Project description: construction of four bedroom duplex and two unit of two bedroom flat on a single plot of land @ isheri opic estate Name of contractor : Abdulwastecx Duration of project : 6months Client : A nairalander.
Stealth100: I really love this, exactly what I have in mind for my upcoming project. Could you please help out with the detailed plan of the house? I'll so much appreciate it. I have one plan already but I'm discarding it already.
you can drop your mail here for further discussion
swazpedro: lol Engr. indeed the land is filled and is almost like digging down.. this buildings are structurally fit. the funny thing with Nigerians is anything other than the norm is bad... with out proper research u conclude.. this houses are not built with stripped concrete it continuous beams foundation but are most times chained with rafts for even settlements and this buildings are not high rises with much dead load but just duplexes.. so as an engr op, u should do d maths well and know if it is possible not saying because of what u believe dat is wrong some Nigerian structural engineer have analyzed this and deemed it fit and economically suitable.. its usually used in water logged areas like lekki ajah phases.. please don't spread wrong messages that breed fear
I will have to agree with you here sir. In Nigeria, anything different from the norm is deemed not suitable. you don't have to necessarily dig down place your foundation and depth of excavation depend on the position where you have a safe bearing capacity that will carry the building.
Raft foundation can be built on a sand filled site provided adequate measures have been taking to dewater, removal of vegetable top soil and very week soil strata at the top and adequate compaction (either through mechanical means using a roller in layers or by allowing the soil to consolidate under its own weight over a number of months or years.
Okeseni: Good day ! I had sent you a message over the analysis u did for a boungalow foundation at a particular aspect calculating for volume increasingly by considering 25% (as 1.25) all because of the shrinkage and wastage. here i want to ask, is 25% converting to 1.25?
It is a simple mathematics my oga. 25 percent of A is 0.25A, while and increase of 25% of A = A + 0.25A = 1.25A
OmidinaKayode: Allah revealed to we yoruba muslims that Fulanis are best people in the world to rule over us. All the countries that they've ruled have become first world countries. Mali, Niger, Chad are the most advanced countries in the world and we must make nigeria like these great countries by voting the fulanis forever.
fulanis are minority group in all these countries you listed. Mali, a country of about 16m people have the bambara people as the majority. Niger, a country of about 14m people have the hausa people as the majority Chad with a population of about 14m people, have sara ( 26%) arab (12%) as the majority. The fulani people only make up 2% of the population of the country.
I am a yoruba ( or afonja, yoruba muslim and you don't make any sense
dubemcapital: And so it is... And must be a good mix as we know that too much water in a concrete weakens its workablity.
Too much water in a concrete weakens the concrete and improve the workability. Water enhance the workability of concrete but with the detrimental effect of reducing the strength of the concrete.
Reasons why we do mix design to get the best water to cement ratio to use for work. Generally, a water to cement of 0.45, 0.55 is used. The smaller the water ratio the better the concrete strength but the less workable the concrete becomes
Been long I saw your construction update. Nothing in the offer at the moment? By the way, I would like to learn how to make quotation for buildings. Is it something I can learn from you/your team?
I am currently working on a new project and very busy at the moment.... When I have the time I will update as always.
Building quotation is something you can learn here and based on experience. When u have the time I will put you through in any little ways I can
abike12: Lucky you. Is that Ibadan pricing? Got this in Lagos today.
the 1 x 12 x 12 depend on what you want to use it for.
for form work to lintel, columns, beams or slab ( decking), you may need soft white wood. we have hand saw colloquially known as "apu" or "araba" which goes for N900 (minimum) to N1000 (maximum) we have soft wood machine saw which goes for N1,200 to N1400
We also have semi hardwood used for furniture or for more permanent work like iroko, mahogany, malaina etc. These wood cost from a minimum of N1,800 to around N3000 per length
EgunMogaji: Yeah, the ultimate solution is waste treatment facility. Any individual scheme that still leaves any "flow" into the soil is ultimately still half a solution.
Treating water at home in Nigeria is critical. I'm not at a stage yet to investigate that but I'm sure that there companies providing these setups in Nigeria.
What happened in Flint, USA was an eye opener.
Waste treatment plant is the way to go. What he demonstrated above still pollute the soil.
Having a central sewage treatment plant will find in a long way to help solve problem of underground water, river and open water contamination
kopell: That because everybody want to be rich overnight, Na him be the biggest problem of our country today. At least everyone don see waiting seed of corruption way they plant reap now.
We pay too little for labour and we expect exceptional quality.
When you pay a bricklayer N3,500 per day working from 8:00am to 6pm and you expect him to give his all.
