The Court found that Area Councils cannot by themselves or by their Bye-Laws, fix the tenement rates as their power is limited to assessment and collection of tenements under an Act of the National Assembly which would have already fixed the applicable rates.” TENEMENT RATES/LAND USE CHARGE are prescribed by Legislations. They can only be charged and collected by the State pursuant to a legislation. Lagos has a Land Use Charge Law of Lagos. No one computes any tenement rates from your lease. If you have been doing that - go and instruct your lawyer - you have been cheated!

salford1:This is not an argument. They are statements of fact. And if for the sake of ‘argument’, I concede to your comments; I really don’t understand your logic. Do you mean the Yorubas can’t have words represent what a Tiger is, because they never encountered them physically? That’s very illogical considering we use words intelligibly even without having seen or experienced them before - for instance, GOD and angels. And by the way - there are so many proverbs on Ogidan and Ekun in Yoruba. It is highly unlikely that the olden days hunters never experienced a tiger. |
TechSpot:This is Wrong sir. Land Use Charge and Tenement rate are the same. It’s called Land Use Charge in Lagos State. It’s called Tenement Rate in most of the other states, if not all. Both are taxes for lease of the land from the Owner (the Governor) or (Minister in FCT) - and they are TO BE PAID BY THE LANDLORD, not the Tenant. |
Generalissimo75: Demzlent:This is wrong. First off the name Amotekun has nothing to do physical semblance as such. It literally translates - “one who knows as Ekun”. Again, you are wrong that Yoruba doesn’t have a transalation for Tiger - because our fathers didn’t have an encounter with them. In fact Tiger has two Yoruba names. It could be called OGIDAN or EKUN. That’s why they say this provide - “Ogidan o ni se Barber, ki aja de be lo ge irun”. And “KAKA KI KINIUN SAKAPO EKUN, OLODE A MAA RODE.“ Mind you Lion in Yoruba is Kiniun. And no one will ever compare a Lion with a Leopard. No animal can stand the Lion grit for grit amongst the Cat Family other than the Tiger; hence, the comparison. Also, when Yorubas jokingly refer to someone as Ekun - it’s to represent that the person is a Strong man. Thus, Lion - Kiniun Tiger - Ogidan and Ekun Leopard - Amotekun Cheetah - Owawa. Hope this helps. |

But this announcement is incomplete. I believe their Uniforms, Identity and relationship with other security forces should also be disclosed for proper guidance. |

ignis:Not to state the obvious - I studied and work in the UK. I am aware that some schools in the UK will allow exceptions - perhaps by providing a letter from your Undergraduate Uni that your course was taught entirely in English and with at least a C6 grade in English (Waec). This does not mean the condition is not there. There is no University in the World where Nigeria is listed as English competent. You will either have to provide English language tests - or they grant you an exception. That’s exactly my point. |

utenwuson: flyingdutchman:PLEASE DO NOT TAKE BOTH OF THIS ADVICE. Like the Lagos Mediation Centre told you - under Nigerian Law, and particularly Lagos’s Tenancy - you cannot resort to Self-help. Even when you have served the statutory notices. So it means YOU CANNOT FORCEFULLY EJECT HIM from your house or you risk being sued for unlawful ejection Yourself and having to pay for damages. What yu can do is this. INSTRUCT A LAWYER If the value of the Rent is less than #10M, proceed to the Magistrate Court. You can institute an action for ejection and serve it on the Tenant. If the Value of the Rent is above #10M, then you must proceed to the High Court immediately to the same as above. Note: on both cases, you will normally take a Writ to enforce the judgment of the court on ejection. With that, the Sherrifs in the court will be the one to come eject him from your house themselves. ANYWAY - that’s if you want to do it legally. Otumokpo, Ogun lakaaye or any traditional means may be a faster and cheaper means . Just kidding. |

Godmother:From a legal perspective, Like someone mentioned - an offer letter for employment should contain basics about your Salary. It will also state whether you are entitled to paid leave. How many weeks notice for resignation or removal - and what salary would paid in case you resign... etc. My sister recently resigned from her job and it turned out she was supposed to give a Month notice. Because she gave 2 weeks notice, she will be paid the amount of money she was earning in the last financial year - which is quite low. Worst still, they are deducting all the days she was absent from the same salary. She got no choice, Cos she signed all these when she was being engaged. So basically - try to confirm, even though it came as a favour. No harm in asking what your pay will be. How do you accept an offer when no offer has been made? Please write to them to confirm the terms of your offer before accepting it. |
Many of these loads are self-inflicted. 1. Having multiple girlfriends, when married or even when single. You end up bearing their responsibilities - and some times their family’s. Just because of sex. 2. Living above your means. You are staying in a one room self. You earn below 150k monthly. But; You are using a DSTV and have to subscribe above 10k monthly just to watch EPL etc. at the comfort of your home. You take Uber daily, instead of public bus or bikes. You eat out in eateries and go to cinemas every now and then. Subscribe to Netflix and all music channels - just to stream. Make promises to people you can easily avoid and lie to that you are just managing. Belong to multiple social clubs and association in church and all. Spending money instead of investing it or saving and yielding small returns. Etc. Truth is - many loads can be Genuinely unloaded; leaving only the basic ones that are unavoidable. |
