@ Spyder, thanks i know you would if you can, no he is not knowledgeable about building. He said some builder is building a house close to where he lives and he intends to ask him if he can take on our own building, if not then he will look for any builder who is currently handling a project and if he likes the work they are doing then he would approach them, other than that i dont think there is much he can do, any idea?? if it were here in England you would be able to get a certified builder from a catalogue called the yellow page where every builder who is listed in that book is certified to build, so you can pick anyone from the list really. But thanks. all i can ask for right now is if and when i start building i would be asking for advise and costing information from you if you dont mind so i can compare but in terms of the quality of the work there is nothing i can do about that but i hope my inlaw has enough sense to know from their previous work if they are good and i have also advise him to speak to the actual owners of the projects also so they can give their recommendation. Sapele is actually far for Spyder880, Asaba or Agbor should have been a bit favourable, I had wanted him to handle my project there cos of his expertise, but there are still trustworthy and Knowlegeable builders in sapele, my dad and brothers who are knowledgeable in building are keeping track on my builder and project and also sending pictures on every development so my absence is not felt at all, I will see how it has gone when I will there in february, just ask your inlaw/supervisor to screen and investigate the builders before hiring and he should also go to the market to confirm things for himself, and talk to owners of projects they had handled for their reliability and trustworthiness. Shikena.

I will try to post some pictures and development for others to learn from my experience.

We all in one form draw inspiration from eachother and I honestly won't have started my project if not you! You play me wayo making me believe it cost 50 naira to build a house but it worked because you turned around and provided every single building step free of charge which a lot of people wont do and every dime I invested in that project is worth it and honestly its much easier when you kick off! We have finished painting a rich cover of anti termites wood preservative on this roofing wood, we are now ready to start the roofing here. Planning to transfer my boys from the parapet/roofing thread just two towns away, the link to our work there is hereby attached below

Before I comment, I assume all block work for the upper floor is completed, is this quote for beams as well as pillars before the concrete facial?

Actually, the block work is yet to be done. And yes, the quote is for columns, beams, and concrete fascia on the first floor only. I don't know if this is a good idea but the engineer plans to cast the beam and concrete fascia together. I'm thinking it might be a good idea to do the fascia separately, what do you think?

In all honesty, this might have been driven by my push to have all structural members of the building completed prior to having any blockwork done; the engineer did actually suggest including some blockwork at this point. Going by the drawing I uploaded earlier, the concrete fascia / parapet is attached to the columns / beams, am I missing something? Your advise on the order in which I should have the builder proceed will be greatly appreciated.

Okay, first answer is that the quote is fair haven taken all the works involved at this stage into consideration. Different builders have different reasons for using the systems they use. The quote could have been higher had he done a first beam before the beam/parapet.

Happy Sunday friends cheesy

Contrary to the quiet nature of this thread, we have been very active here. Despite the natural inclination of workers to rest during festive seasons as this, I have still found willing workers and we have since concluded everthing about the parapet fascia, treated the roofing wood.
The roofing proper was supposed to start yesterday but negotiation about price for the job broke down and I left the site with annoyance on Friday. The carpenters didn't call me yesterday and I tactically avoided speaking to them, but they just called to confirm they will be starting the work early tomorrow morning (Monday). I will be there and possibly, pictures will be here by tomorrow evening.

The roofing wood work has started, we are going to raise the height of the roof to command some respect in the neighborhood. cheesy cheesy

It is too tall of course, 20ft is too tall for a house like this. I have already given instructions to my men for them to reduce it.

There are indications that we may do another duplex of almost this size in Enugu very soon. As we are doing the plastering and windows/doors/ plumbing and electricals in this house, we might be starting the foundation of the new Enugu duplex. Arrangements are in top gear and we shall keep you guys posted. Meanwhile more work to be done here tomorrow.
