Presidents buhari desperate search for oil in the north east shows that no tribe from the north really desire Nigeria to remain one if they can take care of all their needs, I pray u find what u fine looking for so we can all rest.
It is really pathetic that we have leaders that lack foresight in governors... Oil is becoming irrelevant, how do you want a country of almost 200million to survive on oil revenue of less than 20billion dollars when country like Ethiopia are making over 5 billion dollars from exportation of rose flower to Europe alone.

The real diversification should gear towards unlocking our industrial and commercial potential. I expect a serious government should declare a state of emergency in rail construction, cities like onitsha, Lagos, port Harcourt, ibadan, enugu, aba, nzuka, kaduna, Abuja, kano, etc should be linked with good railway network to aid Commerce and industrialization. I expect the count to declare a state of emergency on power, create small industrial parks, make loan accessible to small scale entrepreneurs, change land use act so that people can get land easily for commercial agriculture purpose

Yes. Diversification does not mean abandoning your current revenue earner, but exploring and developing other revenue sources in case any of them is adversely affected so you can rely on another for sustenance during hard times.

The northern core revenue earner is agriculture (food products, leather, cash crops) and we are diversifying into oil, while that of the South is oil so it should diversify into agriculture and other sources. That is diversification.
Crude oil exploration and peasant farming are not the kind of diversification we want in this age....

Nigeria can never developed depending on commodities alone, we need strong manufacturing, mining and services sector to developed and all these sectors requires massive investment in infrastructure development.

Instead of endless search for oil why can't we have policies in place to revived the textile industries in the north, create small industrial Park model after earlier East Asian models, spend up to 60% of our budget on capital expenditures like the Ethiopians etc

I have written to and presented by report to the president and some of his staff and I am in contact with some people there, they are aware of the issue!

How do you attract foreign investors if they don't have confidence in your business men?

Actions like this undermine the dignity and confidence of potential investors when a genuine Nigeria start up approach them for partnership.

Precast lintel may not save cost when compared to similar sized in-situ cast lintel.

Here are some of the reasons why precast lintel may not be too desirable for our building type.
1. It is too heavy and very difficult to lift of placed into position. Since most building site lacks lifting equipment, precast lintel may not be desirable for small residential building.

2. It constitute more stress to the adjoining block work. This result because of poor strength of most blocks and because the projection of most of this lintel are so little into the adjoining walls

Here are some valuable advantage.
1. they are faster to cast and installed for a large project.

2. Better concrete batching, curing and general strength can achieved for precast concrete.

I have used a QS on a small build before and frankly, not sure I would do same for similar builds.

I found a lot of the quantities grossly exaggerated and my understanding was that there were 'standards' based on a guide, which dictates the final quantities in the CORES.

I didn't understand why we should allow for say X(can't remember the actual figure now) percent waste based on Nigerian factors. The contractor of course took advantage of this for his manpower/labour estimates......I.e. Based on the stated volumes/surface area.

If I choose to do this again, I will probably have 2 versions to cater better for labour rates based on quantities listed.
As a trained engineering graduate into building I will agree with you totally.

The quantity surveyor I had worked with in the past always under quote reinforcement for any structural work expecially slab reinforcement.

They do this base on their limited knowledge of bending schedule and reinforcement pattern

It is also a common practice to over bill some section of work, especially sub structures.

For a small structure, the client will be better positioned to work out prices directly with builder and be involved at each stage of the job.

For example if I want to build a house with limited budget, I will generally follow the following procedures.
1. I will buy a relatively dry and gentle slop to flat land

2. I will work out mu budget before consulting my architect. By then I will have a big picture of what I want and I much I want to spend on the entire project. For example, I see having more than three toilet for a three bedroom flat as waste of space and money, I see very high roof to be waste of money.

3. I will try to do the soil test if I am building more than a Bungalow, people believe soil test takes too much money but the reality is that when one compare the cost of soil test to the total cost of the building, most time it amount to less than 2% of the total project cost.

4.I will consult a structural and services consultant to do my engineer design for me or give these to the architectural film to do all of them together.

5. At this Junction, I may invite a quantity surveyor to help me prepare a bill so that I can have a general view of how much I will need to spend ( I will set a maximum limit on the building budget).

6. I will plan with the above information on the duration of my project, by dividing the job into stages in accordance to convenience and my budget.

7. I will scrutinized my builders, Give them the quantities estimation to work on, if it fall within what I have on ground, I will proceed.

