Hmmm.

Dangote's refinery will fuel the entire country and still be enough for export.

An oil rich nation, such as Nigeria, could not build a workable refinery that this One man is building.

Instead they continue to waste resources on roads and airport construction that should have been completed in the 60's-70's. But then they were fighting Tribal and Political wars at the time.


Something is fundamentally wrong with this country.

I am not sure what you mean. But, Power of Attorney can be used to give someone a right to defend a legal interest in land in a court.

In other words, if A is the owner of White House. A can grant B a Power of Attorney to Represent him in court - in order to defend A's ownership right over White House. This doesn't however make B the owner of White House.

I hope that clarifies the use of PoA.

The word Conveyance generally means the process of transfering a legal interest in property - and legal interest could be lease, title, mortgage, sublease, etc.


Accordingly, Deed of Conveyance is used usually to transfer any kind of legal interest - ideally, except, for title. A Deed of Assignment is the valid and legally acceptable means of transfering Title/ownership in land.

It will be improper to use a Deed of Conveyance to transfer legal title.

Please Get a good lawyer to help you investigate the title of whoever is selling to you and to assist with reviewing the documentation, including possibly perfecting the documents for you at the Lands Registry - to ensure the land is registered in your name.

This include payment of stamp duties, registration fees etc.

Please read this article for more info on the TYPICAL complete process for a valid land acquisition anywhere in Nigeria (NOTE: this may only vary slightly according to the relevant state law).

Please don't accept Land receipt and half-harzardly drafted Deed of Assignment without your lawyer investigating valid title and suitability of the documents for any future registration in your name (in case, you are not financially bouyant to register now).

Take for instance in Ogun State there is committed acquisition, this status of land you will be unable to have c of o and approval. That means the land is needed by government for a certain thing which might not be quick one. If purchased by you government might come after 10years or below to demolish. My only reservations with the comments on this thread is that most land are unregistered - so your search at the Lands Registry should be considered insufficient.

Ideally, please advise your clients to carry out informal DD - particularly with respect to family ownerships.

Most of the cases in court linger because several members of the same family sell the same land to different people. No land registry has those information.

If you are reading this and you are planning on buying a land - you may want to conduct DD at the Court, Probate and Family history.

It clearly spells out your landed property.
Preparing a legal document before the survey plan is almost tantamount to rubbish.
Your document cant specify the actual position of your land.. the survey plan does.

It is commonly used in the east .. the south southerners also have their distinct title... that doesn’t make it less legal .

Its just you granting someone an authority to deal (sell, lease or manage) a property on YOUR behalf.

If you are purchasing a land anywhere in Nigeria, please ensure you have at least a properly drafted and executed Deed of Assignment. You may also have a contract of sale of land (aka Sale of a Land Agreement) and Survey: but that's not overly necessary TO SHOW TITLE.

The DoA shows transfer of legal title/ownership.

Bro, I studied philosophy in my first degree, and I was the best grad student in my set and as such I am quite familiar with renegade thoughts like yours. I can easily mention 10 logical fallacies inherent in ur arguments.

I will start from the rare. Fact is not objective. Facts are situational. Something may be a fact today and tomorrow it isnt. By the very nature of the word fact, nothing can be a fact if it is subject to change. Nothing can be a fact today and not be tomorrow.

By way of example - it used to be a fact that the Earth was thought to be flat, now it is not. Gravity could seize t exist tomorrow, God forbid the world ends and the earth crashes. Religious facts operate in the same manner. Observable today and tomorrow not observable to the five senses.

I won't take you to kant's concept of Truths but you could read further on this.

The planets hang in space because of gravity. That's the force that literally keeps them in motion in relation to other bodies.

Gravity is a human nomenclature. What exactly is gravity? Can man recreate gravity? How does it hold the planets? Of what form? Character is it? How does it hold all the planets and objects in the galaxies? What formed gravity? Why are the planets just 12? Why are humans only on earth? Why do we have the moon? Science can't explain all of these. At best it can only raise conjectures.

In terms of the written version, do we have access to the real copies of the original, if oral, is there a possibility that original message must have been altered considering time and space as we've observed in the game called 'telephone'? Moreover, they have benefited from the deity in what way? Can we rule out natural causality in terms of the so called benefits?
For clarity, I will oblige you this rejoinder.

1. "Enough" is a subjective word. At what point is evidence enough and by whose standard? I would rather stick with evidence or lack of evidence for completeness.

It's therefore irrelevant to argue if the experience on which people base their belief is negligible or significant. What is important is that people genuinely build their faith on these experience.

2. Whether we have access to original copies of the Bible cannot be verified. The same applies to oral accounts. The bible is passed down from ages - and yes, the present versions may not entirely be on all fours with the original versions.

But then again, what's important is that we continue to witness the experience narrated in the bible. These serves as evidence that the contents of the Bible are true today as they were ages ago. Even if the stories have been altered, we know God is able to those things and many more, because we ourselves continue to bear witness to these things in our lives.

3. Benefit is subjective. If I told you God blessed me with perfect health last year and I never took any medication throughout the year, this is a personal experience. You cannot fault it, because that is essentially my own personal reality.

In the same vein, the principle of causality CAN never explain spiritual benefits. Causality is based on empirical association - so that an event occurs because it is caused by another pre-existing, independent event. By its nature causality must be explainable in physical terms otherwhise it seizes to be causation.

Spiritual benefits are not explicable in terms of physical events. Something entirely incorporeal brings about physical effects - so that a Pastor may pray in Jesus name for a man to receive his sight and does so instantly without him touching the blind man. In this instance, causality cannot be used in explaining spiritual benefits.

You only talk of causation in terms of scientific corporeal explanations.

My opinion on faith is that it is what we use to believe something when we don't have enough evidence. Does that mean there isn't enough evidence to believe in the Bible except by using faith?

You are largely correct bro. I absolutely agree with you that faith is the substance of each religion - and it would be wrong to measure the veracity of one religious belief over the other based solely on faith.

However, there is a logical flaw with the argument that faith means lack of evidence. In fact, if we go by way of semantics, it is really impossible to have faith without evidence.

The only reason people have faith is because they believe some people, either in the past or presently, have benefited from their faith in that deity- which essentially forms the corpus of evidence, either written down or passed orally, that religious people hold on to.

E g as Christians, It is essentially the evidence of the things we have heard, touched and felt of the Word of God that builds the Christian faith. God has established many of these things through answered prayers, by miracles and testimonies which some of us have been privileged to experience. Thus, faith does not mean a lack of evidence.

The flaw in your argument is to think that something incorporeal such as Faith cannot validly bring about physical evidence. That is wrong. And of course, this doesn't apply only to Christianity. I have seen native doctors heal someone of bad diseases without person visiting an hospital.

Essentially what I mean is that there is an alternate world. Not everything is explicable by science and technology. And the bible is one of those sources we can look to for explanations on how the world is the way it is. Whether we choose to believe in it's content as inspired by God is itself a matter of faith.
