Scotland: Free school lunches in primary 1 to 5
Children at local council schools can get free school lunches during term-time in primary 1 to 5, your family's financial circumstances do not matter. PS: supported by @Mamatukwas earlier post.
[See link: Scotland's School meal below]
Getting free lunches if you're not getting benefits or tax credits
Your child might still get a free lunch in school, early learning or childcare if you're experiencing financial hardship. This could be because:
- your immigration status means you cannot get help from the government

Infant free school meals in England: www.gov.uk/apply-free-school-meals
Your child will be able to get free school meals if they’re in a government-funded school and in:
reception class | year 1 | year 2

Seemly, there're nuanced differences btw Scotland and England
Insights from Scotland's School meal: www.mygov.scot/school-meals

It means that parents and carers – including those of eligible two years olds – will be able to choose to use their child’s entitlement at any ELC provider that ...

My reading is that the operative words are #eligible, #could, #can, #might, #may.
For anything public funds or not, I recommend using the duckling rule (which is used in computing). Essentially, if it quacks like a duck, it most reasonable be a ...
NB: Employment and Support Allowance (ESA) ought not count as public funds.

NB: universal credits count as #public fund in the UK.
www.gov.uk/government/publications/public-funds--2/public-funds
This is not a legal advisory as construed in law
Chreze:
Hi
Does this mean that the meal offered in Scotland nursery as part of the 1140 funded hours is public fund?
Cos it’s clearly stated to be available for every child (from 3yrs) who qualifies for the funded early learning.
Mamatukwas:
In Scotland. Free school meals is for P1-5. Outside that is public funds.

We've been down this route before. There were some hiccups then but it all went well; generally speaking. Even the UK does similar on smaller scale; and many other countries.
The #policy in itself is not overly bad. Nonetheless, it has its pros and cons. In the circumstances, other pros might be worth it after all. The downsides might be
- spike in currency (especially black market)
- fake news
- politicking
What would and should matter most is implementation.
What would sustain is less dependency on foreign consumption.
(*** I'll stay away from the part/impact of round tripping. Suffice to say that when there's sufficient (note not enough) forex inflow alongside local production - tangible & intangible, even round tripping will 'become' expensive? ***)
We thrive and pride in anything and everything 'foreign' in 9ja!
Just to brighten up, yet drive home a point. I was in 9ja a few years back. I can but observed that in a 'supermarket' I used to frequent before, the imported Milo was visibly prominently on display. Not that it's wrong. However, what I was looking forward the 9ja made Milo (for its crunchy crunchiness!). Alas. I had to ask before they now pointed me to a small obscure down corner. Well, I left happily after with me 9ja Milo.
Iree o. Lovely day ahead to everyone.

Do you have publication from your Masters
- is your publication in top tier journals (or at least Scopus listed)
- did you present at a highly regarded conf and was your paper peer-reviewed
- is the conference or journal highly rated in your field. NB: this is field/discipline specific
- did your computing work or part thereof lead to an innovation (or innovation of some sort)
- Did you have a patent application or was your work cited in a patent application (whether by the patent applicant or mandated by the patent body)

Marriage is not relationship o that you can brezz in and out as you wish undecided...
Marriage will test and stretch you farther than anything else will undecided..

On a more serious note...
It's clear and glaring that you don't consider yourself as a team? undecided...

Let's look at your write up undecided...

I have always helped him in his house projects, might not be much 100k,50k,20k when need be,I never siphoned my money to myself,as a young lady I envisioned my pretty little family on my head,(3 children, handsome husband and pretty wife with a fine car living happily)

Now to the main problem,I think it all started when he told me he has seen a genuine plot of land that "we" should buy it together,I told him no,I want the land all by myself I have money to pay for it,( just want to have something tangible for myself alone) he said no problem. He sent me an account number of the seller I sent 600k to the seller."we" did the necessary documents and everyone was happy.

So even when "two have become one" you still act as if you guys are not a team undecided...

The only time the word "we" appeared there, it was because it was suggested by your hubby undecided...

So while he sees you guys as a team, you see yourself as competitors undecided...

Until you change your mindset, it's best you don't go back undecided...

I'm not trying to excuse your hubby's actions, however, if you intend to go back with this mindset of unforgiveness, disunity and distrust, just be prepared for everyday quarrel undecided...

And that too will affect your kids undecided...

That streetwise loud gan. Even be like KFC *streetwise*
Interestingly, with all said on CC on this thread, balance transfer has been off discussion. Serious oversight. Thanks Lexusgs430.
Remember those days Barclaycard was bombarding me smiley
On a good day, one should aim for the consensus on this thread: Don't get into debt on your CC. If however you do, for good reasons, then get it cleared off and start debt free life again.
If transferring, aim for the 3 big '0'
The ideal balance transfer credit card comes with three big zeroes:
- 0% introductory APR offer for balance transfers.
- £0 annual fee.
- £0 balance transfer fee (or a way to avoid paying such a fee).
The zero £ balance transfer might be hard to get. Someone, has to make money somewhere!!!
Perhaps this might make an educative read: Balance transfer credit cards - Shift existing card debt to 0% interest for up to 34 months www.moneysavingexpert.com/credit-cards/balance-transfer-credit-cards/
Please note, your balance transfer might end up not being 100%. It might in all likelihood be balance transfer limit of 90% to 95% of your total credit limit. You just offset the remaining 5 to 10% leftover (i.e. pay off) with the savings from the new balance transfered credit card.
Lexusgs430:
I don't think we ever discussed balance transfer credit cards ...........
It's simply another credit card, but affords you the ability to payoff/transfer, other credit cards to it (my easiest interpretation)........
You currently have 3 credit cards with £5000 debt in total.........
You apply for a balance transfer credit card, push the £5K debt to it, usually at an interest free period of about 22 months, possibly with much better apr rates... You would then try to pay off that £5K debt, within your interest free period .......
NB: But while you transferred your balance to the donor card, don't use it anymore, till that £5K is fully paid off (remember your interest free period is for balance transferred and not new purchases)........
*My street explanation*........

