I have a land in Isheri north from Opic, I need a good suggestions on who to award the building contractor to, I have already contacted one of my favorite builders here but it seems he is busy with another project right now. I need to start this project ASAP since I have some funds to go all the way to carcass right now.
Below is a picture of something similar to what I have in mind. A 4 bedrooms duplex in front and a pair of 2 bedrooms flat in the backitchen.

olayinka63: The action that is permitted in the South might be rejected in the North, ask those that study law, they know that the law acceptable in one region can be different from other region. Example is North and Southern Nigeria. The problem is that we are not longer in the 60s when we have regional system of government, what we have now is a loose federal system of government where revenue are shared from the center to all the federating units. Sharia will not bring about development, on this century stone age ideology will not put food in our table, help us build road, developed more technology etc. The north have too much confused Arab want to be, who can sacrifice every thing for religion and that is why Nigeria must be restructured into a strong federal system or regional system or better disintegration. I am secular humanist and believe religion is a big cancer that will never allow sub Saharan to maximize their potential in economic development. From the small experience of supervising job in the following States, FCT, kaduna, ondo, enugu, Edo, anambra, rivers, kogi etc. I can say that difference in cost is relatively small. A unit volume of concrete of strength 1:2:4 (by weight) cost about 25-31k before the increase in price of cement. A unit area of wall will cost between N2500 to N3300 for 9'' block across board. All major materials are relatively similarities cost across board. Most of the finishing materials are imported from china, things like tiles, white cement, electrical materials, roofing sheet etc. I don't know how you will be able to build that in ogun State o |

GenBuhari: what advise do you have about how I can go about adding a level or two. The bungalow has 7 rooms no plumbing. Floor addition is a serious structural work, I will advice you do the following. 1. Test the soil the building is sitting on to know the engineering properties of the soil like bearing capacity and settlement rate. 2. Get a service of a builder /structural engineer/architect to check the structural integrity of the existing building. 3. From the information you provided above, you will need the building to be structurally redesign to cater for additional floors. This design will include the additions of new columns, beam and slabs. The design will also include the new floor architectural design. |

GenBuhari: I am considering adding some storeys to my large bungalow in village.
Concerns are that :
It is about 60 years old
There are on the stairs to the entrance on one or more sides of the property, whichmya be caused by large roots of very big trees near the house
Property has been derelict and old rusted bam bam has been leaking water for years , would this effect the srength of supporting walls?
Advice please It will surely affect the supporting walls |