4. The job will only be awarded stage by stage. I will give a certain percentage at the beginning of each, pay the remaining when that stage has been completed, inspect that stage directly or through trusted third party.
If work done is in accordance to design and our agreement, I proceed to the next stage

Get about five(5) quotes. Eliminate the highest and lowest and then take the average of the remaining three and see where it falls. When i was doing my roofing, i took five(5) quotes. The highest or lowest did not get the job. I was watching the women synchronized swimming event of the last Olympics where i heard the commentator explained how the marks are arrived at. She said that there is a panel of five(5) judges. The highest and lowest marks are eliminated while the marks of the remaining three are averaged out to arrive at the score for the competitors.
This method of evaluation is the best way to give out small building work. A quantity surveyor is basically a cost engineer they do more than estimating square meters, they plan job, work out schedules, estimate everything ad make sure project are done within some set out budget.

For smaller project like a small residential apartment Such as a Bungalow or duplex you at not necessarily need their service.

There is a big difference between engineer measurement and building measurement. These two items look identical but are very different.
Engineer measurement deals majorly with civil engineering work like earthworks, pipe network, road construction bridge construction and other major engineering work. These area measurement are solely the work of civil Engineers while building measurement such as general building bills are exclusively the work of a quantity surveyor.

With experience and since most building evaluation involve simpler mathematics and common sense, a very experienced builder/engineer can bill a building comfortably.

For example, to estimate the quantity of blocks required for a particular project, a builder can use average excel chart and relationships prepared from different job to arrived at a more adequate and reasonable value.

To estimate the quantity of plaster materials required to plaster a house a builder can use average rate per square meter of different subsequent job to have at a more appropriate estimation.

In my small experience, I tend to find that if the person that you are calling for project monitoring can also do the real thing, if they do not supply the materials or bring the workers, they hardly put their all into it, unless you find a really God fearing person, shebi na to dey send picture, remember how 3strike was being sent pictures even though his builder then (BRabus) was no way near site.

The best person to supervise is you yourself who owns the project. Its just that those in diaspora do not have that luxury, thats why the likes of brabus thrive, saying that there are some really good people on here, spyder, segemoore , abdulwastec to name a few, diaspora or no diaspora, the work gets done as agreed.

Good that you report back to a client after you visit thier site, I really like that. It just shows you care. Keep it up smiley
I am really happy that you are moving on greatly with your project sir and all the positive recommendation and acknowledgement about us sir.

Building construction is so complex and as a builder/start up one have to be very careful in other to build a positive image. It is quite unfortunate that hard working people oversee had lost a large chunk of money giving job to contractors here on nairaland but life most go on.

We have had so many chat and I can see how much you suffer before you and now taking the house to completion, I am not the religious type but pray that God will bless you in abundance and make you forget whatever amount you might have lost during the course of the construction.

Having say the above, I think we have some language barrier and expectation gap between contractor's and client here on nairaland (expecially those in diaspora).
Some builder here believes, living in Western Europe or North America equate to having plenty of money and hence they can easily get this money by packaging or been smart.
Most diaspora client behave like big men (which is good, they have work hard for their money and deserve to show it off any how they want), some behave too smart, wanting to get service for free or at bottom price. Combination of the two above is really dangerous.

As a builder I am aware that my image and personality is on the line whenever I take up any job, by doing so, I am straightforward, honest and don't give unrealistic expectation to my clients. I am aware of all these because I know how dangerous it is when people started singing your name for fraud or bad work. Bad reputation kills brand and I working hard to build a big brand.

I have learned a lot from people I had worked for here.
As a client they are diligent, they take their time to check, they communicate better and give people some benefit of doubt.

Most of us here are young in really life and new here, I came to nairaland last two years, I may not know so many of these things that has been going on between you and any of the nairaland builder that might have dupe or messed up your job. Some us don't really like to get involve on issues like this too.

The one i cannot stomach are the service provider, they will cheat you on supervision fee, cheat you in materials, cause you serious pschological pains, not to talk about the loss in projects timing and thier dribbling when you call to find out why the work is not going on as planned despite the humongous amount you have spent.
Later they will now come and be apologizing and shedding crocodile tears.
Diaspora please take note, no let any service provider do shakara for you now especially this time. There are virtually no work outside, most of the service provider dey hear am big time, i get calls almost every day from vendors soliciting for work to do.
They have classified you people as mugu and you need to prove them wrong, Thank God we have started the cleansing process here. There are 3 of the service provider i have been having doubts about here and thank God one has been proven right here, remaining two, of the 2one has been on AWOL for along time. I still dey watch that one
Generalization is bad and statement like yours above is dangerous.

