I think we should cut Richard some slack. No doubt off plan purchase is 'extremely high risk' not only with Lekki gardens but with other developers as well... If your risk appetite is minute then this investment is not for you.

If off plan is "extremely high risk" in the normal realm, in the case of LG, it should be seen as extremely high risk raised to power 9999988889999999999! One will be dumb to join his game at this stage. Let him deliver to all he's collected money from first, from about 30 estates! Just saying ...

Can these guys not go to court? Surely they would be able to get an injuction against any further work by Lekki Gardens, pending determination of the suit. I doubt they would get any respite if they keep waiting for the Governor.

When a company believes it can blatantly violate the law, then goodluck to those whose chose to "invest" in that company or their products.

See how God saved me. This was where I bought but couldn't see the access road to the estate. My house could have been one of those in contention. Na wa o.

@Sangocrusader, you mean this protest happened in March 2015 and yet nothing has happened? I use that road almost every week and its shocking that Lagos state officials are seeing all these anomalies, illegal structures, collapsed buildings in Lekki Gardens and they allow Richard Nyong and his collaborators walk free in the streets and even have police escorts.
Its sad that we have laws in Nigeria and yet people that should enforce the laws choose to look the other way... because their palms are oiled?.

hmmmmm; all these intimidations and oppressions from Richard Nyong is NOT the way to do business at all. It seems Richard Nyong got his business model wrong somewhere and is trying BY ALL MEANS to make money/ profit and as such has resorted to intimidation, corruption, use of force, manipulation, deception, lies etc. Trust me, he's getting away with it because of our broken system. Else, he's not far from Madoff. Go to the new development opposite Northern foreshore and see for yourself. I intended to invest and buy a house there but later declined when I saw how rapidly he was multiplying estates. why would someone add two additional floors to an already existing two storey building
Is the foundation of a 2 storey building meant to support 4 floors? Not to think of the area as being marshy and sand filled... SMH

I hope Richard Nyong and Lekki gardens can do the right thing and complete the 48 estates he has floated so far and not roll out more. The over supply he contributed to is hurting the real estate business...

To be honest... I think this article from This Day is a tad bit exaggerated. I am not the biggest fan of LG, and I know they have a lot of rough edges however, their houses are habitable albeit, lacking in perfect finishing.

Not letting Richard off, he needs to show better accountability to his customers however, articles like this one can sink a business and the points that were raised were mainly heresay. I picked up my keys 2 months ago from LG IV and DID NOT have to pay N0.5m to N1m for anything.

I have been watching with abated breath for over 4 years in silence about this Lekki Gardens issue and i can confidently say its nothing more than a real estate ponzi scheme. Instead of them to take care of one estate and develop it well, they advertise phase 4 and they haven't even finished doing phase 1. They hire pretty marketers to bamboozle you with all the finer things of life once you pay but to deliver what they promised is another thing entirely. When you see the quality of the shell structure they are marketing for you then you would realise you are better off buying your own land and building it quietly to your taste no matter how long.

When i watched the documentary on channels last week i wasn't remotely surprised and i felt sorry for people who fell for this gimmick. They are so aggressive in advertising Heaven on earth but so slow to deliver on quality and its really annoying. When i heard the service charge cost for light in that estate i almost fainted. Even Buhari's Body language would not help those people concerning light matters in Lekki Garden. Anyways for those who have ears let them hear.

Quick pointers for those who intend to buy in Lekki Gardens in future.

1. Don't be swayed by their marketing bullshit when you engage them, ask them immediately for the contract of sale they intend to give you. All the dubious and funny things that would come back to bite you is written there in small print in heavy legal language. Get a copy in advance, give it to your lawyer to scrutinize thoroughly and i mean thoroughly. If you don't agree with any thing, bring it up and force them to amend it in your favour. If they don't agree, please walk away.

2. Check the part of the contract of sale that deals with failure to complete your installment payment. Point out the percentage they would take and the administrative fees they would deduct. This is a very uncomfortable subject for them to discuss and they would do anything to brush aside this discussion because it is vital to their business that you start payment before you complain about this. Agree on a set fee, make them write it down in their contract and make them counter sign it. If you don't do this, it would come back to haunt you tomorrow. Trust me i know.

3. The shell structures they build are known to be inferior, so that is where you have to get tough and demand how your own would look like. Its generally a barrack style shell structure and they don't place too much emphasis on quality. That is the key angle you should use to hit them. The contract of sale is generally used to protect Lekki Gardens itself but if you point out all these things before you pay and force them to draft a sample contract for sale in your favour then hopefully you could get a better deal than the rest.

Before you drop a dime, make sure you spend time to investigate everything you know about lekki gardens. Ask people who have bought and people who have grouses against them. Jot down everything and balance it before you pay. If you are not comfortable with it, please walk away. If you know you can fight for a better contract of sale and know how to enforce it, then buy into it. If you doubt what i am saying please read the comments below in this link to have a better understanding of how they run their estates. People should pay money to enjoy their houses not cry and feel cheated.

There was a time I was called upon to rectify some structural issues for Lekki Gardens.

I upgraded most of their structural designs and their construction systems to inject standard for best practices.

Within those months i was offering consultancy services for them, These are some of the critical issues I observed:

1. Buyers and prospective buyers drive the company to continously expand when they are yet to complete many estates they have started. We all know that wisdom demands you don't chase many rats at the same time.

2. I also discovered a very strong Cabal of persons who have the heart and ears of Mr Chairman (Richard). These persons can go to any level to discredit any professional advice I gave him or any good hearted person gives. Those clique are easily threatened by a real professional snatching their wealth source from their mouths.

3. Also with all sincerity that company has made several tenants to be landlords in Lekki and beyond. People who wouldn't have been living in Lekki by now.

4. In terms of quality, the reason why the quality if lower than what clients expected is that most of those who dictate company policies regarding quality, quantities and cost are alien to construction and have never been in construction. So what gives me a sleepless night about their work is a topic for laughter for them at a drinking bar.

5. On the issue of Daughters of Destiny that demonstrated in the video posted above, Lekki Gardens is not at fault at all. The seller of the large narrow land Lyng behind Gen T. Y Danjuma's land sold to Lekki Gardens for their Phase 5 project. The wife of the Seller pleaded that she give some small portion to Daughters of Destiny on humanitarian grounds. The problem is that the portion given to them by the Sellers is Landlocked. So rather than working out peacefully with Lekki Gardens to use their access road or another workable solution, the Oga Madam the founder/prophetess of Daughters of Destiny decided to use their connections to compel the compay to cut its own land for road for them.
So LG and DOD both used their connections. I think Peace is the best solution to Crisis.

6. I strongly advise Mr Richard to value those Contractors of his that he has little regards for and do away with those with bigger projects who do not really have his interest at heart. I also advise him to differentiate between those who do eye service around him and those who actually do the real service and reward the right people.
Last year, I took some few Professionals and we trained all their contractors with all their Artisans and we did seminar workshop to sharpen their skills. But Alas! The management of the company did not give a dime as reward for that Or convey an appreciation for the efforts. Rather the wrong people were given fat checks.
This was one of the reasons I withdrew my Structural Engineering Consultancy for them.

I don't accept the bolded part. Whether she gave them land or not is not an issue but i a m very sure that either LG or the land beside built on the access road. No need to sue for peace. All that needs to be done is justice. Whoever built on the access road should remove it. Even the phase 5 has no access to it except through other people's lands.
