FastShipping: That bag of tiles cement cost N2500 for the bag. I bought some China wall tiles at N1200 per sqm. |

We are still looking at the economic benefits of screeding the walls internal and external of this house. Is the added beauty going to affect rental value? Will the amount spent screeding the walls be recouped from rents easily? Because we might just pull down the scaffolding wood and then paint the walls as it is. This is a commercial property anyway.

But we need to start working on the fence, a full plaster and dressing work, fence capping, wires and lighting. We are also going to put a second gate at the other end of the front fence.

spyder880: Spyder880 well done. I have noticed lately this screeding thing. Please educate us what is the advantage of screeding as against good quality paint and just paint directly like you said. In those days we use to white-wash walls before painting but as paint quality got better, white-wash died. Now it is back and called screeding or I'm I wrong? |

diordaves: Let me be a little blunt here, Screeding walls is a fad which just caught on in the building industry! Surprised? Okay I will explain. Back in the days as we all remember, people build their houses, insist on a quality plastering and dressing work and later paint their houses as normal. Of course the walls will never be perfect, but what is? We have products in the market which we use to fill up cracks and indentures on the walls to level the surface before painting, we all know of paint "filler" a product made to help painters do a good job. But people wanted more, our search for perfection led us to screeding wall surfaces to ensure a smoother finish. First it started as an inside affair, then we started using it on external surfaces, now we even use it in storage rooms and generator houses In fact, some people now insist on screeding or they will not like the house. Togolese workers first started it here, then Nigerians copied it, (trust our people to mess things up with our hurry hurry, quality is dropping) and now it is reigning so much like every other new thing introduced into this country. It is no longer a need-to-have item on the home owners menu, its now a must have for most people. And building costs keep going up......... Please note that I am not against screeding walls in anyway, but we should always weigh our choices against other competing needs. Will discuss this with pictures later. 2 Likes |

spyder880:What an interesting insight. When it comes to tiling what is your view on spacing. Looks like most tilers have also started doing away with spacing. Talking about the Togolese, they are really very good artisans. I noticed they bevel their skirt tiles to avoid accumulation of dust. |

spyder880: My candid opinion is that L/L should forget the screeding as that will be including a feature that most people will not be willing to pay for. Let him instead get top quality craftsmen to do the painting. The tiling and other features are already very elaborate for a tenanted building. L/L major challenge is that rents in different areas are determined by the market and no matter the nature of your building, variation from the market rate will be very marginal if any at all. |

We are doing a lot of works on the plastering of this fence, mounting the fence caps and installing lighting fittings with barbed coiling wires. You can see the fence lights piping works.