Supervision fee is an agreement between two adults and their is no way one party can felt cheated when work is done relative to the agreement made.

Most builder here don't see diaspora as such, I know most people on nairaland, are here because they don't want to be cheated by builders, they are here to get good value for money which is OK by me.

People in diaspora are hard working people who don't want to be cheated, sometime they over do it by under pricing services but that is not an excuse to dupe people off their hard earn money.

To set the record straight, I have never work directly for any diaspora here on nairaland, the few people I have good relationship with its mutual, I help them on some issues, even when they come to me directly, I am careful enough to analysis their offer and see if it worth taking.... If such over will undermine my integrity or if the money they are offering will not do what I expected to do, I tell them straightforward that I may not be able to do the job.

I have been quite here for some time because their is nothing to learn or discussed about...

I don't have any friend here apart from PODOSCI, who we meet, work and interact with on daily basis. If some builders are questionable or dubious it is tight to call them out and deal with their brand as deem necessary.

I just pray that people that have lost valuable money get money back to complete their various project

NLresidentQS said he saw clay bricks within the floor. That's a hollow clay pot floor slab. If it were a ribbed floor slab or waffle floor slab, there won't be any clay bricks embedded in the floor.
In clay pot floor slabs, there are no indentations when you look at the soffit of the slab. You only see lines of clay bricks & lines of concrete showing the rib beams cast together with the clay pot bricks.
In ribbed and waffle floor slabs, you won't see any clay bricks at the soffit of the slab; all you see are lateral lines of concrete representing the rib beams alone (ribbed floor) or crossed lines of concrete representing rib beams crossing each other (waffle floor), giving the soffit of the floor a wafer-like view, hence the name waffle.

Structurally speaking their is no such thing as '' hollow clay pot floor '' it is called ribbed/waffle floor with hollow clay pot.

All those floor you explained above can either be ribbed or waffle slab, the difference been the method of construction and the type of former used.

For ribbed slab structurally speaking, we have ribbed with permanent former ( ribbed slab with form been part of the slab) this form can design to contribute to load resistant of the slab or just a member to replaces concrete section alone. When it is design to contribute to load resistance of the slab it must have a minimum strength of ( 14N/mm2 in accordance to BS8110). It can made of burnt brick like the one above, sancrete block, or polystyrene pod.

Ribbed slab with temporary former are the type where the form work are removed after the concrete of the rib and topping have set to gain the required strength after 28days. This type of ribbed or waffle slab have rib beam design like a T- flanged beam with the topping design to carry load. This ribbed or waffle slab can have higher center to center distance and when viewed from beneath after formwork is removed have serious of depressed region.

Rib beam in either ribbed slab or waffle slab can either be in-situ cast of precast. In-situ cast is used when formwork can easily be sourced and where building floors have irregular shapes. While, precast rib beam is suitable for a symmetrical floor system and involved the use of precast rib beam that will carry the clay port, polystyrene pod or sancrete block former and the topping is cast on site.

There is this slab I saw, opposite Eden garden at Utako, Abuja. It was a Sunday so there was no work going on at the site. And the place was locked, so I couldn't get close to take a shot.

I would love to incorporate it in any future build but I don't really understand the slab. First, I can't see any beams coming down below the slab. Then it is as if it is not a full slab... I mean..it is as if it is filled with clay at regular intervals. I really hope someone will have an idea.

Please educate.

Now in Abuja, a bit tired moving around.

What you saw is what is called ribbed slab or waffle slab.
Ribbed slab is having rib beam along one direction for one way slab with hollow block, clay block or polystyrene pod replacing some concrete layers below the neutral axis.

Waffle slab is having rib in the two direction of the slab I two way spanning slab.

All these slabs can have a concrete layer called typing which ranges from 40mm to 100mm depending on the floor functionality.

The clay block, sancrete block must have some minimum strength selling by bs codes.

These type of slab is useful for floors that are not heavily loaded.

Your reply is epic as usual. The roads in the estate are constructed before work begins on the houses...so there is little or no obstruction to traffic. Meanwhile the concrete base layer is cast in intervals with expansion joints.

My question remain at large.:

Combining concrete-asphalt (subgrade-concrete base-asphalt wearing course).... Does it have any strength/cost advantage to using either exclusive concrete or exclusive flexible pavement?