It is not a crime if everyone wants to be comfortable, if all your artisans can afford to buy a car, build a simple bungalow, afford to send their children to school and have adequate spending power to be lower middle income class, I think they will motivated enough to take artisantry work very serious.
diordaves: That "flow" as you arrowed was supposed to go to the leach or drain field, Please see photo. But I don't have that much land so instead of the "flow" I incorporated a "soak pit" at the bottom of the soakaway filled with granite which is a very effective alternative to the "flow".
I don't think this alternative "soak-away" will be able to disposal off the effluent because of the following. 1. At that depth beneath the septic soak away tank, a percolation test cannot be carried out to determine the rate of discharge to surrounding soil. 2. the surrounding soil is too close to the perimeter of building foundation and most code specify a minimum distance between a soak-away system and building foundation perimeter of 15m (see BS 6297) 3. At that level the soak-away pit will fall below or be within 1m from the water table
chumakk: I heard one guy wanted to kill himself because no job. Who cares. If hungry is catching you will you think of killing yourself unless goat or something to put in the stomach. There's no job in Nigeria because of much population and many available jobs can be done by a primary school graduate so companies are reducing their cost by training those set of people on job because it is the same training they will give to so called graduates who are not different from secondary schools graduates so why spend more?
The problem is the mindset, people believe too much in white collar job, desk job can't help solve unemployment problem of a country of over 180 million people.
The future of developing country like Nigeria lies in small and medium scale enterprise like artisan skills in construction, manufacturing, Ict, agriculture.
The earlier Nigerian graduate realislized that there is no easy way to millions the better
Adegbulugbe: I supervised a road construction in owerri the cement specification approved for the soil cement was Dangote cement but i figured they brought in Unicef or Unicem whatever inplace of the approved one,pls house what are the quality comparison in this cement cause i want to stop them and instruct to use Dangote
You mean for the soil stabilization? There is no too much difference between the different brand of ordinary Portland cement in Nigeria. The major reason while dangote is preferred is the fact that it can't be adulterated easily.
You can as well read up on the '' physico-chemical classification of Nigeria cement ''
EgunMogaji: Alternative building material is what is going to save us in this country. We can't be saved until we wean ourselves from this silly cuddle we have with building with concrete.
Once the foundation has been laid, we should not have anything to do with concrete.
But these wooden homes are more expensive than the reinforced concrete structures we build in this part of the world.
I am in agreements with the use of alternative building materials like polystyrene, bamboo, clay etc because some of these materials are renewable and don't take too long before they regrow back compare to wood.
vicmoore: I think this should be the tool but the question is where can this be found...have searched to my best!!
There are limitations with the use of these tools.
These are some of the limitations I can remember 1. You will need a ready to use mortar : the type of mortar we use in Nigeria is a mix of fine aggregates (sand), cement and water but when using these tools you will need ready to use mortar which is made of lime, very fine sand (silt), cement and other aggregates.
2. The nature of their block or brick is quite different. The mode of production and storage of these blocks and brick allows for smooth surface and accurate dimensions of brick or block.
3. Speed of construction : it is faster to build with our conventional method than to build with this method.
4. Cost of labor is much higher building with these tools.
jossy26: Hello house, please am at the decking stage of my build and my engineer is insisting I get an electrical diagram for the 5bed duplex to do the electrical conduit pipe work. Is the drawing compulsory cos that's a separate charge for me. Thanks
Electrical design for a five bedroom flat is not compulsory but the advantage that it gives superseed whatever financial strain it may cause you.
I will advice you to heed to his advice and have an electrical design prepare for the house because it will make his job easier and will help avert any problem in future
You don't get, aim for the best position and if at all you don't make that target, you will find yourself getting the 2nd or 3rd position which wouldn't be a bad result cuz you never settled for less.
how can Lagos be the largest economy when she is still a Nigeria city, Nigeria is the largest economy in Africa with Egypt second followed by South Africa in third.
Realistically l, Lagos can only be third largest economy with a gdp in the excess of 3 50 billion dollars.
ceelog: Do you need a soil test for plint beam foundation?
The plinth beam doesn't transmit load directly to the soil below, it transfer load to the columns, so you all need soil test to determine the depth and size of your footings
This lady lives in America and asked a cousin of hers to supervise the building of a mansion for in Nigeria. The result of her home coming to see the project is the above on arriving at MMI airport
Allah's protection is sought
The story looks like a Nollywood movie, people need to stop watching superstitions on Nollywood. She is not a Nigeria and their is no evidence that she ask her cousin to supervised any mansion for her.