Gemma11:
My advice is to get yourself in the system and build up a credit profile asap as soon as you arrive in the country. It is ok to do cash in hand but having a job which is subject to tax and NI is important as well. Once you get a job, get a credit card to use and pay off regularly in (don't miss any payments) to build up your credit score so when it comes to applying for a mortgage you will be in good stead. A contract phone is also another way...just make sure you pay on time each month. Good idea to set up standing orders or direct debits so you don't miss anything. In this fast UK lifestyle it is very easy to forget to pay something so it is best to automate key payments.

If you are under 30 and intend to buy then do so asap as you are more likely to get a 35 year mortgage. Don't be put of by the number of yeats because anyhouse bought today is not going to increase in value. The UK is an Island and only around 10% of the land is built on and so there is always going to be high demand for properties.

Look into schemes that the UK Govt has to help first time buyers like LISA where you get £1k free each year for every £4 saved to help you build up a deposit. You and your partner can both open LISA accounts and get up to £1k free each every year which can be combined to make your deposit

Many may not be too comfortable about the advice below but here is what I did..
... ...
Buy properties in high rent locations like near key stations, universities, amenities ect.
....
Oh yeah and once a house increases in equity, remortage if you can take out the money and use it as a deposit on another house..that's if your intent is to build a property portfolio.

Another tip, always overpay your monthly mortgage if you can as it reduces the interest.

Insider leaks 'shady' tricks estate agents use to change prices and sell houses
The ex-estate agent has also listed his top three tips for potential buyers and sellers

"We kept a book of all the properties on the market and as soon as they hit 12 weeks we would knock on the door."
A former estate agent has revealed some of the dark arts he used to get business - including filling viewings with family members to drive down the price. The insider, who worked in Hampshire and has since left the industry, said the property market is a cut-throat world - and people will do anything to get ahead.

The man, who asked not to be named, claims estate agents regularly try and nick each others' clients. And he said he would often value properties at a higher price to get business - before using relatives to send it crashing down.

The worker, who is now in the oil and gas industry, said: "I just wanted to keep my job so I went with it. It was just a job but I did know it was a bit shady. "It was all the praise and rewards and gift cards you were getting for getting these things done.

Estate agents aren't your mates so keep your cards close to your chest – if you can go further don’t say that you can.”
The estate agent started in the industry after applying for a role with an agency. And, on finding properties to sell, he said: "Most contracts for estate agents are between 10 and 12 weeks.
"We kept a book of all the properties on the market and as soon as they hit 12 weeks we would knock on the door. We would find fault with the estate agent's pictures or ask the homeowner if they were happy with their current agent.
“We would take a contract with us in case we could poach them. Instead of finding business ourselves, we were getting business from people who were already ready to sell.”

He continued: "We also made up viewings".

"A leaflet and business card would drop through someone’s door saying ‘Mr. K is interested in your property, please contact us’ but this was a made up person. Then we had their number and email address on the system."

The agent also said that, if a property had been launched and had no viewings, a family member would sometimes be sent round to view the property. As well as making the agent look like he had filled viewing slots, the relative would also value the house at £10,000 less.

By doing this, the ex-agent had got the homeowner's business with a high valuation - before getting someone else to break the news that the property was worth less than they thought. He said: “If we launched a property on Rightmove and it got no viewings, we would send a family member to view the property and then say they thought the house was worth £10,000 less than it actually was.
“So we were poaching clients, getting the house up on the market – and then telling the client they were selling it for too much. Also, if you’re booking viewings and know the school run is at 3pm and it’s ridiculously busy, we would say the client can only do viewings outside of that time.

“If the parking was bad at 5pm, you try and get all your viewings done in the day.”

And when it comes to valuation, the former agent said: “When we’re booking in a market appraisal, we ask what other competition is going to be there. If we can get our valuer in first, we can try and blow them out the water to get them to sign a contract with us first.

“If that doesn’t work, we book our person in last and get them to try and force the homeowner into signing a contract.”

As well as revealing the secrets of the trade, the anonymous insider has also revealed his top three tips for potential buyers and sellers.

1. What to ask
He said: “Visit the property at different times like weekends and after 5pm.
“Find out if the loft is boarded or part-boarded and ask who owns the boundaries.
“How old is the boiler? When was it last serviced? What is the sellers position – are they in a rush to sell?”

2. Leaseholds
He said: “Be careful buying leasehold properties especially those that are cheaper as they normally have a small year's lease on them.
“If this gets too low, you will find it difficult to get a mortgage on and the fees can be quite large to renew the lease.”

3. Costs
He said: “Always work out your costs and ask if there is any maintenance, ground rent or service charges.
“A lot of new builds have unadopted roads and it’s up to the residents to pay for repairs.
“If the agent doesn’t know this information and the owner hasn’t told them then you won’t find this out until you have already started paying for solicitors.”