Combination of concrete base and asphaltic wearing course is known as semi rigid /flexible pavement. It has its own advantage and can be more expensive than the other two.

I am not an expert in Highway engineering but most road problem result from lack of proper compaction of the subgrade, inadequate thickness of base and wearing course. These problem result from lack of proper traffic analysis which will give the designer the expected traffic that the way will carry.

Exclusive reinforced concrete is more expensive than exclusive flexible pavement but maintenence us cheaper

Things are bad, extremely bad.

Before I left Ibadan in 1986 there was hardly any area in the city with no running water. Even the poor barios had community water stations. Same in most cities in Nigeria of that era.

It simply isn't just bad, it's that it went from very good to very bad.
I always argue this with my father, Nigeria has never been a first world or even a second world nation. We have always have majority of our population living in rural areas, well cut off from these infrastructure.

Those days, fewer people had access to most of these infrastructure because a larger percentage of the population lives in the rural areas, the government do so little to expand these infrastructure to other areas to benefit the masses.

Between 1900 to 1960 Nigeria only have a small narrow guage rail linking kano to Lagos and another small one running from the east to the maiduguri.
We have fewer road, no serious water works etc.

The problem is Nigeria as a state has never been great, we have massive population growing at a very alarming rate, serious desert encroachment in the north, a government that will rather subside for religious pilgrimage than education or heath care.

I am always furious and angry if people belive we have the resources to build a good nation. We are a broke as nation with lots of low IQ people that will rather kill for superstitions than finding solutions to their problem

I've seen concrete roads and asphalt roads..but in the estate here...they did a concrete (with y6 mat)...now they are putting prime coat, the foreman is saying they will put geotextile next (asphaltic Reinforcement)... Then we pave with asphalt finally..

Concrete roads are form of rigid pavement different from flexible pavement (asphalt roads). These pavement are more expensive to construct but maintenance is cheaper in the long run.

The asphaltic concrete is replaced with a reinforced concrete but some of the disadvantages of this type of foundation includes the following.

1. Involve large sum to construct initially.
2. Can't be constructed in stages or use during construction, hence it required the route blocked throughout the construction phase.

Advantages
1. Little maintenance
2. Last longer and require no maintenance cost over a long period of time.

This is a small project with shallow footing of say 1.2m x 1.2m. It is going to be for a small one storey or two storey building at most.

It doesn't have to be a foundation design for high rise or mega structures. It equally work for small builds. A study of construction from the Asian countries (Phillipines, Thailand, Malay, Cebu, Kerala) will show you how they build their houses.

I study the construction methods of this countries because it has a lot of similarities (better alternatives though) with the way we build here.
That is the standard way to build isolated, combined or continuous pad footings.

In Nigeria, we just incorporated isolated strip footings to pad footings for small residential frame structures because we are too use with building with strip.

The method above requires lot of cut and filled expecially when the ground topography is sloppy and since we hardly grade our site to remove top vegetables soil before construction, it make sense to use pad footings with strip.

Check out some of these foundation of a small paint house added to an old bungalow.
In this project an isolated pad base together with grade beam were used.

The pad footings are 1.2m x 1.2m (4 ft x 4ft)
Depth of the footings 1.2m
Thickness of footings is 450mm
Section of foundation columns 450 x 225mm

Most of Ilorin inhabitants where from old Oyo Empire, and neighboring towns such as Kishi, Kuo, Ibolo, etc. During the revolution in Oyo empire then which led to revolt against the muslim yorubas, fulanis, and nupe slaves migration. Afonja whom was just like Chief of Defence to the Oyo empire, was in logggerhed with Alaafin of Oyo then accomodated the migrant at Ilorin which later resulted to the collapsed of Oyo Empire. Afonja was an idolator then whom the muslim migrants (yorubas, nupe, hausas, fulanis) helped to defeat Alaafin. Thereaftter, majority of the inhabitants in Ilorin were muslims. Note: where there is muslim community, there must be leader (Amir of Emir). And he must be the most knowledgeable, and brave among all. Salih Jinta, a fulani was generally agreed upon to be their leader my the muslim community because of his qualities. Afonja was overthrown 1823, and Salih Jinta was imposed by the muslims majorly by yorubas.
I know the history, you are right with some of your analysis while some of them are what I called the fulani version of events

I am South western yoruba Muslim married to ilorin indegene, I see no use for most of these traditional rulers be it obas, Emir or obi... We don't have use for them in this centuries.

What we need is to deepen our democracy and rule of law, developed more infrastructures, education and reduce poverty
